It is also the tenant’s responsibility to supply replacement light bulbs when necessary. These should be the correct wattage

to suit the appliance/fitting that they are being fitted to, in order to comply with the fire regulations. All fire appliances

should be checked annually in accordance with bs5306 part 3.

However, should any smoke detectors need replacement batteries between maintenance visits; it is the tenant’s responsibility

not the landlords. This report has been prepared on the accepted principle that in absence of marginal comments, an item is

free from obvious defects, damage or soiling.

The report should not be used as an accurate description of each and every piece of furniture and equipment, or as a

structural survey report. No attempt has been made to place monetary value on the property or its contents. All woodwork is

white painted unless otherwise stated.

All electrical appliances are considered to complete with plugs, bulbs, flexes etc., unless noted otherwise. We will test

electrical equipment for power only and only when practical.

Property left in lofts, cellars and locked rooms that have not been detailed are the sole responsibility of the landlord. The

descriptions of the listed items are for the identification purposes only and we do not attempt to determine or pass on

opinion as to whether an article is genuine or a reproduction.

Inventory giant will not undertake to move large items of furniture and will not search inaccessible places to find items or

check lofts or cellars. Any household plants, cleaning materials, livestock (pond fish) etc. are considered as perishable items

and will not be listed. This report has been documented on the understanding that all items are without damage,

dilapidations or faults except where declared. At the end of the tenancy all items should be ready and in the same location as

listed in the inventory. Failure to do so will result in handling charges being passed on to the tenant. All beds should be left

unmade with the linen folded. Bedding and linen should be clean and ironed where relevant.

On termination of the tenancy the check-in inventory is rechecked, any discrepancies and / or variations will be detailed. The

report will indicate, in the opinion of the clerk, as to whether there is any liability on the tenant, or whether such

deterioration could be assessed as fair wear and tear. Fair wear and tear is assessed on the length of the tenancy and the

type of occupancy, noting that certain items will receive higher usage. It is acknowledged that the contractual terms listed in

the tenancy agreement may overrule the opinion of the assessor.

This report is stored electronically and can be requested prior to future check-ins to provide an accurate inventory at the

beginning of each new tenancy.

Inventory Giant will test smoke alarms for audio and will state the results within the report. If tenants are present during

inspections we will make tenants aware of the smoke alarms conditions.

This report remains the property of inventory giant and cannot be used or duplicated without their written permission.
