IMMEDIATE TRADE AREA
The subject property is located along W Irlo Bronson Memorial Hwy (64,000 Cars /
Day), a major thoroughfare that serves Kissimmee. The trade area benefits
significantly from its status as a suburban employment center, strong retail
development, and fast residential growth. The site is located within a 5 mile radius of
several major retailers and numerous national tenants including, Walmart, Sam’s Club
Target, Marshalls, Aldi, Ross, Home Depot, Big Lots, Dollar Tree, Office Depot, Chick-
fil-A, Starbucks, Dunkin’ Donuts, McDonald’s, Wells Fargo, Chase, Wendy’s, and many
more.
KISSIMMEE / OSCEOLA COUNTY, FL
Kissimmee is a city in Osceola County, Florida. It is the county seat of Osceola County,
and is one of the fastest growing communities in Florida. As of the 2010 U.S. census,
the population was 59,682. Osceola County is a stone’s throw away from Florida’s
main theme parks — Disney’s Magic Kingdom, SeaWorld, EPCOT, Disney’s Hollywood
Studios, Disney’s Animal Kingdom, Universal Studios Orlando, Universal’s Islands of
Adventure, and Legoland. Kissimmee is 17 miles south of Orlando, Florida.
Osceola's economic base is dominated by tourism, serving as a "gateway" to Disney
World and other Central Florida attractions. The area's historical investments in
ranching and citrus are still very strong, while light industry and service enterprises are
growing due to Osceola's transportation advantages and proximity to the Greater
Orlando area.
With three international or regional airports serving the Central Florida area, getting to
Kissimmee is always easy. Most major airlines fly into Orlando International Airport
(MCO), just 30 minutes from Kissimmee, with additional flights arriving at Orlando
Sanford International Airport (SFB), less than an hour's travel time away. Kissimmee
Gateway Airport (ISM), conveniently located to Hwy. 192 and I-4, is the closest airport
to the major theme parks and convention centers, and offers prime access for those
flying in on private or charter jets.
One of our strongest assets, Osceola County has enjoyed rapid population growth
over the last several decades. More importantly, this growth has been in the
employable age ranges. This, combined with our centralized location, positions
Osceola County well for manufacturing, distribution and corporate headquarters
operations.
ORLANDO-KISSIMMEE-SANFORD MSA
Orlando-Kissimmee-Sanford Metropolitan statistical area commonly referred to as
“Metro Orlando” is the 3rd largest MSA in Florida and 26th largest in the US.
According to the 2010 US Census, the population is 2,134,411 an increase of
51,990 or 2.50% over the previous year estimates. The US Office of Management
and Budget is also part of the Orlando-Deltona-Daytona Beach Combined Statistical
Area. The estimated population of this CSA was 2,818,120 in 2010 and includes
three of the 25 fastest growing counties in the nation - Flagler ranks 1st, Osceola
ranks 17th, and Lake ranks 23rd.
Metro Orlando is predominantly best known for the strength of its tourism industry,
which attract millions a year. The tourism industry has resulted in numerous hotels,
restaurants, and shopping malls all ranging from low to upscale options. In addition
to tourism, agriculture has been a major part of central Florida’s economy for the
past 100 years. Specifically within agriculture, the area has benefited from the Citrus
industry. Although, recently the number of citrus farms have moved further south
there still three major juice plants in the area; these include Cutrale Citrus, Florida’s
Natural Growers, and Silver Springs Citrus. Minute Maid also operates a major juice
flavoring plant in northern Orange County. Other agricultural activities include cattle
farming, which can be found along the outer ring of the major metro areas.
Since World War II the area has served as a major military defense and aerospace
center. The US Military in the 1940s opened McCoy Air Force Base and the Orlando
Naval Training Center. The McCoy Air Base was a major launching point for B-52
Strato-fortress operations. In 1974 the base closed and was converted into Orlando
International Airport, which is now the 13th busiest airport in the US. Military defense
contractors such as Lockheed Martin, the most prominent in the area, operate both
a laboratory and a manufacturing facility in Orlando. Aerospace operations are
predominantly comprised of the Kennedy Space Center and the adjoining Cape
Canaveral Air Force Station. The Kennedy Space Center has been responsible for
every manned space flight in 1968, although such flights are currently on hiatus.
Metro Orlando has benefited from an economic diversity that includes tourism to
military defense, and recently has been recognized as a major hi-tech hub. Popular
opinion is that University of Central Florida is viewed as one of the best computer
science and engineering public universities in the US. The Central Florida Research
Park, a research park established at the university, is the 7th largest in the US but 4th
largest in terms of companies. The park includes such companies as ATT, Cisco
Systems, Lockheed Martin, Raytheon, and Boeing. The MSA also hosts other large
technology companies, such as Oracle, Electronic Arts, and Siemens.
The Orlando area is served by a single interstate highway, Interstate 4, and is the
second largest city in the US to share this designation. Interstate 4 is the main
north/south motorway and is intersected by a series of toll roads that provide
eastward and westward travel.
