Dear Homeowners, We are working very long hours to create the infrastructure for self- management so that future Boards will have a much easier time. We continue to collect Consent forms to pass the new governing documents to bring us into compliance with State Law. If you misplaced your forms, you can download from the website. Remember to check 3 boxes and sign twice, then give to a board officer. A landscaping company was hired to begin spring clean- up, weed treatment and fertilization of common areas. The swale on Quivas Way between Pecos and the golf course will not be mowed, per the revegetation plan. Weeds will be spot-sprayed and trash collected. Graffiti at 112 th and Raritan was cleaned up in 24 hours. The fence on 112 th downed by a City snowplow was fixed in two days. This year we had the best response ever for dues payment, with only five outstanding accounts -- thanks to Secretary Donna Hamilton, who organized years of records, and followed up promptly! Neighborhood Watch Alerts

There have been a rash of mail thefts and car break-ins in the past two months. Be aware of suspicious strangers or behavior. Note license plate numbers and notify the police. Other simple safety measures:

Close garage doors at night.

Leave yard lights on all night.

Don’t leave personal items in vehicles

Want to find out sooner about what’s going on with your neighbors? Sign up to the private social website for the Ranch. Some set up a separate email just for NextDoor The Ranch. Only residents can sign up, access or read the site. Our neighbors warned us of mailbox thefts and car break-ins, and a sighting of a man dressed in black peering into cars. What a great neighborhood watch tool! But there’s good news posted too -- recommendations of good repairmen, handymen, suppliers – as well as ones to avoid. There’s info about classes, event, worm composting, yoga classes and much more. Try it!

New Fine Schedule

In an effort to uphold the covenants and maintain our neighborhood, we have created a new fine schedule. Covenants often have not been enforced in previous years, so several problems have continued for years, much to the exasperation of neighbors. We are trying to change that, and to apply covenants equally and fairly. Be aware that problems usually do not occur overnight, so by the time a problem is noticed, and the first notice is sent, it has been a long time in the making. Within 10 days of receiving an ACC notice, the homeowner must either fix the problem, appeal to the Board, or be subject to a $25 fine. If there is no appeal or change, $75 is charged 30 days after sending the 2nd ACC letter. Thirty days after the 3rd ACC letter, a $225 fine is assessed. Ninety days after the first assessment, a lien is filed.

What is the best way to avoid fines? Communicate!
