The rules and regulations apply to all owners and residents of Park Avenue, as well as their visitors.

Just as owners are liable for the actions of their visitors, renters are also liable for the actions of their visitors.

Park Avenue Homeowners Association, Inc. Rules and Regulations

I Introduction

A. It is in the interest and for the benefit of all homeowners (hereafter "owners") at Park Avenue that Rules and Regulations are drawn up, promulgated, and disseminated throughout the Park Avenue Homeowners Association, Inc. (hereafter "Associationl').

B. It is the intent of the Board of Directors (hereafter "Board ll) to establish Rules and

Regulations that are: 1. Sensible and reasonable; 2. Clear and unambiguousi 3. Uniformly promptly and firmly enforced; and most importantly, 4. Of benefit to the community at large.

C. The goals of the Rules and Regulations governing the Association, its owners and its residents are Simple. They have been established to: 1. Protect the investment of the individual ownersi 2. Enhance the property values of the Association at large; and 3. Improve the general environment and quality of living throughout the

community.

II Authorization and Enforcement

A. The Rules and Regulations have been developed/ adopted, and implemented by the Board through the authority given them under Article IX, Paragraph 14 of the Declarations of the Covenants, Conditions, and Restrictions (hereafter "Declarations") of Park Avenue.

B. The Board retains the services of a management company (hereafter "Managing Agent") to assist in the management of the complex. Nevertheless, all rules set forth in the Declarations, By-Laws, and in the Rules and Regulations shall be enforced by the" Assodationi its members, its Board, its Managing Agent, and all committees of the Association.

C. The rules are in addition to ordinances of the City of Aurora and County of Arap?lhoe.

III Effective Date and Supersession

A. The Rules and Regulations will be considered in effect as of 30 days after final approval by the Board.

B. The Rules and Regulations supersede any and all previously issued and promulgated Rules and Regulations.

C. The Rules and Regulations will in no way abrogate any Violations which may have occurred under a previous set of Rules and Regulations adopted by the Association. Any warnings or penalties incurred under an earlier set of Rules and Regulations will continue to remain in effect.

IV Applicability

A. These Rules and Regulations apply to: 1. All owners of units located in Park Avenue regardless of where they may

physically reside; 2. All residents of Park Avenue regardless of their status as owners or renters; 3. All visitors of residents of Park Avenue.

Just as owners are liable for the actions of their visitors and renters, renters are also liable for the actions of their visitors.

S. Neither the Association nor its Board will be responsible for notifying residents or their visitors of the Rules and Regulations which govern Park Avenue. It is the responsibility of all owners to apprise their visitors and renters of the Rules and Regulations. Owners must provide their renters with a copy of the Rules and 'Regulations, and should include a provision in the lease regarding the renter's responsibility for the reimbursement of fines and other costs associated with infractions of the Rules and Regulations.

Violations of any Rule or Regulation should be reported in writing directly to the Managing Agent.

V Interpretation of the Rules and Regulations

A. The interpretation of the Rules and Regulations will be ~t the sole discretion of the Soard. Their judgment will be the sole criteria as to whether an infraction or violation has occurred.

VI Rules and Regulations

A. Scope

1. Whenever or wherever the Rules and Regulations conflict with the Declarations of Park Avenue, the Declarations document wili prevail.

2. It would seem unnecessary to include in any list of RLiles and Regulations those inappropriate actions such as vandalism, disturbing the peace~ theft, ass8ljlt, ett;, Whith are :self':eVideht: 'Thus,'the" scOpe 'and coverage'ofthecategories enumerated below is by no means exhaustive. In alJ cases, good judgment and respect for the property and welfare of residents should, and Will, be the rule.

B. Architectural Changes

1. No work or alteration of any kind shalJ be done upon the exterior walls, roofs, fences, or garages or upon the general or limited common erements unless previously authorized in writing by the Association. Architectural controls are more fully provided in Article V of the Declarations. Architectural Change Request Forms may be cibtalned by calling the Managing Agent or via the Association's website, parkavenuehoa.org.

2. Approval by the Soard must be obtained prior to the installation of storm doors, screen doors, security doors, awnings, ramp railings or changes to the yard.

3. No owner or resident shall install any electrical or telephone wiring for any purpose. Nor shall any machines or air conditioning units be installed on the exterior of any unit including any part of the yard, or protruding through the walls or windows or roofs of any ·unit except as may be expressly authorized in writing by the Association. Individual window air conditioning units are expressly prohibited. Pursuant to the Federal Telecommunications Act of 1996, the Association cannot prohibit the installation of television or radio antennas or dishesi however, the Board must approve the location of the installation. If antennae or dishes are located on a wall it must be the wall of the owner unit. Any owner who places a dish or antennae on the outside of a neighboring unit must pay the cost of removal and any subsequent damages to the neighboring unit. Owners will be responsible for any damage which results from the installation of the antenna or dish.

