I love Sausalito. My partner and I have lived here for 2 years, and

What do you believe the City’s top 3 priorities should be for the
economic viability and growth of our business community serving
residents, the regional community, and visitors? (Limit your
response to no more than 250 words)
1. Bolster community support for beautification efforts: It's a
beautiful city, but we could better coordinate between volunteer
and City groups to beautify our parks, sidewalks and common spaces.
Beautification would make our idyllic town that much more
attractive to both tourists and locals. 2. Embrace technology and
digital platforms to support local business through tourism: I went
on record at a City Council meeting last year to voice support for
5G antennas. It seems a shame to me that wireless signal is so poor
in a city with so much to offer! With better cell reception,
tourists could find more businesses in Sausalito, and could more
easily share photos or other social updates with their friends and
families. Let’s show the world how wonderful Sausalito truly is. 3.
Create Incentives for commercial real estate: There are many empty
office buildings in Sausalito. If we create incentives for
companies to open offices here, the additional new business
community would help to fund transportation initiatives and
beautification efforts, and would support restaurants and shops
with weekday sales.
How involved have you been in working with the businesses
community, trade associations or industries specific to Sausalito?

Sausalito two years ago, the majority of my volunteer time has been
spent in mentoring public relations students and supporting
professional development programs for that industry. Though, I
regularly support community events and have been researching more
ways to get involved with organizations such as Sausalito
Beautiful. There are many barriers in attracting or retaining
businesses in any City. Please describe your relevant experiences
related to Sausalito businesses and the challenges of City
regulations, employee housing needs, employee transportation
options, and environmental impact. (Limit your response to no more
than 250 words) Let’s create new ways to support tourism. In my
experience, any city, town, festival or event can bring in the
masses with the right programming and marketing strategy. Anything
we can do to increase foot traffic also creates an opportunity for
the city to profit and invest back in the community. Let’s also
leverage the existing infrastructure we have to support the
employees of Sausalito businesses. For example, the ferry to San
Francisco runs all day every day, and most days it’s only about
half full -- same for the Golden Gate Transit buses. Let’s
investigate incentive programs or other ways to increase the number
of riders. We also have several decrepit warehouses on the north
end of Sausalito that are vacant, and could be turned into housing
projects with the right investors.

the Chamber, Sausalito Sister City Programs, Park and Rec, Rotary
Club of Sausalito , the Sausalito Arts Festival. I have been a
design build contractor for over 20 years in Marin County. I
specialize in permits and feasibility studies, helping both
homeowners and business owners obtain all necessary permits. I am
aware of the uniqueness of the city of Sausalito, having worked on
both commercial and residential properties here.

California to promote tourism 1.2. Look at formula retail I do feel
the EDAC should not take a stance on formula retail ,but should
prepare a study for city council to review. There are numerous
successful cities with a balance, such as Greenwich Connecticut or
Capri in Italy, who have successfully mixed small local businesses
with retail chain This has been a topic of conversation in
Sausalito for years and now is the time to review 1.3. The EDAC
should reach out to the residents, and include them in discussions
The BAC committee only took into consideration businesses and not
residents while doing the Catalonia Street study. 2 Upon entering
Sausalito in 2001 I purchased Five stars yacht, and I instantly got
involved in the Sausalito community: -Making Five stars available
to all Sausalito non-profits -I was Volunteer of the year for the
Sausalito Chamber of Commerce -I have helped at the Sausalito Art
Festival numerous years, working with nonprofits such as Sister
city, Friends of the Bay model and the Sausalito chamber, also
helping with the Sausalito Art Festival during Leonard's last three
years in beverages -I've helped out -Supporting other events in
Sausalito for numerous years, such as: -Chili cook-off even as far
back as when Adam Pulitzer was head of Park and Rec - Fourth of
July - Caledonia street fair - Food organizer for the tall ship
yearly Gala including their launch in 2017 feeding over a thousand
people -Tour of California committee for the city of Sausalito,
working on the gala every year - Sausalito Winter Fest Committee

