COPPER CANYON is located just north of Interstate 80 at the Vista Boulevard Interchange, in the City of Sparks, Nevada. The project is just 7 minutes away from downtown Reno via Interstate 80 and 10 minutes from the Reno-Tahoe International Airport via I-80 and US Highway 395. Copper Canyon is a 1,299 Acre Master Planned Community in Sparks, Nevada consisting of 1,048 R-1 Single Family Residential lots, 1,061 R-3 Single Family Residential lots, 130 acres of Business / Professional Offices, Non-Restricted Gaming Resort/Hotel/Spa/Casino and Village Commercial Center pads. The project features a variety of land uses including single family residential, high-density residential, business park, mixed-use commercial, Resort Hotel Spa & Casino, public facilities and open space.

Copper Canyon is generally surrounded by residential neighborhoods to the north and business/industrial to the west. The D’Andrea project, Sunset Rancho View Estates, Gandolfo Arena and Northern Nevada Medical Center are immediately to the north and west of Copper Canyon. Primary access points to Copper Canyon will occur along Vista Boulevard at Brierley Way, Loop Road, Prater Way, and South D’Andrea Parkway. The project is uniquely secluded, yet minutes away from everything.

The property is owned by Copper Canyon Partners, LLC., (CCP) a Nevada Limited Liability Company.

The Copper Canyon Final Development Handbook was adopted by the City of Sparks (City File # PCN06017) and subsequently recorded as an ordinance with the Washoe County Recorder’s Office (Document # 3706492) in November of 2008 establishing Annexation and Zoning.
