The Tax benefits of depreciation for new Homes While the owner of any income producing property is eligible to claim depreciation, those building a brand new property for investment purposes will usually receive higher depreciation deductions. Owners of brand new properties are eligible to claim the full deduction for the cost of the building structure, fittings and fixtures.

As the table shows, the owner of a newly built house can claim between $8,300 and $10,700 in depreciation deductions in the first financial year alone. Over five years this accumulates to between $32,500 and $42,800 in deductions which the owner can claim as a tax deduction.

Based on a tax rate of 37%, investors will receive an average annual cash return of between $2,405 and $3,167 from a newly built house, depending on its size and assets.

Initial Deposit Initial deposit of $2,000 is paid to lock in your house pricing and cover the drafting of house plan and creation of your HIA building contract.

Drafting Drafting of your plans including your facade selection will be scheduled and completed by our Architectural draftsman.

Colour SelectionTo make our process quicker and easier our interior designer has curated interior and exterior colour themes which you can select from. If you would like to select your individual colour themes and fixtures we will ask our colour consultant to contact you directly to schedule your colour selection appointment. The colour appointment will take up to 3 hours. You can take some photos of external and internal colours that you like prior to your appointment which you can share with the colour consultant on the day to make it an easier process.

HIA Building Contract Once your building contract is complete you will be provided with two full copies for signing along with your drafted plans and supporting documents. Once signed, you will need to provide your lender with a fully signed copy in order for them to apply for unconditional finance approval for your loan.

Unconditional Finance ApprovalOnce unconditional finance approval is received from your lender in writing, you will need to provide us with a copy for our records.

Balance of 5% DepositAt this stage the balance of the 5% deposit is payable, minus the initial $2,000 deposit paid in step 1.

Full Working DrawingOnce the 5% deposit is paid, full working drawings will be completed including all elevations and electrical plans. These plans will be the final version which will be used to construct your home so it’s very important that you check them carefully before final approval.

Note: Design changes after this stage will incur an additional administration fee of $1,000.

Soil TestOnce your land is titled, the soil test and site survey will be completed which will give us all of the information that’s required for the foundation design. The BAL (Bushfire Attack Level) rating will also be assessed at this point and will be confirmed in the survey report.

Developer ApprovalMost developers set their own regulations for house design, siting and colour palletes to be used throughout their estate. This is so they can maintain quality control over their development which will protect your investment. All house plans along with full colour detail must be submitted to the developer for approval before we can proceed any further towards gaining the building permit. Timeframes for this step will fluctuate a lot depending on the particular developer and the volume of current applications.

Engineering, Energy Rating and Wind ratingNow that we have developer approval we can move forward with foundation engineering and obtaining the energy rating which will be a minimum of 6 star.

Plumbing Information ComplianceThe final step before being able to apply for the Building Permit is to apply to the relevant water authority to get the conditions of connecting to all of the plumbing services for your block (ie: water, sewer & drainage). The standard timeframe for this is 21 days, however, turnaround times can fluctuate a lot depending on the number of pending applications.

Building PermitOnce all of the above steps are completed—all plans and relevant information will be sent to the registered building surveyor to assess and issue building permit. Once the building permit has been issued, the builder will email you the Building Permit along with the below documents:

– stamped approved plans

– certificate of currency

– home owner warranty insurance

– commencement notification letter

– OH&S construction information

Your lender will require all of this information so please forward the entire email to them with all attachments.

Site StartPrior to the building works commencing the builder will complete the production estimating and ordering for materials and supplies. Site files will then be prepared for all relevant trades and handed over to the construction supervisor to begin booking in the first steps for the foundations.

The First Home Owner Grant (FHOG): – Is a one-off payment of either $10,000 for

buyers in metropolitan areas, or $20,000 for regional clients when building your first home.

– Eligibility requirements include using the home as a principle place of residence for atleast 12 months, limiting purchases at $750,000, and if buying with a partner, both parties being first home buyers.

– To meet the criteria, the property being purchased must either be a newly built home being sold, vacant land for building a new home, or a house and land package.

– FHOG is only available for contracts signed between 1st July 2017 and 30th June 2020.

– The FHOG can’t be used as a deposit.

– As of 1st July 2017 a full stamp duty concession applies to purchases up to $600,000 and a reduced concession applies for purchases between $600,000 and $750,000.

Receiving your Grant: – Paid on settlement for a new home

‘off the plan’.

– Paid to builder with first progress payment for a ‘contract to build’.

– Paid on receipt of Certificate of Occupancy for an owner-builder.