Currently, I am doing the following in Sausalito: -Currently on BAC
committee -President and chair of Sausalito Community boating
Center, in which I have played a key role in obtaining grants to
complete the work, and gave a personal guarantee to complete the
project and see it to its opening -Co-owner Sausalito bike return
where we supply a needed service to this city on bike related
management, now currently doing General congestion management for
the city -Food throughout Sausalito helping at jazz by the Bay for
the bay model and Rotary club of Sausalito -I have worked with park
and rec Mike Langford on completing the bocce courts in Dunphy park
3.10 Look at formula retail as above 3.11 Look to develop a work /
live environment, which would incorporate living within the same
place as businesses in commercial areas. A work /live environment
would be key in the Marinship area and Caledonia I have personally
seen small business owners struggle to pay all the bills each
month, work more than a full day, and then need to leave to commute
home A work/live environment would support not only the grocery
stores, retail merchants, but restaurants as well 3.2. Compare the
current needs of the businesses and commercial property owners with
the current zoning. In working with the BAC on the Caledonia Street
plan I realized that the expectations of landlords do not meet the
expectations of the tenants -I was on the Caledonia Street Fair
committee under Susan Morris in the early 2000s then transitioned
under Mike Langford until it ended around 2010. It was a privilege
to see a vibrant Caledonia Street Community where we had about 30
people on the committee who helped do the event each year. It would
be great to bring back some consistency and continuity to this
area. 3.3. Review the Bike Share possibilities and team up with
Marin County towns and the city of San Francisco While working with
JUMP Bikes through Sausalito bike return, I picked up bikes
throughout Southern Marin. I personally experienced a demand for
such service not only from tourist but for local commuters as
well

Hi, my name is Addison Olian and I've gone by the nickname "Buz"
which says a lot about me buzzing for 40 years as an adman,
creating a lot of Buzz for clients throughout the world, but most
headquartered here in the Bay Area. I moved to Italy after selling
my firm in 2010 and then chose Sausalito as my landing pad. So, the
reason I want to serve my city and community is that I have
successfully done so for many municipalities very similar to
Sausalito. Hundreds of companies, retailers, restaurants,
entrepreneurs, service businesses have benefited. I am a thinker, a
spearhead and creative leader in economic development and have the
pragmatic experience to offer. I want to see Sausalito thrive
(again). Cities such as Palo Alto, Redwood City, Menlo Park all had
to figure out who they were in this new economy, how to attract and
support the right businesses, investors and get buy-in from the
residents... and then create that sense of place so that visitors,
tourists, developers and most of all the locals loved the town.
They hired me and my firm to communicate this to achieve the
results desired and we did it. No, it was not always simple or easy
but it looked that way. I worked with city councils, redevelopment
agencies, business improvement districts, local leaders, media,
developers, community organizations, and many citizens over the
years. The focus included a message that was bold and honest, a
look, tonality, a feel and most importantly the ideas to position
and market the reasons so that all the targets got it and took
action. And most supported this thinking eventually people came to
shop and eat, invest and live in a place that met their core
values, interests and lifestyles. As a result cities, shopping
areas, downtowns became economically viable and it was sustainable
because it was multi-faceted, not just words. What's more, I was
asked to serve on special committees to open dialogues between
various factions within a community. One such organization
attracted visitors with money to spend into Palo Alto which was
considered an after-thought to Stanford University just a mile down
the road. (Sausalito vs San Francisco?). The Mayor and City Council
recruited leaders in key components of the community (mine was
marketing) to create Destination Palo Alto that resulted in
increased awareness, revenue and cooperative partnerships which
attracted tourists, business travelers and cash-registers to ring
in hospitality, restaurants and services businesses. More tax
revenue and the entire city benefited was the purpose. I donated
creative thinking and marketing direction which I am prepared to do
again to figure this out in Sausalito. I love doing this because it
brings everyone together and it is a win-win, non-egocentric
purpose. I should clarify that it was advertising, public
relations, public affairs, marketing, publishing and promotion
where I have expertise. With offices in the Bay Area, New York,
Washington DC, my firm became one of those hotshot small boutique
agencies with a full array of interesting clients that sought us
out. Silicon Valley products were launched and brands you may
recognize became household names and often publicly traded
companies such as Apple, Checkpoint, Nestle and others.
Multi-National companies worked with us because (just as I can do
now for Sausalito) we found the right messages to reach the right
target audiences with accuracy and made it work no matter what the
budget. Or no budget! Seriously, even pro bono campaigns worked and
I have the proof. Look, I'm NOT trying to create another ad agency,
just want to lend a hand and offer some thinking to get Sausalito's
economy focused and chugging along into this decade. Let’s get all
aspects thinking Sausalto is where it’s at. From healthcare,
financial, hospitality, business-to-business,, restaurants and
service businesses. The hotels can benefit from the retail shops.
Real Estate and healthcare all connect in a Venn Diagram. All of
this synergy is nice but isn't the point: Sausalito is its own
unique brand with a history and rich legacy. Ah, but how to define
that! I know because I became the historical walking tour guide for
Sausalito taking groups of people from around the world on walking
tours of the town. Imagine the pride I felt, being a newcomer who
shared the history, showing off this gorgeous town and telling
people about Sausalito as if I had lived here my whole life! That’s
who I am. I dive in. Then learn. Then get people focused. Then
produce the results. Then share the benefits. I just know Sausalito
is ripe to be a destination for new businesses and visitors like
never before. And our existing ones can feel a sense of direction
and pride like never before! Especially post- pandemic. Well,
you've probably got a taste of my energy, what I’ve done a lot for
municipalities and companies and that I want to help my town find
it's voice … clearly in this time and place, not idealistically but
pragmatically, measurably and cooperatively. I look forward to
becoming an active, no make that VERY responsible and openly
engaged member of the economic consortium that is directed by the
city council, where I will collaborate and contribute for the

