A new $70m facility has taken shape in the heart of Marlborough's Wairau Valley and is one of New Zealand's largest and most technologically advanced wineries withthe first stage completed in time for the 2006 harvest in March. At final completion in

2008, the winery will be capable of producing more than 20 million litres of super-premium wine annually for the Oyster Bay brand, consisting of Sauvignon Blanc,

Chardonnay and Pinot Noir.

Richard Bullock, Manager of Capital Projects at Delegat's Wine Estate Ltd (Delegat's), the owners of the facility, says a considerable amount of research has

gone into the project which has employed technology from the leading wine regions ofthe world, including California and South Australia. The best minds from New Zealand

and around the world have been assembled to ensure a world-class outcome.

but is in harmony with itsenvironment. It has life, a soul andattitude. It is sophisticated, it hasbeauty, it is important and itprovides stimulation. This amenitywill be an asset to the MarlboroughDistrict.”

To create this facility Delegat'sgave Gavin Robins a clear briefthat the facility should reflect itsenvironment. Gavin responded bydesigning roof forms for thevarious building elements that are

curved and layered rising from thevalley floor to reflect the hills andranges beyond, and the resultingfinished product steals theattention away from the imposingRichmond ranges in thebackground.

'Delegat's had no preconceivedideas on roof materials', notesRichard, 'and we left it to Gavin toresearch options and make hisrecommendation to us'.When Gavin came to us with therelatively new Dimond product,

Dimondek® 630™, we had nohesitation in accepting hisrecommendation.While we have hadsome challenges achieving the finalaesthetic, the finished roof certainlysupports the vision of the facility.

The centre piece of the facility is asix-storey high, 10,000 square metretemperate-controlled stainless steelcellar, housing tanks ranging from5,000 to 160,000 litres capacity. Theheight of this impressive structure isdriven by the size, height andvolume of the wine tanks.

Michael Ivicevich, Chief Winemakerat Delegat's Wine Estate, says thewhole wine making process isdesigned to ensure the fruit ishandled as gently as possible atevery stage to ensure optimum winequality.

Richard Bullock reiterates that thewinemaking processes wereparamount to the design of thefacility, with the building structurehaving to 'support' the winemakingrequirements. There has beenparticular attention to detail in thedesign and look of the building aswell as the products used to ensurethe achievement of this objective.Consequently the architecturalpoints of interest are seeminglyendless.

Travelling down the long drivewayencapsulated by perfectly formedrows of grape vines you arepresented with a stunning sight. Theproject architect, Gavin Robins ofStiles and Hooker explains “Thefront entrance showcases a largecurved glass wall emulating theserpentine form of the Wairau River.It provides visual movement to thebuilding façade with the high techreflective turquoise blue glasssimulating the deep pools of theriver and providing reflection. Thecarefully designed incline of the wallmeans that on approach you seereflections of the vines and trussesuntil it is reached and the 'life andsoul' of the building interior isrevealed.”

Anchoring the left hand end of thebuilding are three imposing stainlesssteel balls skewered by equallyimpressive steel flagpoles. Theseare yet another example of theinnovative design involved in theproject. In Gavin Robin's words…“The Delegat's Wine Estate is ofsuch a scale that it is diminishedonly by its majestic surroundings.The building is high tech in nature

However, the unique roof is just oneof many eye-catching designfeatures. The 3,600m2 of claddingused for the winery utilises DimondCorrugate with the Colorcote®ZRX™ paint system used on theinterior side and Colorcote® ZR8™on the exterior. Four differentcolours were specially formulatedby Pacific Coilcoaters to form theexternal banded effect that reflectsthe colours existent in thesurrounding environment and servesas a visual reduction of the heightof the facility. Pacific Coilcoatershas the ability to develop colours tospecific requirements for largecommercial projects. On the otherside of the Dimond Corrugate,Habitats Metallic Silver was chosento give the internal walls a modernindustrial look. This was in keepingwith the stainless steel wine cellarsand tanks as well as complementing

These huge dimensionswere made possible by Dimond'son-site manufacturing unit. Roofingsheets that are transported canonly typically be a maximum of 30metres long, but there are fewrestrictions in terms of sheetlength if they are made on-site.Scott Townsend, MarketingCommunications Manager forDimond explains “The roofing atthe Delegat's winery is curved overthe length of the building, andgiven the sheet lengths involvedand design of the building,Dimondek 630 is the only productin New Zealand that could havebeen used. The curved designcombined with the un-interruptedroofing sheets and multiple levelshas created a stunning finish to aspectacular building.”

