In my 20 years in real estate, I have metmany people whose primary criteria whentransacting is to attempt to time the mar-ket and hope to buy at the bottom and sellat the top; a very rewarding experience

when timed perfectly. However, AllanGreenspan, with direct access to arguably oneof the best research desks in the world testi-fied before Congress in 2005 that he did notsee any indication that there would be a na-tional real estate correction outside of a fewselected cities where home values had out-paced income growth. In retrospect, it is fairlyclear that he was mistaken.

I would suggest that if Mr. Greenspan can’ttime the real estate market, most of us wouldbe hard-pressed to. I don’t think it should matter much. Real estate islocal, and generally a direct reflection of the local economy, and farmore susceptible to local economic changes than national policy.One would only need to glance at Detroit to see evidence of this ob-servation.

Here in South Orange County the real estate market is moving again, butthe pace is different, homes that are priced to market are moving veryfast with multiple offers and homes that are priced outside of the marketare sitting with no activity. To know the difference, you need access tolocal data and historical market knowledge. Homes that are priced over

Back then, the store was located in LagunaBeach and owned by Mr. and Mrs. Tuttle. In1980, the Hentzen family purchased thebusiness and young Kevin took over its day-to-day operations, working alongside his fa-ther, Gene. Under the elder Hentzen’stutelage for the following decade, Kevinhoned his skills by learning the intricaciesof all aspects of the flooring industry.

Today, Kevin brings more than 30 years ofexpertise to every job. His wife, Mary Gail,specializes in window coverings and with years of experience in theirown right, staff design consultants Donna and Cathi round out theTuttle’s Carpet One team.

“Much of our business is from customers that I’ve known for years. Itis more of a relationship with the client,” says Kevin. “People enjoythe personal experience that you won’t find in a big box store. It isvery rewarding to beautify people’s homes. Serving up a classic Northern California vibe anda menu characterized by a locally sourced, sea-sonal menu, my husband and I found it challeng-ing to decide which appetizers and entrees toindulge in. The couple who accompanied us ex-perienced no such dilemma. As fans of tradi-tional French cuisine, our friends went right forthe foie gras (because the Presidio remainedfederal property even after being decommis-sioned by the Army, the Presidio Social Clubdoesn’t have to abide by the State ban on the de-

lectable (they claim) duck liver that has been at the center of consid-erable controversy in recent months).

In the end, we opted for a little of everything, pairing our fruity Bellinisand bloody marys with decadent brioche beignets served with Mexicanhot cocoa, gruyere cheese toasts with tomato dip, poached eggs andham served with sliced tomato, hollandaise and brioche and the ex-ceptionally flavorful “Mission-style chilaquiles (scrambled eggs,tomatillo, cotija cheese and house roasted pork belly).

Although a weekend may not seem like enough elsewhere, it’splenty of time to explore the highlights of San Francisco andcome away with a taste of the many culinary adventures, recre-ational activities and cultural attractions that abound.

At about six miles square, it’s easy to traversethe city in a day (see sidebar for some of the topstops for first-time visitors). Because my hus-band’s family hails from the Bay area, we’ve en-joyed sojourns into the city on a somewhatregular basis over the past several years. Assuch, we’ve already done the “tourist thing,” sothis trip, we decided to make our visit more of arelaxing stay highlighted by an amazing gour-met (and historical) experience at the PresidioSocial Club (www.presidiosocialclub.com).

We really lucked out in finding this private residence for rent.Because we have family friends who live in the area, we’vebeen blessed to be able to visit the region fairly frequently,generally staying with our friends or in one of the nearby hotel

properties.

But this year, becausewe were traveling withthree adults and twoyoung children, we de-cided a rental homewould be a much morecomfortable and con-venient option.

Whether you’re a couple looking for a romantic retreat, a fam-ily with kids or two families traveling together or a large groupof friends, this vacation/rental house in the heart of down-town/Union Square, was convenient to everything and bearsthe distinction of being the only single-family home in the area.