From the outside world nothing new is happening in Sausalito and
that the city is stuck in the past. Whether you believe this or
not, the perception is that Sausalito’s prime was decades ago and
while that is part of its charm and lore, it is not going to bring
economic viability and growth to the City. Of course you understand
this. Bringing a new perspective is what is needed. So the 3
priorities are: 1. A downtown renaissance. State what it is that
will shift from where it’s been to where it can go based on a
phased plan. I have talked with and read what many residents have
expressed that they want to see. Or don’t care for. Now, with some
commitments from the city and buy-in from the locals, this can be
the beginning, albeit it will take time. 2. A let’s-get-it-done
business-friendly attitude with streamlined permitting. Show by
example that is what will happen when someone wants to do business
in Sausalito. Then tell the business and residential communities
often that Sausalito means business. If a permit process used to
take 60 days and the goal is 30, then make it happen. 3. With
thousands of square feet of commercial and retail space, great
transportation access and some of the best locations in the Bay
Area, developers, entrepreneurs and VC’s can fuel an economic
resurgence. That’s if the City wants to evolve. Not stand still.
Yes, talk about the heritage and history but fight the doldrums by
communicating the excitement of working, investing and experiencing
Sausalito. Sausalito is not resting on its past; it’s being propped
up! No, we can’t outspend the competition (other municipalities,
but we can outsmart them!
2) How involved have you been in working with the businesses
community, trade associations or industries specific to
Sausalito?
I adopted Sausalito as my home on purpose. There are a lot of
people who are ingrained in Sausalito for years. I have not had
their longevity but I do have pride of being a resident here and
want to see Sausalito evolve. It is time. That’s why I have
voluntarily reached out to help where I could by offering fresh
thinking or ideas. Without expecting anything in return. Now I
understand more about the people, attitudes and challenges and am
honest when I say it is an asset not to be associated with any
entity because I remain a tabula rasa, a clean slate. However
everyday I connect with locals, retailers, restaurateurs and the
neighbors. Because I like to engage, understand and contribute. For
example:
1. Heard on the Street, a series of columns I write to bring to the
attention of 5,000 on NextDoor, garnering hundreds of comments,
replies and thank you’s. People want to know what’s happening here.
I write what I see going on.
2. Providing pro bono marketing, promotional and photography to
locals such as: Gene Hiller (tourist promotion), Osteria di Vino
(music promotion), Lappert’s (PR awareness), Portside Bakery/via
Chocolate shop, (promotion and photography), Sausalito Fitness Club
(marketing counsel), Book Passage (marketing), Sausalito Cruising
Club (battle of the bands), Wine Experience (marketing and
photography), Sausalito Art Festival (volunteering). Many more.
Including a book in progress called The Characters of
Sausalito.
3) There are many barriers in attracting or retaining businesses in
any City. Please describe your relevant experiences related to
Sausalito businesses and the challenges of City regulations,
employee housing needs, employee transportation options, and
environmental impact.

