Executive Summary

In March 2000, Alberta Infrastructure engaged Stephens Kozak Carr and Brown Architects, to conduct facitiy audits on nine schools in the jurisdiction of Wild Rose School Division No 66.The review of Caroline Elementary school is as follows:

Architectural

This school was developed in seven phases, dating from 1956 to 1993. In conjunction with the 1993 addition, the school underwent a major modernization in 1993.Site regrading should be undertaken. There are some roof leaks.The 1993 classroom wing requires replacemnt vinyl flooring due to shrinkage of the tiles.

Mechanical

The mechanical systems is this facility were replaced in 1993 and are in good condition. No mechanical work is required.

Electrical

The electrical systems in this facility are in good condition. Replacement of emergency lighting batteries is required.

HVAC supply/return fans are interlocked to shut down on activation of thefire alarm system. Duct detectors are installed, as well as visual alarm signals.

5.3.1 Power service surge protection.

The main distribution panel is a Westinghouse 1600 amp 120/208 volt 3 phase assemblyof molded case circuit breakers with a digital meter installed for Owner information andrecording purposes. The main circuit breaker is Selectronic type and rating is set at 1600amp. The rating is adequate for present and anticipated future requirements. A transientvoltage surge suppressor (TVSS) is connected to the main bussing. Trans Alta meter#11859 is installed adjacent to the main panel. The main grounding clamp is secure. ColdWater and Gas piping is bonded to the main ground. The electrical room is being used forstorage of equipment.

5.3.2 Panels and wireways capacity and condition.

Branch panelboards are Westinghouse equipment. No tripping of breakers due tooverloads was noticed. Panelboards have approximately 30% spaces available.Directories are completed.

Motor controls are solid state type and labeled. No problems in obtaining replacementparts is anticipated. A VPS is installed to retain programs in memory if a power outageoccurs.

Luminaires are 120 volt. Hallway luminaires are 300 mm x 600 mm 2/32w T-barfluorescents, supplemented in the main lobby area with corner mounted luminaires withparabolic lens. Classrooms have 600 mm x 1200 mm 2/32 watt T-bar units withregressed, framed K12 lenses. Each classroom is also equipped with 4- 300 x 1200 mm2/32 watt surface fluorescents for white board illumination. Offices have 600 mm x 1200mm 4/32 watt T-bar units with 25 mm silver parabolic lenses. Low voltage switchingcontrol is used throughout the building. The gymnasium is equipped with 84- 2/32 watt 4foot surface fluorescents with louvres. Fluorescent ballasts are 120 volt energy savingmagnetic type. All installed lamps are T8 energy saving type.

Commercial television wiring is installed to classrooms. AWireless Wide Area communication system is installed. This is one of the local stations onthe information distribution system provided by the Wild Rose School Division offices inRocky Mountain House. It is microwave transmission.
