Site: Located on a 6.7 acre site just off the Dwarka Expressway, 4 km from IGI Airport, the site is optimally located for its purpose. A sweeping entrance with a focal water feature takes you into the complex, with Retail spaces laid out horizontally to maximise frontage and a Serviced Apartment block rising beyond it, providing high visibility to the entire development. All vehicular movement is restricted to the periphery leaving lush landscaped greens free for users to engage with the environment. The high rise Apartment block being on the south, it maximises shade in these areas.

Serviced Apartments: One enters the serviced apartment which has 174 units spread over 20 floors, comprising of studio, 1 BHK & 2 BHK apartments, through an impressive double height lobby. Client: Soaltee Hotels Ltd Status: Built Size: 80,000 sq ft | 10 acres

Soaltee Crowne Plaza, Kathmandu

Refurbishment of rich traditional heritage hotel: The architectural intent behind the refurbishment of the hotel rests on the fusion of the traditional and the contemporary; to amalgamate the existing characteristics of the building with modern elements.

Unification of craft and heritage with built form: The design approach for the hotel construes the native Nepalese motifs and elements of tradition. The intent has also been to unify the many segregated fragments of the hotel, each of which had been designed over the last few decades in a piece-meal manner.

Native textures and materiality: On entering the hotel, the reception and porte-cochère have been envisaged as illustrative of the physical landscape of Kathmandu, amidst the valley of the Himalayan mountain range. Inverted pots hung from the ceiling highlight the influence of pottery in Nepal and at the same time offer an artistic infusion of contemporary design in a traditional manner.

Restoration of a century old Hotel: The hotel, once populary known as ‘Hotel Mount Everest’, was devasted by fire back in 1978. Morphogenesis is commissioned to restore and transform the historic building (built in 1915) into a hotel, and add a new residential component, totally spanning 2,75,000 sq ft, maintaining and complementing the historic character of the century-old building.

Client: ITC Hotels Status: Under ConstructionSize: 3,00,000 sq ft | 2.5 acres

ITC My Fortune Hotel, Kolkata

Location and context: This project site sits on the periphery of Kolkata in an area which is being developed to deal with the pressures of the highly dense and urbanized city.

Design inspiration: Kolkata has a very strong cultural heritage: the Bengali script is very rich, art, tradition of sculpture to date remain vibrant components of Bengali culture. One of the primary decisions taken very early on was to use the Bengali cultural context as the primary guiding principle of design.

Environmental Analysis: The extremely warm and humid climate is the key issue in Kolkata. A thorough climate analysis, particularly around wind-flows, defined the generation of our own microclimate on the site using passive mechanisms. With the predominant wind direction being northsouth, it defined the location of the pedestrian spine running through the middle of the site. This central spine is the primary source of interaction between various components of this highly permeable site. The spine is articulated as an open air museum with sculptures, and various sorts of art installations, which will then act as a central interaction platform for all users on the site.

Client: C & C Hotels Pvt. Ltd Status: In progress Size: 2,80,000 sq ft | 1.5 acres

Design of airport hotels: The site is located 4 km away from the Bengaluru International Airport and hence, a major challenge was to overcome the sound pollution during flights take-off and landing. Owing to their remote locations, airport hotels in India are usually not responsive to their vicinity and have a certain commonality between them, of monotonous facades with an array of windows, monochromatic appearance and no play of colour being typical characteristics. The façade is designed with vertical fins to cut the direct radiation from east and west side into the guest room areas.

Iconic, visual character: The immediacy of the airport would be maximized to create a strong and unique visual character, thereby increasing the feasibility of the project as a hotel to attract guests.

Morphology as a result of climate: Bengaluru has good weather for most of the year and this was a crucial factor in determining the morphology. The site was sunk below ground level for multiple level entries, thereby cutting out a void to create a landscaped podium. A large atrium is created in the centre to accommodate the public functions etc. A perimeter layout is adopted for the hotel and the pre-function areas are provided in the underbelly to create a microclimate within the spill-out spaces.