The 3 bedroom, 2 bath home provided the ideal layout to giveeveryone plenty of privacy. The cozy living room complete withfireplace and flat screen TV, free Wi-Fi and cable television wasdefinitely the most popular room in the house for the kids.

The fully outfitted gourmet kitchen and dining room mademealtime so easy. There was an outdoor area with seating,garage parking for a small car (since we had a larger vehicle,we parked in the space right in front of the garage), which isvirtually unheard of in the city, where you pay a premium forparking.

The owner, Taso, was incredible towork with. He was hyper-respon-sive to email inquiries and fol-lowed up with us after our stay tomake sure it was everything weexpected.

We can unequivocally say thatwe’ve been spoiled. After stayingat this amazing property, we’ll behard pressed to settle for anythingless the next time we head to SanFrancisco. Aside from the amenity,convenience of location and allthe money we saved from eatingin as opposed to dining out forevery meal (as we end up doingwhen we stay at a hotel), renting this private home ended upbeing a more affordable option since we would have had tobook at least two rooms to accommodate our group.

This rumor is not true. Medicare Advantage is not being eliminated. In fact, sincethe Affordable Care Act was signed into law in 2010, enrollment in these planshas risen from 24 percent of all Medicare beneficiaries to 28 percent. The qualityof the plans available to consumers are getting better every year too it seems.There's nothing in the law that cuts back the Medicare Advantage program in thesense of changing what plans are authorized, the only thing that's changing is

the cost. Medicare Advantage plans had been getting paid a lot more than the traditionalMedicare program, and the Affordable Care Act is slowly trying to reduce that.

Here's what's going on. As of 2010, these plans (run by private insurance companies) were get-ting paid about 9 percent more per enrollee than original Medicare, which in turn cost theMedicare program an extra $8.9 billion that year, according to a new report from the Common-wealth Fund, a New York-based health policy research group. "Everyone was paying higher PartB premiums to subsidize extra benefits for one in four beneficiaries," says David Lipschutz,policy attorney at Center for Medicare Advocacy in Washington, D.C. The Affordable Care Actis in the process of phasing out these overpayments. Until, by, 2017, Medicare Advantage planswill, (on average) , be getting paid about the same as original Medicare costs.

But rather than roll back payments to all plans in a broad brush-stroke, the law takes a moredelicate approach. For instance, it cuts funds for the plans that were getting the highest over-payments more severely than plans that were doing a better job containing costs. And it hasalso instituted a bonus system that awards extra money to plans with higher scores on qualityof care and customer service. Should you be worried that Medicare Advantage plans willeconomize by reducing your benefits? Nope, the plans are required to provide all Medicarebenefits, so there's no way they can cut them. That includes the free preventive servicesadded to Medicare by the Affordable Care Act. And Advantage plans that include a drug ben-efit are closing the doughnut hole just the same as stand-alone Part D drug plans. The onlyarea where plans can even consider cutting back are for optional services such as dental andvision benefits.

Its no secret prescription drug abuse has causedmany deaths in the youth of America, especially inrecent years. Most parents are aware of this prob-lem, but still hold on to the mentality that their childwouldn’t participate in these types of behaviors. Un-fortunately, there is an epidemic of prescription

drug abusers, and we are greatly impacted by this herein Orange County. Natalie Costa, owner of The Per-former’s Academy teamed up with film director BrentHuff to create a life changing documentary titled “BehindThe Orange Curtain” that’s quickly gained attentionfrom the media, schools, parents and residents ofOrange County.

So why is the OC in particular so vulnerable to this problem? “We discovered itbegan largely in part due to the children born of upper middle class having dispos-able income with little to no supervision. With the help of a dirty doctor, some cashfor the prescription and either insurance or cash to the pharmacy, the sharing chainbegins. Orange County alone has approximately 14 physicians under the microscopeof the DEA,” comments Natalie.