With years in helping local municipalities create a sense of place
and then marketing their cities, it is very relevant that I bring
this deep expertise to Sausalito. These other cities also needed to
find their updated voice, a way to present their messages clearly
in order to get people to take action. It all begins with deciding
what makes Sausalito...Sausalito now and for the future. I propose
that Sausalito be bold. Make promises that can be kept. Tell the
truth and make it interesting and unique just like the town. We
don’t need to compare ourselves to another city south or north so
we can be true to what it is that we have, which is so much!
Eliminate the negatives by focusing on the positives. For example,
we have great transportation options and more are planned. Get on
board now we can say.. Sausalito is on the go. BACKGROUND FOR THE
ECONOMIC DEVELOPMENT ADVISORY COMMISSION Hi, my name is Addison
Olian and I've gone by the nickname “Buz” which says a lot about me
buzzing for 40 years as an ad man, creating a lot of Buzz for
clients throughout the world, but most headquartered here in the
Bay Area. I moved to Italy after selling my firm in 2010 and then
chose Sausalito as my landing pad. So, the reason I want to serve
my city and community is that I have successfully done so for many
municipalities very similar to Sausalito. Hundreds of companies,
retailers, restaurants, entrepreneurs, service businesses have
benefited. I am a thinker, a spearhead and creative leader in
municipal economic development and have the pragmatic experience to
offer. I want to see Sausalito thrive (again). Cities such as Palo
Alto, Redwood City, Menlo Park all had to figure out who they were
in this new economy. How to attract and support the right

businesses, investors and get buy-in from the residents... and then
create that sense of place so that visitors, tourists, developers
and most of all the locals loved the town. They hired me via my
firm to communicate this to achieve the results desired and we did
it. No, it was not simple or easy but it looked that way. I worked
with city councils, redevelopment agencies, business improvement
districts, local leaders, media, developers, realtors, community
organizations, and many citizens over the years. The focus included
a message that was bold and honest, and a look, tonality, a feel
and most importantly the ideas … to position and market the reasons
so that all the targets got it … and took action. And most
supported this thinking eventually so people came to shop and eat,
invest and live in a place that met their core values, interests
and lifestyles. I can prove that statement. What’s more, none had
the charm or character of Sausalito. As a result cities, shopping
areas, downtowns became economically viable and it was sustainable
because it was multi-faceted, not just words. Then I was asked to
serve on special committees to open dialogues between various
factions within a community. One such organization attracted
visitors with money to spend in Palo Alto which was considered an
after-thought to Stanford University just a mile down the road.
(Sausalito vs San Francisco?). The Mayor and City Council recruited
leaders in key components of the community (mine was marketing and
branding) to create Destination Palo Alto that resulted in
increased awareness, revenue and cooperative partnerships which
attracted tourists, business travelers and cash-registers to ring
in hospitality, restaurants and services businesses. More tax
revenue and the entire city benefited was the purpose. I donated
creative thinking and marketing direction which I am prepared to do
again

