The opportunity

JLL is pleased to present a 91 acre, already zoned, development opportunity. The site is located in the heart of Dallas’ “Dallas Plan”. The strategies needed to grow the area per the “Dallas Plan” that have been completed are the UNT-Dallas Campus and the DART station. This is a great area to create a mixed use development that can support the UNT-Dallas Campus. The property is already zoned for a mixture of uses and has all utilities to the site. Given the commitment from the City of Dallas to this area there is the potential for further assistance from the city to kick start a development.

South Oak Cliff DART project

The South Oak Cliff Blue Line Extension (SOC-3) extends the Blue Line south approximately 2.6 miles from Ledbetter Station toward the University of North Texas (UNT) Dallas Campus located at the southeast corner of Camp Wisdom Road and University Hills Blvd. (formerly Houston School Road) and added two new stations. The extension provides potential development opportunities in the area south of Ledbetter Station to the UNT-Dallas Campus.

The line runs along the east side of Runyon Creek, crosses over Crouch Road west of the Magnolia Trace Senior Housing, crosses over a knoll north of the South Central police station and follow Patrol Way east, then turn southwest toward the UNT-Dallas campus.

The Camp Wisdom Station is located north of the police station on the west side of Patrol Way with bus access off Patrol Way. The UNT Dallas Station is located at-grade on the southern boundary of the campus near University Hills Boulevard. Bus access, kiss & ride access, general parking, and handicap parking will be provided at both stations.

When the plan was first implemented the key opportunities where the UNT-Dallas Campus and the DART Light Rail Service to the area. The plan has accomplished much of its purpose as both of these objectives have been accomplished.

There are now two DART stations in the area. This is huge as public transportation and walkability allows access to higher education and downtown Dallas. The addition of the UNT-Dallas Campus makes this area ripe for development.

The commitment of the City to support and spur development creates a unique opportunity to work together toward implementation of a successful development for the community, the city, and the developer.

The UNT—Dallas Area Plan

The City of Dallas and UNT have teamed up to form The UNT-Dallas Area Plan. The Plan will create a vibrant university town with a balance of jobs, housing, and recreation that serves Southeast Oak Cliff and the region and preserves the residential neighborhoods. The forwardDallas! comprehensive plan identifies the UNT-Dallas area as critically important to shape development in Dallas’ southern sector. The UNT-Dallas Area Plan establishes a future development vision and strategies for implementation.

Dallas overview

The D/FW Metroplex’ ideal business climate is due in part to the region’s quality of life, strong economy, low cost of living, skilled labor force, pro-business mind-set and absence of corporate and personal income taxes. The Region has added 1,600,00 residents in the last decade and is projected to grow to 10,500,000 by the year 2040. D/FW excels in passenger air travel and air cargo operations with the nation’s third busiest airport, D/FW International Airport; Dallas Love Field Airport, home to the largest domestic airline in the country; and the world’s first fully industrial airport, Fort Worth Alliance Airport.

As reported by the Dallas Economic Development department, the region ranks among the top three U.S. metropolitan areas for business expansions, relocations and employment growth. D/FW’s highly educated workforce of almost three million people is growing quickly, providing companies with an over abundance of talent. The population growth has fueled real estate development, as retailers and service providers expand to meet increasing demand.