The natural lighting used over theprocess area was curved DimondCorrugate in Durolite and created awell lit area underneath whileproviding an effective visual contrastwith the steel roofing from above.Dimondek 630 in Dimond Durolitewas also used as natural lightingover the process room. DHS steelpurlins were used in the roofstructure and as girts in the wallstructure.The installation of the roofing,cladding and natural lighting wasperformed by JV Roofing Ltd, a jointventure company formed byWayman Roofing Services Ltd andGraham Hill Roofing Ltd, both of

Christchurch. Both are DimondCertified Commercial Installers andtheir skill and experience wereessential in ensuring the successfulcompletion of the project. JohnJones Steel Ltd also ofChristchurch was responsible forthe steel fabrication and installationof the DHS Purlins.

Prior to this commission, to designthe Hobbs Residence, Graham hada well established workingrelationship with the owners Caroland Ian Hobbs having completedtwo earlier projects for them.

A Pauanui seaside home and therenovation of a workshop and smallrural dwelling. Both requiring a verydifferent approach to that of theproposed new home at Bombay.This earlier work provided aninvaluable insight. “Havingdeveloped a relationship spanningabout 10 years you gain somemutual understandings,” saysGraham. “Building this empathy with

a client’s needs is the basicparameter required to realise anarchitectural solution.”

The brief was informal and flexible.Carol Hobbs recalls, “We metGraham on site and sat in the openfield discussing our thoughts,dreams, aspirations, the site andweather considerations.”

The basic requirements for thehome were established. A singlelevel with four bedrooms toaccommodate guests, family andgrandchildren, two bathrooms andgenerous garaging for Ian’s toys: AMerc, a Harley, a Truck, a Gym andWorkshop

There is a quiet but reassuring air of confidence surrounding architect Graham Pittswhose design expertise only came to our attention when his work, entered by Micheal

Lieshout, won New Zealand Master Builders Auckland Category 7 for New Homes2005. Generally Graham shuns the idea of publishing his work or entering for awards

and relies on referrals from a well established and loyal client base.

Graham’s approach to design fallsinto two distinct priorities; theworking function between spacesand the position of the home on thesite as it relates to the elementsand responds to the landscape.Establishing the plan of spatialrelationships satisfying the brief isthe first step which precedes anyfixed concept of the exterior. Hisexperience indicates that generallywomen understand best theworking mechanics of how thehome functions whereas men tendto be more concerned with theexterior aesthetic.

“One of the nice things aboutdesigning a country home is therelationship to the environmentwithout the constraints of tighturban sections or town planningrestrictions.

In the instance of the Hobbs homeit was intuitive to design reflectingthe flowing nature of the immediatelandscape and rolling hills beyond.Creating the flowing, almost aerofoilshape of the roof has the addedbenefit of deflecting the strong andturbulent prevailing wind from theinner courtyard.

The historic use of corrugated iron inNew Zealand’s rural settings seemed anatural choice. It is a reflection of Kiwimaterials not fashion and combinedwith Fibre cement sheet seemed alogical choice in response to thesituation of the home,”says Graham.

The courtyard features two externalcorrugate walls which hold thebathrooms of the home. These wereinspired by the “old 400 gallon watertanks” which historically featured withmany NZ dwellings. This is duplicated inthe external shower and is acontinuation of “the water tank”themeexpressing a whimsical sense ofhumour.