to figure this out in Sausalito. I love doing this because it
brings everyone together and it is a win-win, a non-egocentric
purpose. I should clarify that it was advertising, public
relations, public affairs, marketing, publishing and promotion
where I have expertise. With offices in the Bay Area, New York,
Washington DC, my firm became one of those hotshot small boutique
agencies with a full array of interesting clients that sought us
out. Silicon Valley products were launched and brands you may
recognize became household names and often publicly traded
companies such as Apple, Checkpoint, Nestle and others.
Multinational companies worked with us because (just as I can do
now for Sausalito) we found the right messages to reach the right
target audiences with accuracy and made it work no matter what the
budget. Or no budget! Seriously, even pro bono campaigns worked and
I have proof. Look, I'm NOT trying to create another ad agency nor
a client. I just want to lend a hand and offer some thinking to get
Sausalito's economy focused and chugging along into this decade.
Let’s get all aspects thinking Sausalto is where it’s at for the
future. From healthcare, financial, hospitality,
business-to-business, restaurants and service businesses. The
hotels can benefit from the retail shops. Real Estate and
healthcare all connect in a Venn Diagram. All of this synergy is
nice but isn't the point: Sausalito is its own unique brand with a
history and rich legacy. Ah, but how to define that! I know because
I became the historical walking tour guide for Sausalito taking
groups of people from around the world on walking tours of the
town. Imagine the pride I felt, being a newcomer who shared the
history, showing off this gorgeous town and telling people about
Sausalito as if I had lived here my whole life! That’s who I am. I
dive in. Then learn. Then get people focused. Then produce the
results. Then share the benefits. I just know Sausalito is
ripe

to be a destination for new businesses and visitors like never
before. And our existing ones can feel a sense of direction and
pride like never before! Especially post-pandemic. Well, you've
probably got a taste of my energy, what I’ve done for a lot in and
for municipalities and various companies and that I want to help my
town find it's voice … clearly in this time and place, not
idealistic mumble jumble but pragmatically, measurably and
cooperatively. I look forward to becoming an active, no make that
VERY responsible and openly engaged member of the economic
consortium that is directed by the city council, where I will
collaborate and contribute for the benefit of Sausalito and the

Question #1: Top 3 priorities 1. Identify 'high value' vs 'low
value' tourism options, and focus on developing more 'high value'
visitors to Sausalito. I have a lot of experience in this area, and
look forward to developing a strategic plan that brings important
revenue back to the city, other than the tourist shops and cafes
that serve the short-term visitors. 2. Identify and prioritize
business types that are more able to adapt and thrive during sudden
changes in the economy, or natural disasters. Currently Sausalito
has an abundance of businesses that are 100% dependent on one
revenue stream. By diversifying the business community, we will
have a city that can survive market shifts and natural disasters.
3. Work toward fostering more local business-to-business sales, and
businesses that serve the local community, in addition to the
tourist industry. There are many businesses that would be perfectly
suited to serving the local community, if there are the right
incentives here in Sausalito.
Question #2: Involvement I prefer not to self-promote on this
topic, but I will say honestly I would rate my level of involvement
with local business communities as moderate. I would like to use
this committee position get much more involved in the process. The
fact that I have been approached by several business owners to be
actively engaged in this process should be an indicator that I have
the right connections and skills to be of great value in this
process.
Question #3: Barriers In my 30+ years as a business owner, and
property manager in Sausalito, I can speak with some authority on
this subject. I have worked first hand with small and medium sized
companies to overcome the challenges of finding and retaining
tenants for commercial space in our town. I have seen several
viable businesses move to other locations because of the challenges
with obtaining a lease or occupancy permit. I think it is critical
to the City of Sausalito that we attract small and mid-sized
business to stay in our community, and offer incentives to property
owners to do so. The single biggest challenge I have heard from
local businesses is the cost of setting up an office, store, or
workshop compared to other localities.

