INVESTMENT OFFERMHW is pleased to offer for sale American National Carbide (ANC) center (the “Property), a best-in-class 31,200 square foot facility on 7.28 acres at 915 S. Cherry Street in Tomball, Texas, constructed in 1982. In 1995 and again in 2012, the company added an additional 17,300 square feet of buildings for a total of 48,500 square feet.

ANC currently owns the property at 915 South Cherry Street and is looking to complete a sale leaseback transaction to free up the capital to execute the new company vision. The investment by the future owner will be used by ANC to pay down debt, invest in new equipment to expand production capacity, and upgrade the company’s logistics systems and infrastructure. Additionally, the company looks to reinvest future profits and capital into technologically advanced machinery to enhance its product line.

Using comparable rents and sales prices in this submarket, we are presenting the building for sale at a value of $4,200,000. ANC is willing to sign a long term lease of 10 or more years on an absolute triple net basis. We further understand that this price is subject to an appraisal and can/will adjust the rent according to the appraisal.

Property ProfileAmerican National Carbide (ANC) located in Tomball, Texas, has established a high reputation among the leaders of the manufacturing industry.