Client: ITC Hotels Status: Built Size: 40,000 sq ft | 3.7 acres

A boutique hotel in an urban setting: The pavilions are laid out in the gardens as per the programmatic division of three zones viz. Public Areas (Banquets and other facilities), Private Areas (Guest rooms and ancillary areas) and Semi-Private Areas such as the Swimming Pool, Deck, etc. The built mass is positioned longitudinally as per these zones in the form of strips, and overlaying of these striations creates interesting spaces and views.

Retaining Existing Greens: With respect to the site topography and terrain, the built form is carved out in concurrence with the existing site environment. A splendid Indian Banyan tree with sage like tresses stands in the heart of the site in all its glory. The public spaces are centered around this tree, makng it a focal point within the entire built structure. The linear, pavilion form enhances the best views around the tree, and is optimized to activate the spillover spaces that surround it.

Minimal Interior Design Approach: The interior design in turn, exemplifies the initial ideas and design principles and hence is immensely minimal by way of the palette and features employed. This approach lends itself to a more wholesome product where the insides are derived from the outside instead of them reading as two disparate entities.

Client: IREO Management Pvt. Ltd. Status: In progress Size: 33,000 sq ft | 4 acres

Building in the Forest: The design brief for the clubhouse at Panchkula calls for a building that will house recreational facilities in a spectacular setting of forests and silhouetted landforms. Situated amidst lush green landscape on a highly contoured site, with scenic views towards the valley, the built form heightens the natural setting of the site. The built volume retains the natural profile of the site, orienting itself towards the valley.

Chandigarh as a reference: A linear and undulating volume has been developed accommodating various functions and promoting a lyrical setting in the landscape. Accentuation of linearity through distinctive exposed concrete fins reference the architectural context in Chandigarh.

Environmental Sensitivity: An environmental design strategy is devised to lower energy costs, which enables passive climate control; also through materiality. This tempers the microclimate of the development, by minimizing heat gain and increasing air-circulation. The building is orientated in North-South direction to permit maximum views towards the valley through large openings. Fretted screens or ‘Jaalis’ serve as light and air filters for the large openings towards East whilst serving as adequate measures for solar protection. Simplistic colour and material palette is used to accentuate the spaces and design itself.

C3, Noida

Site and context: The hotel site is located on 2.5 acres of land at the junction of Udyog Marg and DSC Marg Noida, edging the Sector 15 Metro station. The site lies in the heart of the commercial district of Noida with a lucrative commercial frontage and a potential for creating offices, hotel and serviced apartments.

Vertical morphology for mixed use development: The design emphasizes on the vertical organization of the mixed use development ranging from public functions at lower levels to more private functions at the upper levels. The divisions so created, are evident in the elevation where the volumes holding the various functions are highlighted by creating suitable gaps between them. Public areas such as retail, restaurants, banquets and business centre are accommodated at the lower levels, which culminate at a landscaped podium level.

Modularity to achieve efficiency: Each of functions: hotel, offices and serviced apartments; are placed in modules of 11 floors separated by specialized facilities such as club, lounge and restaurant.

Client: AR Fisheries Status: Built Size: 4,000 sq ft

Punjabi By Nature, Gurgaon

Carving space amidst chaos: Given the brief for a 150 seater restaurant with the desired ambience, the space made available to design this contemporary Indian restaurant was less, and profusely littered with columns and services. The design approach was to carve out space in between this chaos. The area was divided by a series of articulated partitions to expand notional space and offer privacy simultaneously.

A fine-dining experience: The designed signage was in wood to contrast with the high-tech feel of the office tower. Past the frameless glass door, royally decorated with a massive crystal handle ornamented with flowers on top, the reception is endorsed with a water curtain and a floating chrysanthemum trough, creating a magical ambience of tranquility. A travertine partition acts as screen signage wall.

