VISIT TO SITE

Tenderers are to visit the site and satisfy themselves as to the nature of the work to be done, extent of the works on site and making good to be done, the conditions of the existing buildings, working conditions, etc., as no liability whatsoever will be admitted in respect of errors in the Contractor's tender due to the foregoing.

WORK AND MATERIALS

The work to be done and materials to be used in the works on site are to be similar to those specified in the new work in so far as they apply.

All rubble and debris from the pulling down are to be carted away without delay and the site is to be left clean and unencumbered.

WATER, ETC.

The Contractor shall allow for watering the works with a jet or spray from a hose sufficiently to prevent any nuisance from dust.

TEMPORARY COVERINGS, SCREENS, ETC.

The Contractor shall supply, erect and maintain in position as required any temporary coverings to protect the existing work and property from damage and inclement weather during the progress of the works. The Contractor will be held responsible for any damage to property or goods in the existing buildings due to his not having taken adequate precautions, and all damage caused shall be made good at his own expense. He must allow for providing all necessary plastic or wood framed screens, partitions, tarpaulin, barriers, etc., to protect the work and prevent any nuisance from dust as may be required or directed.

DAMAGE TO PERSONS OR PROPERTY

The Contractor will be held responsible for any damage to persons or property and for the safety of the structures and he shall allow for protecting and indemnifying persons using the existing buildings from injury and by virtue of building operations, including providing necessary barriers, signs, etc.

MAKING GOOD

Prices of all work described throughout these Bills of Quantities shall include for making good, in all trades except Painting, unless otherwise described.

The Contractor must make good to existing work damaged or disturbed through alterations and to existing work remaining after doors, windows, screens, fittings, walls, etc., are removed, by fitting in short lengths of skirtings, architraves, etc., and making good suspended ceilings and floors on necessary joists, etc., plaster finishes to walls and ceilings and rendering floor tiles, etc., to floors and for facing up walls, with brickwork, cut, toothed and bonded to existing work with facing bricks, quarry tiles or common brickwork to receive finishings, unless otherwise described.

All new materials used in making good are to match existing and the works shall be left complete and perfect in every respect.

PULLING DOWN

Pulling down walls, piers, etc., shall include for dead shoring under existing concrete slabs, beams, roof members, etc., for pulling down face brick, tiled or plastered walls and concrete beams or lintols occuring in same, for removing skirtings, quadrants, cornices, etc., fixed to same for hacking up flooring in openings and making good as previously described to walls, floors, ceilings, etc., unless otherwise described.

CUTTING THROUGH, ETC.

Cutting away from, breaking or cutting through shall include for neatly cutting through brick or concrete walls, floors, skirtings, etc., leaving ends fair or preparing ends for extensions, for facing up jambs, reveals, etc., with brickwork cut toothed and bonded to existing and for flushing up concrete jambs, reveals, etc., in cement mortar.

BUILDING IN

Building in new or reused doors, windows, etc., into formed openings in existing brick or concrete walls shall include for wedging up, cutting mortices for and running in lugs in 3:1 cement mortar or for plugging and screwing as necessary, and bedding and pointing all round frame in cement mortar.

JUNCTION OF NEW AND EXISTING

Making good at the junction of new and existing work shall include for piercing out, cutting through or removing short lengths of existing material, for supplying short lengths of new material and for jointing to match existing.

EXISTING AND ADJOINING BUILDINGS, ETC.

In taking down and removing existing work the utmost care must be observed to avoid any structural or other damage to the remaining portions of the building or adjoining buildings, boundary walls, pavings, roadways, etc., and the Contractor shall provide all shoring, needling, strutting, etc., to ensure the stability of all structures during demolition or alteration work. The Contractor must cover up and protect from damage all work not removed and must make good at his own expense any damage that may occur.

HOARDING

Tenders are reffered to the specification for Hoarding before pricing the following items:

The following temporary hoarding shall be erected in sections as required and removed on instruction of the Principal Agent.

SUPPLEMENTARY PREAMBLES

All work must be done in accordance to SABS 1200 and the structural engineers specifications.

