This system is designed to open the gates in case of a power- outage. Since the property is a gated community, and we try to keep the gates closed all the time, we felt like adding such a feature would improve this asset. If there is an emergency or power outage, please use the southeast entrance; it is designed to automatically open in case of power failure. In addition to the southeast entrance to the property, there is the RV parking area that can act as an exit/entrance during emergency situations. The code on that lock is C1467X. Please use that gate for regular traffic access only if the other gates cannot be opened. Finally, we’ll be updating the security codes/system inherited from L&T in the next few weeks and will inform residents of these changes. Sincerely, HOA Board Internet in Clubhouse We had wireless internet installed in the clubhouse this last month. We hope this will improve the value and enjoyment of using this shared space. The wireless network name and the password for the clubhouse are printed and posted inside the plexiglass frame containing the clubhouse rules. Garage Lights The Board feels that a well-lit community at night improves property value and will help deter crime. Because each unit is equipped with a light-sensor, that helps turn on/off each unit’s garage lights, it’s sometimes hard to tell if non-working garage lights are an electrical problem or if the lights are just burned out. To clarify, Maintenance and Repairs are specifically mentioned in the CC&Rs, and owners are responsible for keeping their units in “good condition and repair” (CC&R 4.01) at all times. In order to help unit owners keep garage lights working, the Association is replacing all exterior garage lights with new longer- lasting CFL Bulbs. With new light bulbs, we hope this will help owners more easily trouble-shoot non-working garage lights. We also hope that these bulbs will also help owners from having to change out light bulbs as often. There have been some problems reported by owners that their unit’s light-sensor is not working, thus preventing their exterior garage lights from coming on. electrical issues, we are asking that they still report such problems, so that we can assess such problems collectively. Please take time this month and evaluate your exterior garage lights, to make sure they are working. In the case your unit has been wired to turn off garage lights, we encourage you to keep them on at night, thus helping us maintain a well-light community. We hope that the CFL Bulbs will encourage owners to keep them on at night. Dryer Vent Care In a recent walkthrough, we noticed some unit’s had really dirty/blocked dryer vents on the exterior of their units. This dryer vent for most units points down from the soffit on the back patio. For all end units, this vent has been placed on the end exterior, usually above the second story windows. Please frequently check this vent to make sure it is not blocked or dirty. It is advised that owners use a lint filter in their dryer to prevent any blocking of that ventilation pipe or exterior vent. Blocked vents prevent hot, wet air from properly exiting each unit and can cause water damage from collecting moisture. Snow Removal The HOA has finished setting up our snow removal plan for the winter season. We’ve contracted to have all snow removed within 3 hours of snowfall exceeding 2”. If you still have your salt buckets from last year, please set them out on your front porch. If you have any questions about snow removal, please contact Parker-Brown or visit us on the website. January HOA Meeting Our next HOA Meeting will be held on January 4th at 7pm. Our monthly meetings are a good venue for expressing concerns or asking questions about the community.

Annual HOA Meeting Our CC&Rs require us to hold an annual HOA meeting at the beginning of each year. We will be holding this the first week of February. At that time, we will be reviewing the financial information of the community. All owners will be properly notified of this meeting. Only those owners who are of “good standing” (no late dues/fees) will be able to vote on any applicable issues.