Lighting as a primary strategy: The custom designed travertine walls pick up the beauty of the travertine stone. The ceiling is of a series of varying punched out niches to manoeuvre interstitial spaces between the complex series of ducts and services for the whole building.

Client: Asian Roots Status: Built Size: 6,000 sq ft

A tranquil sanctuary for holistic treatments in asian traditions: The spaces designed in a minimalist palette provide a serene sense of calm and well being. The entry to the spa is through a zen garden with a Japanese dry landscape garden or Karesansui forming the focus of the entry. A bottle palm forms an asymmetrical natural accent to the space. Wooden seats placed on a floating stone bench provide a place for contemplation in this soothing setting. Spatial landscape: Through the wooden floored reception, one comes to the heart of the spa, a large triple height atrium space. Light floods into the atrium diffused through billowing fabric through a skylight three floors above. The treatment rooms on the ground floor overlook the zen garden providing a connection with nature even in this small urban site. The interior details extend the space of the garden inwards. A glass floor recreates the dry landscape zen garden within the spa.

Minimal luxury: The treatment rooms are highly individualistic and minimalistic while retaining the functional aspects of Thai, Balinese and Malaysian treatments.

Client: C & C Hotels Pvt. LtdStatus: In progress Size: 1,50,000 sq ft | 40 acres

Luxury eco-resort retreat: In Kumarakom, Kerala. A boutique project in close proximity to the Arabian Sea, the objective was to offer an indulgent retreat experience of life amidst the backwaters.

Maintaining natural landscape: In order to craft a built volume within the natural site scape, this natural landscape is retained and exploited for primary movement, as the site is predominantly flooded for most part of the year. Traditional references have informed the design of the villas; such as the basic module Nalukettu, where four blocks built around a courtyard into which the roof slopes on four sides, protecting an internal verandah from rain and sun. The roof form, derived from a tree and the traditional boat, creates a wind tunnel effect to regulate internal temperatures.

Environmental strategy of directing wind and rain: Environmental concerns dictated the form development and help to regulate the microclimate within the resort. Location and orientation of the villas is optimized to achieve maximum porosity to westerly winds, leading to wind movement acceleration throughout the site.

Building within the landscape: The site lies on a land with a diversity of trees available on the setbacks, and being on the highway, they are helpful in reducing the noise levels, hence a lot of trees have been retained on the site. Following the laying out of building footprint on site, the built form was devised by overlaying all the existing trees on the site plan. Although the footprint escaped major trees on site, the need for landscape was realized and brought into the building in order to provide a visual and physical breathing space along the linear inner corridors.

Environmental strategy: A design that places the building blocks on long strips of land demarcating separate entries for the hotel and the banquet and placing the public functions in close proximity to the landscape.

Iconic arrival in urban resort: The external façade of the building has been designed with an intention to create a ‘sense of arrival’ for all the visiting guests through the use of an iconic fabric, yet cohesive, following a similar language of the rest of the design. The same has been achieved by indenting the walls of the façade skin inside and carving the entrance puncture out of it.

A hospitality resort in the hills: Located in the foothills of the Himalayas in close proximity to a reserved forest area, the design is for a resort development consisting of a mid market hotel, villas, a golf course, a spa and an institute development. With two main buildable zones on the site, it was planned in a manner that the hotel and the spa rest on the north end of the site adjoining a landscape spine with elevated views.

Segregation of public zones and services: The area covers an approximate of 11,000 sq m and is composed of two volumes comprising of services as one part and the business centre/rooms as another. In between both these volumes, the space has been manipulated to create a reception hall and carve the entry into the site. The façades for both these components have been processed independently in a manner that blends the services and business centre into the landscape. Rooms are highlighted with an iconic image.

Relationship between built form and green landscape: The concept for the cottages has been conceived by combining the entrance volume that rests over the landscaped terrace volume, staggered to provide the element of privacy. The institute is designed as an alternating bay of built mass and green landscape connected through open corridors placed on the northwest corner of the site, away from the hospitality functions.