Graham is careful to design withinthe natural parameters of a specificenvironment and material choice isto some extent, a reflection of bothlocation and client some beingmore adventurous than others.Graham notes that Kiwi’s in generalare less inclined to move fromconvention on the exterior of theirhomes but are more open toextremes in design options on theinterior. This can, in someinstances, create issues wherestyles collide. “The exterior of ahome should be reflected in theinterior making a seamlesstransition from the outside toinside.”

“The home is a pleasure to live inand we are very happy with theresult,” says Carol who hasinvolved herself in every aspect ofthe design, building and landscapingprocess. “The relationship betweenthe areas inside work well as doesthe homes connection to theoutdoors and country lifestyle.”

Grahamreflects onthe impact ofearlier yearswhen as astudent hedid an indepth studyof the workof GroupArchitectswho broke

with the beaux arts traditions andbegan exploring a distinctly NewZealand style of architecture with afresh, new awareness of design.Essentially New Zealanders did notlike to stand out or be different anddemonstrated a community ofconservatism. These forebearersbroke new ground changing theface of New Zealand architectureby liberating our views ofacceptable difference.

In the past having run a small tomedium architectural practiceemploying about seven peopleGraham now concedes that, for himat least, this approach is not thebest means to achieve a satisfied

client base. Clients do not want totalk to what is effectively “a frontman,” they want to deal with theperson who will be hands on, aperson who understands their needsand is involved in the creativeprocess. Today Graham deals withall projects directly and hasestablished a loyal group of clients,some of whom have returned tohave four or more homes designed.This personal approach achieves thebest and most satisfying result forboth client and architect.

Graham’s philosophy is one ofsimplicity to attain the objectiveswhich meet the clients aspirationsand expectations and then to takethe client beyond.

The Hobbs home is a fine exampleof the result that can be achievedwhen both client and architect arereceptive to ideas.

If a lively debate is eversought amongst artiststhen the moot could be

'craft precedes art'.Likewise architects get all

fired up when 'formfollows function' gets

bandied around -well thatis the purpose of this

article.

It was American architect LouisSullivan who made the phrasefamous but what Sullivan actuallysaid was 'form ever followsfunction', but the simpler phrase isthe one usually remembered. Hefelt pretty strongly about it and alsosaid it was a "rule that shall permitof no exception".

Linking the relationship betweenthe form of an object and itsintended purpose is a good idea fordesigners and architects, but it isnot always by itself a completedesign solution.

In the1900's Sullivan built tall steelskyscrapers in Chicago at the timeof great changes in technology andeconomic change leaving behindthe established styles of the past.Frank Lloyd Wright, Sullivan'sassistant adopted the sameprinciple but said 'Form followsfunction - that has beenmisunderstood. Form and functionshould be one, joined in a spiritualunion'.

The Modernists, Le Corbusier,Walter Gropius and Mies Van derRohe went another step furtherand stated that 'ornament is acrime' and between 1945 and 1984Modernism seemed to be the onlyrespected architectural form of theprofession. The resulting structurestended to be simpler, taller, andlighter but looked honest and evennaked alongside their olderneighbors.In the mid-1930's Philip Johnsonsaid, "Where form comes from I

don't know, but it has nothing at allto do with the functional orsociological aspects of ourarchitecture". So although the starkreality is still there we have seensome interesting buildings latelybecause the profession now seemsto view architecture more as amatter of aesthetics than form.

Recently five of Australias leadingarchitects were asked which werethe worlds and Australias mostnotable buildings. Some mentionedEero Saariens TWA airportterminal, some St Peters in Rome,but four of them included JornUtzons Sydney Opera House. Thiswas quite remarkable as it was theroof that provided the architecture.Not just a form of function but anessential part of the design.

Because we believe that our roofscan look pretty good, it isunderstandable that as an industrywe are disappionted when theyend up like this.

Historically designers placed aplant-room on the top of a buildingas the central location for HEVACequipment and although smallerindividual units are now in fashionthere must be a better way thanwhat is being done at present.

