Godrej BhavanEnergy Saving Measures

Saving Money and Energy: Godrej Bhavan Case Study 10

Area Building Management System

Key Measure Installed Trane Building Energy

Management System (BMS) dashboard display with digital energy meters

Upgraded the incoming and outgoing electrical systems for high-voltage electricity to provide greater building safety, reliable operations

Upgraded the building’s low-voltage system to facilitate metering of the building’s electricity load

Area HVAC System Upgrade with BMS Integration

Key Measure Replaced inefficient Direct Expansion (DX)

HVAC system to new Trane system with a screw chiller, water-cooled condenser, electronic expansion valve, and a high coefficient of performance (COP) of 5.5

Upgraded cooling tower with temperature controller, and variable water pumping to increase energy efficiency

Installed air-handling units with variable frequency drives and humidity control for each floor

Area Lighting

Key Measure Installed Philips fluorescent tube lamps with

high- efficiency T-5 fittings (lamp life of 27,000 burning hours and a low mercury content of 1.4 mg per tube) and electronic ballasts with timers to switch office lights off automatically after hours

Provided natural day light and outside views throughout the building

Installed double-glazed clear windows and shading devices to reduce heat gain through the windows while still providing light (installed in 2012 after the building retrofit)

Energy metering system 52,000

Auto-blow down controller at the cooling tower 29,000

High reflectance paint for the terrace surface 62,000

Energy audit 45,000

Replaced lights with energy efficient tube lights 172,000

Total cost of installed energy efficiency measures 5,384,000

Godrej BhavanRecovering Investment via Energy Savings

• 11.4% energy savings from retrofit in first year

• Simple payback period of 4.7 years

• Major energy savings derived from HVAC, lighting and building maintenance systems

Godrej BhavanRetrofit Challenges and Solutions

ChallengeAgeing building with ongoing operations

Solution Implementation during non-

working hours

Simultaneous operation of old and new systems during retrofit

Saving Money and Energy: Godrej Bhavan Case Study 15

Limited availability of energy efficient products

Sourcing through special venders through investigation and research

Godrej BhavanLessons for Similar Projects

• Godrej Bhavan’s upgrade demonstrates the real energy and cost savings from implementing energy efficiency in existing buildings

• Commitment starts at the top: Godrej’s corporate commitment to sustainability shaped the project’s efficiency goals. Top-level support for the high-efficiency and cost-savings targets are critical

• Low-hanging savings opportunities: HVAC, lighting, and building management systems are low-hanging energy and cost-saving opportunities

• Building operations and maintenance are key: Beyond installing efficient equipment, train staff to continually analyze energy performance, transforming building operations, correct discrepancies and increase energy savings

Energy Conservation Building Code

Saving Money and Energy: Godrej Bhavan Case Study 19

Energy Conservation Building Code

• A set of standard energy efficiency measures

• Save 1.7 billion kWh of electricity in India annually

• Applicable to commercial buildings, offices, hospitals, IT parks, and high-rise residential buildings

• Applicable to buildings with loads larger than 100 kW or 120 kVA

• LEED, GRIHA, and other green building rating systems must meet ECBC standards at a minimum

Current Progress on ECBC

• Voluntary at national level

• Champions states for ECBC adoption so far are Andhra Pradesh, Rajasthan, Orissa, Delhi, Maharashtra, Uttar Pradesh, Haryana, Tamil Nadu, Karnataka, and West Bengal

• Karnataka is using a phased approach in implementation, applying ECBC to government buildings in Phase I