4. All architectural changes are subject to Article V of the Declarations.

C. Rented Units

1. Owners who rent their units are required to provide. the Board and/or its Managing Agent with a copy of the rental agreement or lease. Such information will be maintained in the confidential files of the Board and/or the Managing Agent and, unless subpoenaed, will not be made available for general distribution or perusal.

2. Owners are required to provide the Board and/or its Managing Agent with the name(s) of their renter(s) and telephone number(s) in case of emergency. Such information will be maintained in the confidential files of the Board and/or its Managing Agent and, unless subpoenaed, will not be made available for general distribution or perusal.

3. Any violation of Declaration Article XI or the Rules and Regulations concerning the registration of contact information shall result in a penalty/fine assessment as set forth in Article VII(C).

D. Pets

1. Residents who keep or maintain a pet upon any portion of the complex shall be deemed to have agreed to indemnify the Association( its members, its Board, and its Managing Agentj from any lossciaim,or liabllityof any kind or character whatsoever arising by reason of keeping or maintaining such pet within the complex.

2. No animals, livestock, poultry or bees of any kind shall be raised, bred or kept in the complex except as provided below.

3. No more than two (2) common household pets, of reasonable size, shall be kept of raised in any unit.

4. No pet shall be kept for any commercial purpose. 5. Pet owners must clean up after their pet and dispose of the same in a suitable

container. This also applies to patio areas and backyards. 6. Pets shall not be walked where excretions may damage grass, shrubs or trees,

or become an annoyance or· nuisance to other residents. Damaged shrubs, trees, etc. will be billed to the responsible party.

7. Petsshall not be left unattended, chained or leashed outside so as to become an annoyance or nuisance to others from barking or such other cause. Patio areas and entryways may not be used as 'living quarters' for pets.

8. Per ordinances of the City of Aurora and County of Arapahoe, pets without exception must be leashed at all times while outside of a resident's backyard.

9. The owner of any pet found to be malicious, vicious, noisy or obnoxious to other residents may be ordered by the Managing Agent to ex)~ the pet from the complex.

10. Any violation of Declaration Article IX or the Rules and Regulations concerning pets shall result in a penalty/fine assessment as set forth in Article VI1(C).

E. Use and Restrictions of Common Area and Private Units

1. Sidewalks, entryways, ramps, and driveways are common areas and shall not be obstructed or used for any purpose other than ingress to and egress from a unit. Bicycles, motorcycles, trash or any other item cannot be stored at front entrances or on any other part of the common area.

2. Any damage to the genera'i common area caused by an owner, their visitor(s) or their renter(s) shall be repaired by the Association at the expense of the owner.

3. No person, child, animal or item shall be allowed on the roofs of the complex under any circumstances whatsoever. This includes the 'eyebrow' of ranch units.

4. The Association assumes no responsibility for, nor shall it be liable fOf, any loss of or damage to articles kept in or on the common area, patio areas or backyards. Owners are responsible for obtaihing insLirance coverage on their unit and personal property.

5. Fences, backyards ,and patio areas shall not be left in an unkempt, dirty, overgrown, unsanitary or unsafe condition so as to constitute an annoyance/ nuisance, eyesore or hazard. .

6. Backyards and patio areas must be kept free of weeds and the planting of trees in these areas is expressly prohibited.

7. Backyards t patio areas and entryways may not be used for storage. I,terns such as outdoor furniture, barbeque grills and live plants may be kept in these areas provided they are in keeping with the general appearance of, and do not detract from, the general character of the complex.

8. The following items may not be kept in backyards, patio areas or entryways: appliances, dog houses, scrap lumber, building materials, signs, tires, auto and truck parts, laundry, trash, bicycles, tricycles, dead or plastiC foliage, cans, bottles, ladders, empty containers, etc., and any other object that Is not in keeping with the general appearance of, or detracts from, the general charaCter of the complex: .. Noise Restrictions

10. ReSidents must exercise care to avoid making or permitting to be made, loud, disturbing or objectionable noise, and in using or playing, or permitting to be used or played, musical instruments, stereos, radiOS, television sets, amplifiers and any other instruments or devices including cars t roller blades, roller skates, skateboards( motorized toys( trucks, or motorcycles in such a manner as to disturb or intend to disturb other residents. This applies to outdoor games such as basketball, football, soccer, etc.

