One of the signs that I’m a little obsessed with open houses is that lately, in addition to vis-iting open houses every week in Santa Bar-bara, I also look for open house signs when I travel. So over the past several months, I’ve
visited open houses in New Orleans, Catalina, and San Francisco. A couple of weekends ago, I was in St. Louis, Missouri, and went one step further by spending the whole day on a home and garden tour.
My colleague Emily and I were in St. Louis for a meeting that started Monday morning. We arrived a day early to see a baseball game and take in a few sights. When the Cardinals versus Giants game was switched from daytime to night, we unexpectedly but pleasantly found ourselves with all day Sunday to fill. Hoping for some fresh air, regional flavor, and a little bit of history, we decided to check out the Lafayette Square Spring House and Garden Tour.
We started our house tour at the Park House, built in 1866 and originally used as the Lafayette Park police station. The beautiful Victorian building with distinc-tive brick trim is now used as a meeting place for the Lafayette Square Restoration Committee, as well as hosting weddings and other events. A docent from the Restoration Committee was delighted to hear that we were visiting all the way from California, and gladly offered a history lesson of the neighborhood.
Much like Santa Barbara and its 1925 earthquake, St. Louis’s downtown and architecture were shaped by a massive natural disaster. In May 1896, a cyclone deci-mated much of the city, turning whole blocks of homes into piles of debris and displacing many residents.
Our docent, Matt, shared vintage maps and photos of Lafayette Park and the surrounding Lafayette Square. Prior to the cyclone, huge crowds often gathered in the park for concerts and events, and many residents slept in the park in the summertime. The police force stationed here helped oversee those activities until the cyclone devastated the neighborhood.
Unlike Santa Barbara, the years following the his-toric cyclone in St. Louis were not a time of rebuilding. Lafayette Square fell into disrepair. Most of the struc-
tures in the square were either abandoned or operated as boarding houses. It wasn’t until the 1960s, when a highway was slated to be built through the square, that preservationists solicited national help to reroute the highway construction and preserve the square as a his-toric district.
The first home tour was held in 1969 to showcase the history of the area and encourage people to visit. The increased attention helped fuel a resurgence of interest in the area, and homes began to be purchased by owners with plans to resuscitate and refurbish them. In 1972, Lafayette Square was named the first historic district in St. Louis and was added to the national register of historic places the following year. Matt let us loose for the rest of the tour with an enhanced knowledge and appreciation of the area.
There were 11 more homes on the tour. We visited a three-story Italianate mansion built in 1877 by James Eads, one of the top American engineers of the day. His influence gave context to the home’s impressive archi-tectural features, such as the imposing curved walnut staircase and unique octagonal dining room, as well as details like intricate sliding pocket shutters on the floor-to-ceiling windows.
Across the street, we met the new owners of a 7-bed-room, 3½-bath Edwardian home that sits on almost an acre of land with three carriage houses and extensive gardens. The three-story, 6,500-square-foot house was owned by the same family from 1923 until this year and has remained virtually untouched for that entire time. Original paint, wallpaper, woodwork, and window detailing are on display throughout the house, along with period fixtures and even furniture.
Walking through this house and its gardens is truly like stepping back in time, and the plentiful stories about the previous owners —a doctor who saw patients downstairs while his wife conducted seances in the third-floor ballroom—certainly enhanced the effect. The amount of work ahead for the renovation of this grand home is mind-boggling, and made all the more real by having the opportunity to meet the owners and hear firsthand about their plans.
Other highlights of the tour included a Method-ist church with a beautiful 1901 pipe organ, intricate stained-glass windows, and a bowling alley in the base-ment. The bowling alley was built in 1948 and recently
restored to its period glory, complete with the original pin-setting machinery, bowling balls, and even shoes.
We visited a Victorian painted lady built in 1870, with a steep mansard roof and lush gardens in both front and back that’s one of three identical homes in a row. The exterior architectural details were highlighted by its color scheme, and the interior boasted original plaster moldings and fireplace mantels, as well. We were told that the layout of the house is a “four-back,” with the for-mal parlor leading straight through to the family room and then the dining room and kitchen, all in a row.
The tour did not disappoint. We bought souvenirs at the craft fair and checked out a vintage baseball game in the park. We drank lemonade and chatted with other tour attendees. The size of the crowd confirmed that I’m not alone in my obsession with open houses.
As expected, the homes themselves, along with their inhabitants, were certainly the centerpieces of the tour. The stories of their renovation efforts, and the deter-mination of the owners to restore their houses and the neighborhood to their original glory, was made all the more poignant by the history lesson that our friend Matt had provided to start off the day. Whether red-tile roofs in Santa Barbara or wrought-iron fleur-de-lis-topped fences in St. Louis, the homes of an area can define its character and give a window into its past, and its future.