I do not think that all thatequipment stuck up on a roof lookspretty - do you? So why do we

have to put up with it?It seems nobody is to blame. Theinstaller only did what the contractorasked him, the contractor only didwhat the designer asked him, thedesigner only did what the ownerasked him.

An industrial building does not haveto compete with the Sydney OperaHouse but it can look better thanthis.

There is another problemthough, probably moreimportant than aesthetics.

The prime function of a roof is tokeep the water out but this is gettingprogressively harder as theassumption is made that anyone canwalk anywhere on a roof! Thenumber of leaking penetrations isdisproportionate.

Some say that the gauge of themetal is too thin. Well, like yourBMW, the metal has been getting

thinner for a while now but it has also gone up in strength. All ourroofing profiles are tested for theirresistance to point load. Steel isstrong in tension but weak incompression. The intermediate spanis 50% greater than the end spanonly because of the continuity itprovides.When you cut a hole in a roof, theintermediate span becomes an endspan!

That means extra support isrequired for the roof in front andbehind of the hole to allow the roofcladding to perform as it wasdesigned.When you cut a hole in the roof thewater has to be diverted. If the holeis at the bottom of the roof thecatchment is considerable andspecial provision must be made(see NZMRM Code of Practice6.1.4.)

There are many ways to flash apenetration and you do not have tosuffer an ugly final appearance(read NZMRM Code of Practicesection 6.0.)

When ladder access to a roof isrequired the 'step-off' place isalways at an end span and muchdamage occurs at this point.Internal access is always desirablebut costs moreIn many countries alog book is kept of everyone whogoes on the roof. No one isallowed on the roof withoutpermission, no matter who theyare!

The roofing industry is concernedabout the damage that is occurringto metal roofs by the installationand servicing of air-conditioningequipment mounted on metalroofing.We believe that much of thisdamage could be avoided if therewas more information available todesigners and greater detailing forthe installers.

We believe that one of thepurposes of the pending Licensing

of Building Practitioners, includingdesigners, is that everyone shouldtake responsibility for their part inthe building process.That means the designer mustdesign where the outlets are to bepositioned on the roof, and draw thedetails so that they comply with theNZ Building Code and the NZ MetalRoofing Manufacturers Code ofPractice. It also means that the endspan must be reduced to 2/3rds ofthe intermediate.

All metal roofs are designed tosupport 1.1kN so if you are over100 kg that means you should notbe up there!We believe that this means theinstaller must transport any unitsover a designed walkway so that theroof is not damaged.If any of the units need regularmaintenance a walkway should bedesigned and provided for.

RIGHT FROM THE START

PipeWorks, a Fletcher subsidiarystart up company had beenoperating from the site for 4 years.The site had a 70m long shed,ideally suited for the wet-out piperehabilitation operations but theadministration had out grown therelocated house used as an office.

Nearby Brian Perry Civil, also asubsidiary Fletcher company hadalso out grown their crampedAuckland facilities.

These two companies workalongside one another in manyinstances and the synergy betweenthe companies was recognised bythe management of both whoformally agreed to share resources.

Working alongside Dean WyllieArchitects the various needs ofeach company were identified.Discussions were held with not onlymanagement but with those at “thecoal face” to establish areas ofoperational concerns. The rapportbetween Architect and members ofboth companies is very apparentand without doubt has aided incommunication and efforts to finddesign solutions.

Combined the companies employeeover 120 staff, many of whom aresite based, with the offices housingaround 35 staff including severalproject managers who split theirtime between the office and site.Both companies have found amarked improvement in theiroperation due to the facilities thatthe new offices provide.

Amidst competition from other architectural firms Dean Wyllie Architects won the contract to design acombined office building that would be used by twocompanies. Each Company was to maintain its own

identity but share facilities such as administration, meetingrooms, training room, staffroom and retain an existingworkshop. An interesting brief which required bringing

together two company cultures and their individual needs.

Both companies use the trainingroom extensively for in housetraining. Training sessions aredesigned to bring all members ofthe staff together in a way thatdoes not delineate betweenmanagement and the site workforce providing a social butinformative atmosphere. Bothcompanies believe this collectivecommunication between site worksstaff and management has beengreatly enhanced by the newvenue.

