Kevin Pitts currently serves as president & publisher of the Denver Business Journal, overseeing total operations and strategy for the media company, which include content, advertising, audience, events, production and finance. He started his career at a community news-paper in New Jersey, then moved to the city’s daily newspaper, rising to general manager of a new weekly publication that he successfully launched in the 1990s. Pitts also was a founding partner in an ad agency in New Jersey before striking out for Philadelphia, PA, when he joined American City Business Journals in 2000.

Prior to overseeing the Denver Business Journal, he served American City Business Journals over the last two decades as publisher of the Charlotte Business Journal, vice president for the Philadelphia Business Journal and publisher of the East Bay Business Times in California.

Primarily responsible for leasing office buildings in Denver’s Central Business District, James represents institutional quality assets focusing on ground-up

developments and significant building repositioning assignments. Active in emerging neighborhoods, including River North (“RiNo”) and Lower Highlands (“LoHi”), he has earned a reputation for successfully resolving complicated real estate challenges. In addition to leasing office buildings, Roupp focuses on representing buyers and sellers of office buildings and land for development throughout the Denver metro area with vast experi-ence in transit oriented developments (“TODs”).

Working for the Denver Urban Renewal Authority (DURA), he underwrote approximately $30 million of Tax Increment Financing (TIF) investments in development projects valued at roughly $150 million. Roupp began his career in real estate with the Staubach Company in Denver, where he supported senior tenant representation brokers.

The 2017 DMCAR Heavy Hitter in the office category, Roupp has been recognized multiple times by the Association and the Denver Business Journal as a Top Office Broker.

KELLY BROUGHPresident & CEO,Denver Metro Chamber of Commerce

As president and CEO of the Denver Metro Chamber of Commerce, Kelly Brough is focused on putting more Coloradans to work – in really great jobs. And, while it’s clear that Brough and her fellow Denver area business leaders have helped drive the city and region’s success over the better part of the past decade, the true challenge and real opportunities lie in the decades ahead, according to Brough.

From her leadership role in higher education to her work at City Hall and most recently at the Chamber, Brough has worked tirelessly to advance our state’s resources and find improvements for businesses and their employees and families that call Colorado home. Whether it’s advocating for P-20 education reform, implementing ground-breaking programs like 3-1-1 and pay for performance for the City and County of Denver or consulting on dispute resolution for local govern-ments, Brough has positioned herself to have a seat at the table and a voice in the creative solutions.

She’s directed an internationally recognized leadership program, been the chief of staff to then-Mayor John Hickenlooper and was the first female director of human resources for the City and County of Denver – in a common theme, she was also the first female snow plow driver at Stapleton International Airport and the first female CEO of the Denver Metro Chamber.

And now, having led the Denver Metro Chamber of Commerce since 2009 and helping guide Denver’s recovery from one of the nation’s most trying economic cycles, Brough says it’s time for us to focus our energy and efforts on how we will develop for the next 50 years.

SESSION TWO: INTRODUCTION

KATIE KRUGERCEO,DMCAR

Katie Kruger is the CEO of the Denver Metro Commercial Association of REALTORS®.

Prior to joining the Association, Kruger was an account executive at a national agency, leading developers, builders and city officials, across the country, to create smart master planned communities. She also spent time directing marketing and sales efforts at McStain Neighborhoods, launching one of the country’s most sought green home builder brands of all time.

In the years leading up to Kruger taking the helm at DMCAR, she managed public policy and communications for both the residential and commercial sectors, representing the voice of real estate for the Metro area. During this time, she grew membership by 12% and helped guide the July 2012 creation and passing of the Broker Lien Law – one of the most supportive pieces of legislation passed in the name of commercial real estate in Colorado.

Upon accepting the CEO role for DMCAR, Kruger took the company on a 4-year tear, bringing a streak of growth that included a near 50% revenue increase and 40% uptick in membership. This gained DMCAR the national spotlight, bolstered Kruger’s teed up efforts for community support, and ultimately led the organization to become the largest commercial real estate group in the US.

Kruger was honored as a 2016 PowerBook Award recipient by the Denver Business Journal, and received the ACE Award from the National Association of Realtors for innovative management processes and extraordinary member service in 2012 and 2014. In 2015, she was appointed to the Colorado Association of Realtors leadership team to provide representation for CEOs in DC. She has served as a chair of the Denver Metro Chamber of Commerce Public Affairs Council. Currently Kruger is the chair for the Colorado Real Estate Alliance, was selected for the 2019 Teach For American Champion Circle and serves on the executive team for LIFT Colorado, an organization that aims to put pro-business candidates into elected office.

RYAN SEVERINOChief Economist,JLL

Ryan Severino is the chief economist at JLL where he manages the economics team and is responsible for global and regional economic research, analysis and forecasting as well as property market forecasting.

Prior to JLL, Severino served as senior economist and director of research at Reis in the research and economics department, the team responsiblefor the firm’s market forecasting, valuation, and portfolio analytics services. He also served as the Associate Director of Research at MetLife Real Estate Investments where he was responsible for macroeconomic and real estate market analysis, formulating portfolio strategy, and conducting deal reviews. Before joining MetLife, Severino served as the Director of Investment Strategy and Market Research at Starwood Capital Group where he directed the entire research effort at the firm. He has also held research positions at Prudential Real Estate Investors and UBS.

Additionally, Severino serves as an Adjunct Professor of finance and economics at Columbia University and New York University teaching courses such as Urban Economics, Portfolio and Risk Management, Microeconomics, and Macroeconomics. He also has experience in real estate asset management, portfolio management, and acquisitions.

Severino’s original research has appeared in a number of journals such as the Wharton Real Estate Review and The Real Estate Finance Journal. His assessments of market conditions have appeared in international publi-cations like The Economist, The Wall Street Journal, The New York Times, and The Financial Times and on business networks such as CNBC and Bloomberg. He is a member of the CFA Institute, the American Economic Association, the National Association for Business Economics, ULI, and NCREIF.

Severino holds a master’s degree from Columbia University, where he studied International Finance and Economics, a bachelor’s degree from Georgetown University, where he studied Finance, Japanese, and Economics, and is a CFA Charterholder.

PAUL SCHNEIDERDMCAR President Elect,Pinnacle Real Estate Advisors

Paul Schneider facilitates commercial real estate transactions in the Denver regional marketplace. He identifies with buyers, sellers, and financial intermediaries on all levels ranging from local owner-operators to institutional investors. Schneider finds the most valuable experience in brokerage to be establishing relationships with entrepreneurial thinkers, and he finds the most gratifying experience to be making mutually beneficial matches among them.

For the past 10 years, Schneider has been recognized by the Denver Business Journal to be among commercial real estate’s “Heavy Hitters.” Prior to joining Pinnacle in 2006 he held positions with two of the nation’s leading financial advisory firms. With a unique ability to underwrite a transaction coupled with a passion for sales and marketing, Schneider will continue to be one of the top brokers in the Denver Metro Area.

Chris Phenicie is a senior vice president at CBRE and has 28 years of transactional experience encompassing

Phenicie heads up CBRE’s C.B.D. leasing team which completed more than 2.7 million square feet of deals last year valued at over $1.2 billion. (In plain speak – his team averages signing almost 52,000 square feet of leases per week.) He is consistently recognized as one of the top brokers in Denver and has earned a reputation as one of the leading leasing brokers in the market.

In addition, Phenicie is the chairperson for CBRE’s national landlord advisory committee which connects markets throughout the country in an effort to best understand market drivers, expand client opportu-nites and better predict future trends.