Cost of tests:

The costs of making, storing and testing of concrete test cubes as required under clause 7 'Tests' of SABS 1200 G shall include the cost of providing cube moulds necessary for the purpose, for testing costs and for submitting reports on the tests to the Principal Agent. The testing shall be undertaken by an independent firm or institution nominated by the Contractor to the approval of the Principal Agent. (Test cubes are measured separately).

Formwork:

Descriptions of formwork shall be deemed to include use and waste only (except where described as left in or permanent), for fitting together in the required forms, wedging, plumbing and fixing to true angles and surfaces as necessary to ensure easy release during stripping and for reconditioning as necessary before re-use.

The vertical strutting shall be carried down to such construction as is sufficiently strong to afford the required support without damage and shall remain in position until the newly constructed work is able to support itself.

Formwork to soffits of solid slabs etc., shall be deemed to be to slabs not exceeding 250mm thick unless otherwise described.

VISIT TO SITE

Tenderers are to visit the site and satisfy themselves as to the nature of the work to be done, extent of the works on site and making good to be done, the conditions of the existing buildings, working conditions, etc., as no liability whatsoever will be admitted in respect of errors in the Contractor's tender due to the foregoing.

WORK AND MATERIALS

The work to be done and materials to be used in the works on site are to be similar to those specified in the new work in so far as they apply.

All rubble and debris from the pulling down are to be carted away without delay and the site is to be left clean and unencumbered.

Where existing items of work is to be removed or demolished, those items of work should be deemed to be discarded unless otherwise stated.

DEMOLITIONS

Where walls are described as being demolished, doors, door frames and the finishes to both sides shall be deemed to be included. Where floor finishes are described as being removed the mortar bed under or screed shall be deemed to be included.

WATER, ETC.

The Contractor shall allow for watering the works with a jet or spray from a hose sufficiently to prevent any nuisance from dust.

TEMPORARY COVERINGS, SCREENS, ETC.

The Contractor shall supply, erect and maintain in position as required any temporary coverings to protect the existing work and property from damage and inclement weather during the progress of the works. The Contractor will be held responsible for any damage to property or goods in the existing buildings due to his not having taken adequate precautions, and all damage caused shall be made good at his own expense. He must allow for providing all necessary plastic or wood framed screens, partitions, tarpaulin, barriers, etc., to protect the work and prevent any nuisance from dust as may be required or directed.

DAMAGE TO PERSONS OR PROPERTY

The Contractor will be held responsible for any damage to persons or property and for the safety of the structures and he shall allow for protecting and indemnifying persons using the existing buildings from injury and by virtue of building operations, including providing necessary barriers, signs, etc.

MAKING GOOD

Prices of all work described throughout these Bills of Quantities shall include for making good, in all trades except Painting, unless otherwise described.

The Contractor must make good to existing work damaged or disturbed through alterations and to existing work remaining after doors, windows, screens, fittings, walls, etc., are removed, by fitting in short lengths of skirtings, architraves, etc., and making good suspended ceilings and floors on necessary joists, etc., plaster finishes to walls and ceilings and rendering floor tiles, etc., to floors and for facing up walls, with brickwork, cut, toothed and bonded to existing work with facing bricks, quarry tiles or common brickwork to receive finishings, unless otherwise described.

All new materials used in making good are to match existing and the works shall be left complete and perfect in every respect.

CUTTING THROUGH, ETC.

Cutting away from, breaking or cutting through shall include for neatly cutting through brick or concrete walls, floors, skirtings, etc., leaving ends fair or preparing ends for extensions, for facing up jambs, reveals, etc., with brickwork cut toothed and bonded to existing and for flushing up concrete jambs, reveals, etc., in cement mortar.

BUILDING IN

Building in new or reused doors, windows, etc., into formed openings in existing brick or concrete walls shall include for wedging up, cutting mortices for and running in lugs in 3:1 cement mortar or for plugging and screwing as necessary, and bedding and pointing all round frame in cement mortar.

JUNCTION OF NEW AND EXISTING

Making good at the junction of new and existing work shall include for piercing out, cutting through or removing short lengths of existing material, for supplying short lengths of new material and for jointing to match existing.