While Brian Perry Civil's head officeis in Hamilton and they have officesin Wellington and Christchurch, theAuckland office is now used formany of their managementmeetings and has becomesomewhat of a flagship of theiroperation. The inviting and opennature of the building is often usedfor client functions. “Many of ourclients prefer to have their sitemeetings here rather than on siteor at their own offices,” says DavidFehl, Business DevelopmentManager for PipeWorks. "Ourtraining room can open onto thestaff room which provides facilitiesfor large meetings of 60 plus. Ourtwo smaller meeting rooms canalso be opened to form one largerroom.” Both the meetings roomsand the training room are equippedwith projectors and internetfacilities with specifically designedfurnishings allowing for variousflexible configurations.

Early in the design process it wasdecided to keep an industrial themeincorporating materials that wouldreflect the engineering nature ofthe clients operation. The industrialapproach and honest use ofmaterials has been achieved byexposing the steel portals,

polishing the concrete foyer floor,using the reinforcing security meshat the entrance as a design featureand the horizontal ColorSteelcladding providing contrast from theexisting ribbed steel of theworkshop.

Two strong tilt-up concrete slabswhere incorporated into the designof the building on the street façadefor signage. Internally the office issplit into two levels with a doubleheight entrance and administrationarea with views out over the yard.Priority was given to the staff roomlocation that faces north withaccess to a small courtyard.Security is of high importance andto avoid having to use securitygrilles to all the glazing an electricalfence was installed to the frontoffices. Security at the entrancewas resolved by using a mesh cagethat opens back during the dayforming a backdrop to thelandscaping and adding to theindustrial texture without beingapparent as security screening.

A deliberate use of bold colour withthe interior painted surfaces, floorfinishes and fabrics provides freshrelief to the often drab site shedswhere engineers spend their time.

The office building addresses thestreet giving a strong appearancewith the opportunity of signage andprovides some visual protection tothe yard operations behind.Locating the office building at thefront of the site allowed maximumuse of the yard space formanoeuvring and storage of thelarge equipment such as NZ'slargest specialist drilling rig, the 625Soilmec.

The existing workshop was retainedand extended to the boundary. Oneof the key bulk and locationrequirements was to minimise theextent of demolition to the existingworkshop shed in order to maintainthe maximum amount of straightlength pipe lining preparation space.

David Fehl, spokesman for thegroup, is very complementary of thework done by the architects, “Theyquickly involved themselves in ourbusiness needs, listened to ouroperational needs, discussedoperations with our staff (not justmanagement) and provided us withinnovative solutions. As a collectivegroup we are very happy with thework that was done. It hasstreamlined much of our operationand provided us with a facility thatstrengthens our association with ourclient base. Of equal importance tous was the ability to keep to thetime scale and budget.”

New Profile, new name.In Issue 12 of Scope AHI Roofingannonced the launch of a newprofile which was to be called“Coppo Tile” It transpires that thisname was already in use and so toavoid confusion the profile will nowbe named “Valencia Tile”.

Dimond Raises RoofingStakes!

A new award of $2000 waspresented by Brad Bridges,Dimond's General Manager toRyan Hayward a roofer, forExcellence in Roofing. Ryanreceived his award and engravedmedal at the Roofing Associationof New Zealand (RANZ) annualconference held in Christchurch onJune 22. The award was forexcellence in roofing demonstratedby an apprentice in the 2005 year.

Ryan had this to say: “I've juststarted my own business, so thismoney will be a great boost to helpme continue my dream. I'm reallyrapt and can still hardly believe it.Just awesome!”

“We're really delighted that Ryanwon this award. Dimond and theITO both believe in encouragingexcellence and best practice inroofing,” said Elizabeth Valentine,Chief Executive of the Plumbing,

Gasfitting, Drainlaying and RoofingITO. “Ryan clearly demonstratedthis to win the award.” Elizabethintroduced the innovative award toa gathering of over 250 roofersbefore the annual conferencedinner.