1. Top three priorities: Re-opening from Covid-19 in a way that
makes medical sense. Supporting businesses with general appeal, to
be supported by locals as well as tourists (keep the local $$$
here!). Retaining the nature of Sausalito as a charming town with
full time residents, and not just a tourist destination (maybe like
MV or Larkspur as models?).
2. Little experience with the Sausalito business community to date,
as I am just oozing into retirement. I do have a successful medical
practice in SF.
3. Businesses need to be supported by and useful to locals, even on
Bridgeway. Unemployment now is high, and after we emerge from the
pandemic and given current unemployment rates, there should be lots
of people available for local jobs. Recognize that local public
transportation is dreadful, possibly unsustainable given our
population density, so support cars and carpools by providing
reasonable parking. Benefits will be ever more important---perhaps
an insurance cooperative formed by local businesses. This dreadful
recession may in the end strengthen us---it will reveal to us more
clearly what we need to survive and what for enhanced quality life
(e. g. no more tee shirt shops but hopefully the theater on
Caledonia will open). And wouldn't it be fabulous to redo the Marin
City shopping center as something like Marin Country Mart, making
it physically appealing, with attractive stores and restaurants,
and bringing in events, food trucks, etc.

development and operating company with emphasis on office and
commercial buildings, residential condominiums and mixed use
properties primarily in San Francisco, California. Urban Real

estate assets and developing or rehabilitating each property to
meet a specific niche or need in the market place. Often
acquisitions were historic buildings or significant, contributing
structures, located in historic districts, typically exhibiting the
potential for redevelopment as a unique product that yielded
exceptional value at the time of investor exit.
In addition, we also offered investment advisory services,
strategic portfolio advice and asset/property management for third
party real estate investors and leasing services for landlord and
tenant requirements. Our experience has been demonstrated by our
successful track record of more than $2 billion of
acquisitions/disposition, our $1 billion of renovation and project
repositioning, and our involvement in over $1 billion in leasing

The information below highlights Ms. Finnegan’s work career, prior
to establishing Urban Real Estate Equities, with her partner Mike
Kelly. UREE just recently slowed operations due to overpriced
market conditions and limited investment opportunities suited to
our strategy. We continue to advise clients on strategic matters
such as the disposition strategy of the California Flower Market,
disposition of 11 acres in Mountain View Ca, and ongoing management
of properties for long term clients.

PROFESSIONAL BACKGROUND
Monica Finnegan has over thirty years of commercial real estate
experience. Prior to forming Urban Real Estate Advisors in 2006, Ms
Finnegan spent more than 20 years with the world’s largest full
service brokerage firm, and served as the Regional Manager for the
San Francisco Bay Area operations from 1996-2002. During her
management tenure, she succeeded in growing San Francisco revenues
by 450 percent and increasing market share 20-fold. In 2001, the
office was ranked as the No.1 brokerage firm by the San Francisco
Business Times. In addition to the operations/profit and loss
responsibilities, Ms. Finnegan was the Senior Managing Director for
the San Francisco Bay Area Corporate Advisory Group. As a sales
professional, Ms. Finnegan has completed more than 5 million square
feet of leases with an aggregate lease/sales value in excess of
$900 million. Several major accounts secured by Ms. Finnegan
include AT&T 16 Western States account management, Veritas
Software Global account, the long term client relationship
management work for Bechtel Corporation, SBC Communications, Blue
Shield of California, Baker & McKenzie, O'Melveny & Myers,
California Pacific Medical Center, Unico Properties, and Macquarie
Bank. In addition, Ms. Finnegan has handled the pro-bono real
estate needs for the San Francisco Chamber of Commerce and several
other non profit entities. Prior to joining the brokerage world,
Ms. Finnegan spent six years as vice president/project manager for
two Bay Area real estate developers, supervising office, shopping
center, and commercial condominium projects. Her responsibilities
encompassed site selection, planning and design conceptualization,
architectural and consultant selections, government approvals,
lender pro forma, construction and take-out financing, and
interfacing with brokers in marketing of lease or sale projects.
She was also responsible for the selection and supervision of
general contractors during shell and interior build-out and the
establishment of ongoing operations and property management.
AFFILIATIONS/ACHIEVEMENTS
Ms. Finnegan has been active in the San Francisco community. For 9
years, she served as a Board Member for the Bay Area YMCA, a $65+
Million non-profit operation serving youth and families. She is a
past board member for the San Francisco Chamber of Commerce, was a
member of the Chamber’s Real Estate Industry Group, and served as a
board member and Chair for the Yerba Buena Alliance (part of the
City’s 82-acre mixed use redevelopment site). She is
past-president/board member of SF-CREW (Commercial Real Estate
Women). She has also been involved with Big Brothers/Big Sisters as
President of the East Bay operations, a lead executive in the
merger of the two organizations, and has a continuous 38 year
relationship with her “Little Sister”. From 1999 to 2006 Ms.
Finnegan was voted one of the 100 Most Influential Women in San
Francisco by the San Francisco Business Times.
EDUCATION
Ms. Finnegan attended The University of California, Los Angeles,
majoring in Political Science. In 2008 Monica completed her MBA at
Pepperdine University in their Presidential Key Executive Program.
She has a California broker’s license and as an avid continuing
education devotee attending UCBerkeley Creative Writing programs,
and Spanish language learning.