EXISTING AND ADJOINING BUILDINGS, ETC.

In taking down and removing existing work the utmost care must be observed to avoid any structural or other damage to the remaining portions of the building or adjoining buildings, boundary walls, pavings, roadways, etc., and the Contractor shall provide all shoring, needling, strutting, etc., to ensure the stability of all structures during demolition or alteration work. SUPPLEMENTARY PREAMBLES

All work must be done in accordance to SABS 1200 and the structural engineers specifications.

Cost of tests:

The costs of making, storing and testing of concrete test cubes as required under clause 7 'Tests' of SABS 1200 G shall include the cost of providing cube moulds necessary for the purpose, for testing costs and for submitting reports on the tests to the Principal Agent. The testing shall be undertaken by an independent firm or institution nominated by the Contractor to the approval of the Principal Agent. (Test cubes are measured separately).

Formwork:

Descriptions of formwork shall be deemed to include use and waste only (except where described as left in or permanent), for fitting together in the required forms, wedging, plumbing and fixing to true angles and surfaces as necessary to ensure easy release during stripping and for reconditioning as necessary before re-use.

The vertical strutting shall be carried down to such construction as is sufficiently strong to afford the required support without damage and shall remain in position until the newly constructed work is able to support itself.

Formwork to soffits of solid slabs etc., shall be deemed to be to slabs not exceeding 250mm thick unless otherwise described.

VISIT TO SITE

Tenderers are to visit the site and satisfy themselves as to the nature of the work to be done, extent of the works on site and making good to be done, the conditions of the existing buildings, working conditions, etc., as no liability whatsoever will be admitted in respect of errors in the Contractor's tender due to the foregoing.

WORK AND MATERIALS

The Contractor shall allow for watering the works with a jet or spray from a hose sufficiently to prevent any nuisance from dust.

TEMPORARY COVERINGS, SCREENS, ETC.

The Contractor shall supply, erect and maintain in position as required any temporary coverings to protect the existing work and property from damage and inclement weather during the progress of the works. The Contractor will be held responsible for any damage to property or goods in the existing buildings due to his not having taken adequate precautions, and all damage caused shall be made good at his own expense. He must allow for providing all necessary plastic or wood framed screens, partitions, tarpaulin, barriers, etc., to protect the work and prevent any nuisance from dust as may be required or directed.

DAMAGE TO PERSONS OR PROPERTY

The Contractor will be held responsible for any damage to persons or property and for the safety of the structures and he shall allow for protecting and indemnifying persons using the existing buildings from injury and by virtue of building operations, including providing necessary barriers, signs, etc.

MAKING GOOD

Cutting away from, breaking or cutting through shall include for neatly cutting through brick or concrete walls, floors, skirtings, etc., leaving ends fair or preparing ends for extensions, for facing up jambs, reveals, etc., with brickwork cut toothed and bonded to existing and for flushing up concrete jambs, reveals, etc., in cement mortar.

BUILDING IN

Building in new or reused doors, windows, etc., into formed openings in existing brick or concrete walls shall include for wedging up, cutting mortices for and running in lugs in 3:1 cement mortar or for plugging and screwing as necessary, and bedding and pointing all round frame in cement mortar.

JUNCTION OF NEW AND EXISTING

Making good at the junction of new and existing work shall include for piercing out, cutting through or removing short lengths of existing material, for supplying short lengths of new material and for jointing to match existing.

EXISTING AND ADJOINING BUILDINGS, ETC.

In taking down and removing existing work the utmost care must be observed to avoid any structural or other damage to the remaining portions of the building or adjoining buildings, boundary walls, pavings, roadways, etc., and the Contractor shall provide all shoring, needling, strutting, etc., to ensure the stability of all structures during demolition or alteration work. The Contractor must cover up and protect from damage all work not removed and must make good at his own expense any damage that may occur.

Formwork:

Descriptions of formwork shall be deemed to include use and waste only (except where described as left in or permanent), for fitting together in the required forms, wedging, plumbing and fixing to true angles and surfaces as necessary to ensure easy release during stripping and for reconditioning as necessary before re-use.
