SA New Homes

The number of listings for May - June 2012 has climbed from 214 last month up to 226. The number of SPECS has increased to 63.9% in this issue. The average price of SPECS listed this month is $440,120 compared to $460,456 last month, and MDL homes are 9.5% of listings.

The number of Completed homes is up a little as a percent of listings this month from 45.2% to 46.8%. The average price of Comp listings is down to $434,173 compared to $437,633 last month. These averages are on the high side because many list-ings are over $1,000,000.

SA New Home Inventory by Status: Slabs are down as a percent of total from 14.7% last month to 13.5% of inventory in this issue, and the average asking price of these listings is higher at $644,519 in the May - June issue compared to $588,448 in April - May. In this issue, 13.5% of listings are Frame status, 7.1% are Trim, 7.1% are Sheetrock and 1.6% are in Paint status.

COMBINED TAX RATES. The six-digit number found in the section on SA SUBDIVISIONS AND NEW HOMES INVEN-TORY represents the combined ad valorem tax rates per $100 of assessed valuation for entities with taxing authority over that subdivision. They have now been updated with the certified Tax Rates that were available at press time. To estimate the annual ad valorem taxes for a new nome, divide the new home price by 100, then multiply by the combined tax rate.

UPDATING SA NEW HOME INVENTORYNew Home Inventory update forms are typically distributed at the beginning of the last full week of each month. Updates should be made by editing existing listings on a copy of the Builder Section, and submitting additional homes on the update form. The deadline for submitting these updates and forms is the last Wednesday of the month. ONLY DELETIONS CAN BE ACCEPTED AFTER THE DEADLINE.

The six-digit number found in the section on SA SUBDIVISIONS AND NEW HOMES INVENTORY represents the combined ad valorem tax rates per $100 of assessed valuation for entities with taxing authority over that subdivision. They have now been updated with the certified Tax Rates that were available at press time. To estimate the annual ad valorem taxes for a new nome, divide the new home price by 100, then multiply by

UPDATING SA NEW HOME INVENTORYNew Home Inventory update forms are typically distributed at the beginning of the last full week of each month. Updates should be made by editing existing listings on a copy of the Builder Section, and submitting additional homes on the update form. The deadline for submitting these updates and forms is the last Wednesday of the month. ONLY DELETIONS CAN BE ACCEPTED AFTER THE DEADLINE.

USING SA NEW HOMESNew Homes Inventory of Builders is intended to include only those of Members of GSABA. The inventory can include specs, models and custom homes which are completed or under con-struction. Specs and models home are listed in the three ways: by builder, by subdivision and by price, at no charge to the builder for the first five listings. Custom homes are listed only under the builder’s name. While inventory should include only those new homes that have been started, as indicated by a poured slab, this issue could include some units which were at the pre slab stage as of the reporting date. Due to time lags between reporting and publication, it is anticipated that the stage of some houses will have changed by the time of SA New Homes distribution.
