Auction Day Protocols in the Interest of Public Safety for the

ALL ON-SITE REAL ESTATE AUCTIONS

In voluntary compliance with social distancing and safety measures proposed by CDC, the following guidelines

will be observed on site on auction day:

The auction will take place outdoors.

Each bidding group should remain 6 feet from other bidders. Cell phones will be allowed and reasonable time

for remote consultation provided.

Signage or auction staff on site will direct vehicles to appropriate parking.

Please have your photo ID, and deposit check readily available to be shown to our staff member at registration.

Bidders should come prepared with their own mask which will be worn at all times while at the auction.

Bidders should bring their own pen to register and fill out paperwork.

Social distancing during the announcements and auction will be maintained keeping bidders a minimum of 6

feet apart.

At conclusion of the auction, only the high bidder will be directed to come forward to execute documents with

Mortgagee’s counsel at an appropriately sanitized table outdoors.

Hand sanitizer and antibacterial wipes will be provided by auctioneer on-site

Pursuant to a partnership dissolution, JJManning Auctioneers is pleased to offer 1,760+/- acres of land comprised of 42+/- parcels to

be sold in 7 groups at a 2-day Absolute Auction Event wherein the last and highest bidder per each entire grouping will be the winning

bidder, regardless of price.

Auction, the accelerated method of marketing, has been selected for the sale of this property. That decision allows you to set the

market price for each group offered with your bid. You will buy the property at the lowest possible price by bidding one increment

higher than the competition. Do not miss out on this special opportunity.

As you know, the property is being sold "as is, with all faults" so be sure to conduct your own due diligence in addition to carefully

reviewing all the information contained within this Property Information Package (PIP) as well as the additional information to be

made available to prospective bidders upon receipt of the signed Waiver & Confidentiality Agreement contained herein.

The auctions will take place over 2 days, Wednesday, May 26 (Day 1) & Thursday, May 27 (Day 2). Each auction will be held at a

time and location specified elsewhere in this package. Please review this information carefully and contact us with any questions prior

to auction day. Do not risk missing out by showing up at the wrong time or place if our direction is not clear to you.

The sale is not contingent upon your ability to acquire mortgage financing. You are encouraged to pre-qualify yourself with a lender

before the auction. This will help you to bid with confidence. Read the Sample Purchase & Sale Agreements in the information

package to be made accessible to those returning a Signed Waiver & Confidentiality Agreement. You should consult your attorney

with any questions regarding the Agreements. There can be no changes to the Agreements.

Don't forget to bring with you to the auction the specified minimum portion of the certified deposit ($50,000 minimum per group for

Day 1) or ($10,000 minimum per group for Day 2) in the form of a certified or bank check(s) made out to yourself. If you wish to

potentially purchase more than one grouping, be sure to bring the appropriate number of deposits. You must show the check(s) at

registration in order to receive a Bidder Number. You must have a Bidder Number in order to bid at these open, outcry auction.