Application Question 1: What do you believe the City’s top 3
priorities should be for the economic viability and growth of our
business community serving residents, the regional community, and
visitors? Sausalito is fortunate as a small city to have developed
a diverse business community that attracts office users, industrial
users and hotel/retail users catering to both residents and
tourists. But we need to reboot – it’s not going to be the same in
2020/2021. The recent CV19 pandemic has dramatically affected the
viability of many of these businesses, and it will be a 2-4 year
climb back process. Priority 1 – Sustain and Retain. Help our
highest tax revenue producers first. Review this business
population and develop a plan to retain and sustain the largest
contributors to our sales and TOT tax revenue basis. To assure
economic vitality and growth, it is paramount for the city, with
input from the local businesses, to develop a master plan/strategy
to bring this business group back to fiscal safety and prosperity.
Ask what they need, find a way to support their needs. Consider
concepts such as tax incentives, rent abatement, sliding scale cost
structure, 12-24 months of fee restructures. Priority 2 – Community
Outreach. Find out if our residential community is shopping
locally. Develop a task force of residents, retailers, business and
city leaders and others to begin a constructive dialogue for
improving the retail and business offerings in Sausalito –
addressing both Caledonia and the downtown retailers, as well as
other important businesses. How can we attract and cater to both
residents and tourists in a balanced, diverse way. What are your
needs? What are your impediments? Can we find compromise and
balance so all succeed? Communicate and build a partnership.
Priority 3 – Cooperative Rebuilding Environment. After the dramatic
losses from pandemic impact, it is clear we are all in this
together – landlords, tenants, city regulations, residents’
concerns for parking, congestion, restaurant losses - we have all
been enormously effected. Thru dialog, a targeted survey to
residents, retailers and business owners, followed by constructive
interactions would be a good Step 1. From that interaction, let’s
try to develop a top 10 list from each of these stakeholders and
redevelop a vibrant economic plan that resonates with each of them.
We can’t hold on to old ways – a new normal needs to be established
with all stakeholders at the table and one that invites newcomers.
Question 2: How involved have you been in working with the business
community, trade associations or industries specific to Sausalito?
Over the last 8 years, I have chaired the Vina Del Mar Sister City
program. Our goal is mentoring Chilean business women, and through
that process we have met with most of the women owned businesses
here in Sausalito to share best practices, to learn from one
another and discuss marketing, competition and retail business
concepts. Last year we met 18 business owners, touring their shops,
and have invited some of the business owners to travel to Chile
with us. I initiated the concept of highlighting retailers in
Sausalito thru the Currents or the Chamber outreach – as a way to
introduce our local residents to
• I’ve developed market analysis for shopping center developments •
I worked with redevelopment agencies in identifying target tenants
for their projects • I’ve worked with major corporations to refine
their headquarters search including tax,
labor, housing and transportation considerations. • I’ve created
development strategies and financial analysis for ground up
projects and
renovations It would also be an important step to partner with the
Marin Economic Forum in utilizing their expertise and information
to our benefit. Interviewing and partially imitating other similar
city’s economic strategies would be a valuable component to
understanding and underwriting our plan. The City of San Francisco
developed tax incentives in the Market Street corridor to attract
tech tenants to revitalize that area of the city. Those types of
incentives that reduce initial cost burdens can be helpful tools in
attracting the right kind of tenant mix to the community.