The award is made available byDimond and the ITO to promoteand support quality work in roofingand will continue for the next fewyears. The yearly award is for anapprentice who must demonstratean excellent standard of practicalon-site workmanship and skill. Heor she must also be a teamplayerwho works well together withcolleagues and the community.The winner must be within the toprange of practical training andcompetency assessments gainedfrom the Wintec off-job coursewithin the required year.

Ryan started his apprenticeshipwith David Washer of RoofingSystems Limited, Tauranga. Ryanexemplifies the hardworkingdedicated apprentice. Commentsfrom colleagues, tutors and judgesinclude: “Ryan always goes theextra mile. He is committed andhard working. He works well withothers. Ryan follows through onthe task at hand and is alwayslooking at innovative new ideas.He was the clear winner”. Aftercompleting his apprenticeshipRyan started his own businessFascia and Spouting Specialists, ofTauranga and Mt Maunganui.

A REMARKABLE HOME

After some 3 months ofresearching an estimated 10,000floor plans and building styles, forseveral hours a day, the Callesenswere satisfied they knew whatthey wanted and how to get it.The site at Queenstown’sLakeside Estate has magnificantviews which encompass LakeWakatipu to the west and isdominated to the east by theformidable Remarkable Range.New Zealand’s outdoors at itsbest which deserved the wellconsidered detail which was tobecome “Valhalla.”

The Lakeside Estate and Queenstownarea has some very tight buildingspecifications related to theacceptable usage of various materials.The primary rationale being that thematerial and style of any buildingshould be complementary to the alpinelandscape. The Queenstown weatherwith high snowfall and extremes intemperature from winter to summerinfluence both the design and choiceof material. The steep pitching roof isboth aesthetically pleasing andpractical. Gerard TexturedCoronashake was the first choice ofroof cladding which provides thenecessary protection, was lightweightbut strong, allowing for freedom indesign concept, and was in harmonywith the surrounding landscape. Thetextured onyx shake has a subtleshadowed profile which blends wellwith the changing mood of theRemarkable range linking the buildingto the environment. The naturalGibson Valley Stone, Totara, Cedar,Larch and Coronashake are allcomplementary blurring the distinctionbetween building and nature.

This is certainly a home the Callesenscan be proud of but it also stands as atestimony to the skills of designer,builder and owner working together toachieve a superb result.

Designer Dave Lowe of InteractArchitects & Designers Ltd. workedclosely with the owners Christineand Denis Callesen to achieve theobjectives of a design which wouldbe flexible and comfortable.Christine and Denis wanted a homeof high quality which would providewarmth, comfort and be versatileenough to cater for both friendsand family and double as a venuefor conferences and a corporateretreat.

The home of approximately 550square meters features fourbedrooms, three bathrooms, formallounge and dining facilities to seat16 guests and provides all thecreature comforts imaginable whilsthousing a variety of “treasures” theCallesens have collected in theirtravels. Many items tell a storyadding personal charm andmemories of times past. From thelighting, the granite and marbleflooring to the finely crafted andgenerous timber features this homeexudes taste and quality.

“The 8m high, 40 degree pitchedroof required a high level ofengineering and design, with theresulting truss systems fulfiling thepossible future needs of the clientfor additional living space,” saysDavid Lowe.The dramatic roof evokes thespectacular alpine vistas of thesurrounding Remarkables, whilstmaximising the views of the lakeand mountains from every room inthe house.

The detailing and finishing in thishome is a particular point of prideand the work of builder and mastercraftsman Ian Rutch and his twosons Dion and Simon. Denis, asmanager of the Hermitage, has hadconsiderable experience with avariety of trades and specificallychose Ian to build his home. “Ineeded not only a builder whoseskills I could rely on but also aperson I could trust to manage theproject in my absence,” say Denis.“Ian has done a magnificent job andhis attention to detail has beenbeyond my expectations....which isnot easy I might add. This is thesecond home Ian has built for mewhich is a measure of theconfidence I have and importance Iplace on his skills”.
