That a Notice of Refusal to Grant a Planning Permit PLN11/0953 be issued to landat 1-3 Railway Place, Cremorne on the following grounds:
1. The proposal does not provide an appropriate transition in height with thesurrounding building stock, contrary to clauses 1.01-2 (Urban DesignPrinciples) and clause 22.10 (Built form and design policy) of the YarraPlanning Scheme.
2. The proposal would unreasonably impact the dwellings to the west by virtue
of overshadowing, contrary to clauses 15.01-2 Urban Design Principles) andclauses 22.10 (Built form and design of the policy) of the Yarra Planningscheme.
3. The proposal would unreasonably impact the development potential foradjoining sites due to the proximity of windows to the boundary, contrary toclauses 15.01-2 (Urban Design Principles) of the Yarra Planning Scheme.
4. The absence of an on-site loading bay for the caf would unreasonablyimpact car parking and traffic conditions in the area.
