Born and raised in Paris ,France, Patrick LaborieuxDelorme founded ITCDEVELOPMENT in 1995.Graduate of “HautesEtudes Commerciales”(HEC, Jouy-en-Josas,France, the most famousbusiness school) and Artset Métiers (D.E.A.Management of HR, Paris,France - A post- graduatediploma), master’s degreein personnel management(University Paris XIII)and D.U.T. (Technicaldiploma awarded after 2years at University) offinance. By the past,Patrick has beencontroller and HRDirector for several hotels(Concorde Hotels, HiltonInternational...). He is theauthor of several books ofsocial law andmanagement.

Sense and Spirit Hotels, Hotel Operator in100%.Marketing: it is done by an internal commercialand marketing team, as a supplement to theresources brought by the variousfranchisers.Our internal team will operateessentially on the marketing of Sense andSpirit Hotels, and secondarily onestablishments marketed by national andinternational brands (Holiday Inn, CrownePlaza, Best Western...).Branding : Sense and Spirit Hotels is theowner of the brand "Sense and Spirit" and of itsbrand of "snacking meals" "Fragmentsd'Epices" and of the "take away snackingmeals brand " Flagrants Delices".

However, the teams work foremost mainly onthe brand positioning " Sense and Spirit "."Fragment d'Epices" will be developed in aforward logic of centralization of the culinaryproduction tool. Management: all the hotels are directlymanaged by our internal teams. Sense andSpirit gets a supervision of the teams,participates in the recruitment, makes sure ofthe respect for the standards of safety and ofhygiene (HACCP), optimize the incomestatement (profit and loss account) by a controlof the expenses and defines the politics ofinvestment and modernization of the hotelfacilities.

The brand "Sense and Spirit"targets a clientele Mice,Corporate and Individual lookingfor hotels and apartment hotelsoffering a fitness trail outside, aspa and fitness space withswimming pool, a healthy andwell-balanced catering allowingour customers a follow-up in theyear (CRM), the free internet andoptimized conference rooms.Public relations will target priority,the top athletes in these hotelsas well as sports clubs

For our funds owning assetsoperated by international hotelchains, Sense and Spirit's dedicatedteams take an active role in day-to-day management, and morespecifically ensures: Property Management:Handling contracts and leases, inparticular contract renewals as wellas capex monitoring; Monitoring third party obligationstowards contracts in place; Technical audits, investment budgetanalysis; Participating in ownership meeting; Insurance policy negociation.

Asset Management:Regular review of operations; Annual budget approval; Operational and commercial monthlyreporting; Management of all corporate, legal,financial and administrative facets ofthe Operating Company.

Property and Asset Managementguarantees to the investors a regularfollow-up of their real estateinvestments and a close follow-up ofthe management made by the hoteloperator (Holiday Inn, BestWestern...) and a maximisation oftheir cash flows and return oninvestment.

THe company "Sense andSpirits Hotels SAS" : The Management Company SEASHOSAS (legal name of Sense andSpirit Hotels compagny) isorganized as a Simplified JointStock Company: 30% of sharesare reserved for the foundersand 70% to investors. Eachinvestor becomes a shareholderand therefore partner. Sense andSpirit Hotels is the trademark.In the near future, the companywill grow by managing hotels notowned by investors (in return fora "management fee" of between3 and 5% of sales).