For obvious reasons, we need to keep thinking long-term about low-cost, effective strategies for cooling our homes and buildings. Since 2005, all new buildings in California have been required, per the state energy code, to install a “cool roof.” A cool roof is a roofing system that delivers higher
solar reflectance and thermal emittance than traditional roofing materials. Solar reflectance is the ability to reflect visible, infrared, and ultraviolet wavelengths of the sun, thereby reducing heat transfer to the building. Thermal emittance is the ability to emit absorbed heat.
Historically, cool roofs have either been white or some other light color. Inno-vations have broadened the color spectrum dramatically in the past decade. Now it is possible to get many colored roof materials, even in the darker hues, that meet cool-roof certifications.
The Cool Roof Rating Council (CRRC) is an independent, nonprofit organization that rates and publishes the reflective and emittance properties of roofing products. It developed a scale of 0-1 to quantify each of these properties, with higher values being cooler. It tests products when new and when aged — called the weathered rating—because some products become less reflective over time and thus less effective at stay-ing cool and conserving energy. There is also a solar reflectance index (SRI) that gives a single value that combines both solar reflectance and emittance (also valued between 0-1).
When existing homes are remodeled, the roofing is not covered by the state energy code requirements. Changing out a roof on an older home to replace it with a roofing material with a high SRI rating would rarely be cost-effective. If a new roof is needed, however—and every roof needs replacing periodi-cally—going with a highly reflective product is the way to go. Moreover, such products tend to cost no more than conventional roofing. Choosing a cool option is advisable with all configurations of roofs but especially if a home has an uncon-ditioned attic that houses heating/cooling equipment or ducting runs. Of course, it is still important to have good insulation and air sealing at the ceiling level.
The exterior surface of a conventional roof can reach 190 degrees Fahrenheit or more in summertime. One with high solar reflectivity (a 0.75 rating or higher) can stay 50-60 degrees cooler, which leads similarly to a much cooler attic space. A cool roof has the additional advantage of deteriorating more slowly than a conventional one of dark, similar material, adding to cost savings.

“I’m never going to be Yo-Yo Ma, but I get to create a space that he gets a little juice off of, and that’s cool,” said Margie Grace, remem-
bering her time playing the violin as a child, and the night that the inimitable cellist personally complimented her on her landscape work. Grace met the hon-ored guest at a local estate during a fun-draising event attended by eight Nobel Laureates in a garden she designed. “We build spaces that call people forward to be the very best they can be,” she said of the Asian-styled sanctuary.
Her peers have also recognized Grace’s work. She was awarded the International Designer of the Year award in 2009 by the Association of Professional Landscape Designers for her backyard oasis at a signature home on Pedregosa Street. The clients felt that their lifestyle didn’t allow for much maintenance, so Grace designed
the garden with a maintenance plan for “two guys, half a day, one day a month” built into it. She warns, however, that all landscaping requires some care but feels that the early inclusion of land-scape architects in the building process is one of the best ways to accomplish garden goals.
“We think that the design-build model is what makes our gardens extraordinary,” she says about her firm’s practice of handling entire projects in-house, where she feels accountable for every piece. “The whole purpose of design is to create something useful and extraordinarily beautiful,” she says. “So the people give you the purpose, and the purpose informs the place.”
Grace admits that an astonishing 25 percent of her business is overhauling a garden that was done in the past year. She cites technical flaws as one of the major causes, but the other common

client complaint is “This isn’t what we wanted,” she says. “It’s not good for the industry that people’s experience of the designer guy is that he doesn’t listen.”
She says that unfortunately there are a lot of designers that fall into that category. “I keep people from running off of cliffs,” she says of how she handles an occasion-ally misguided client vision. “But I don’t fight about much. It’s our job to get into people’s heads quickly and efficiently so that we bring them the right basket of ideas.”
Grace explains that a successful proj-ect can often be gauged simply by how
a client feels in it when they close their eyes. “It’s really down to, ‘I can feel the sun on my skin; I can smell great scents,’ ” she says. “It’s when you fall asleep to the hum of the insects.”
One of Grace’s favorite pieces to date has been an old Japanese humble door that she used in an enclosed garden. In order to pass through the door, you must acquire the compromised position of raising your leg to step through the door while simultaneously ducking your head. “You really have to humble yourself,” she says. “It’s the way we approach someone else’s space to not be a threat.” n