11. Residents must exercise reasonable care at all times to avoid making loud or objectionable noise. Night hours must be regarded as "quiet hours." Quiet hours shall be observed between 10:00pm and 6:00am on weekdays and lO:OOpm and 8:00am on weekends and holidays.

lighting

12. Residents shall not permit or cause the emission from any unit light which is unreasonably bright or causes unreasonable glare to other residents.

13. With the sale exception of holiday seasonal lighting, any exterior lighting will require the written consent of the Architectural Review Committee. Seasonal holiday lighting may be installed only after Thanksgiving Day and removed before January 31st•

Doors, Windows, Screens and Coverings

14. All residents shall, within four weeks of occupancy, assure that customary appropriate curtains, drapes, shades or blinds are installed on windows and patio doors. Newspapers, blankets, sheets, alUl-ninum foil and similar materials are expressly prohibited and must be promptly removed upon notification by the Managing Agent.

15. Window coverings are the sole responsibility of the resident and must be in good repair at all times.

16. Windows, window screens, awnings, ramp railings, screen, storm, security and garage doors, are the sole responsibility of the owner and must be in place and in good repair at all times,

17. At no time shall it be permissible to have clothes or other items hanging from fences, on railings or out of windows or doors or in any manner causing an unSightly view to the public,

Trash and Trash Containers

18. No trash, barbecue ashes, debris, or cigarette butts shall be depOSited or left on the common areas by any resident or their visitor(s),

19, No refuse, garbage, trash, lumber, metal, bulk materials, scrap or debris of any kind shall be kept or allowed to accumulate outside of a unit, nor shall any such Items be deposited on a streett unless place'd in a suitabler tightly-covered container that is located solely for the purpose of trash pickup.

20, Large boxes must be broken down, flattened and bundled before being disposed of.

21. Prior arrangement must be made with the waste management company for the removal df large items such as appliances, mattresses/furniture, etc. This will be at the expense of theresid,ent. Said Items shall be put out only the evening before or the day of the scheduled trash pickup.

22. Suitable, tightly-covered containers shall be put out only the evening before or the day of the scheduled trash pickup. Containers must be returned inside the unit on the day of trash pickup.

Alcohol Consumption

23. As a general policy pOSition, the Association discourages the consumption of alcoholic beverages by residents outside of the unit and patio area.

24. The use and consumption of alcoholic beverages in or on any common area within the complex is subject to public laws, especially those governing use and consumption by minors.

25, Any disturbance caused by the excessive use or consumption of alcohol may be reported to the appropriate authorities. The Association will not be held responsible or accountable for any action which stems from the use of alcoholic beverages.

26. Alcoholic beverages of any kind are expressly prohibited at official Board, Owner or Association meetings. Any attendee at such official function who is under the Influence of alcohol, such influence to be determined by the presiding official, will be required to leave.

27. Temporary real estate "For Sale" or "For Rent" signs with metal legs which stick in the ground may be placed In front of a unit. No signs of any kind may be placed in windows or on any other part of the unit or fence.

28. Real estate Signs directing interested buyers to a particular unit for purposes such (:Is an open house may be placed on common area one day before and removed one day after. Such signs may not be attached to poles, trees, fences, etc.

29. Unit address numbers of a style and type other than those used throughout the complex are prohibited.

30. Under no circumstances may signs be displayed indicating that the unit is being used for business purposes. Units may be used for business purposes provided such business does not substantially Increase the flow of traffic throughout the complex, and provided such bUsiness is reasonably undetectable. Any resident operating a business in the complex must obtain a city home occupation license and must follow any rules as prescribed by the governing authority. The Board reserves the right to prohibit a unit from being used for business purposes should a violation of the above listed conditions occur.

Garage Sales

3.1. Two (2) garage sales per year, according to AUrora ordinance, are permitted in the complex and must take place on weekends. Such sale signs shall not exceed 4' in size, shall be free standing (not attached to poles, trees, fences, etc.) and shall not interfere with traffic or street visibility. All signs must be removed by the end of the last day of the sale. Moving sales are not considered garage sales. The same signage restrictions shall apply.

Increased Risks and Damage

32. Nothing shall be done or kept in any unit or in or on the common area, or any part thereof, which would result in the cancellation of t.he insurance on the complex or any part thereof, or increase the rate of the insurance on the complex, or any part thereof, over what the Association, but for such activity, would pay. Nothing shall be done or kept in any unit or in or on the common area, or any part thereof, which would be in violation of any statute, rule, ordinance, regulation, permit or other imposed requirement of any governmental body. No damage to or waste of the common area, or any part thereof, shall be committed by any owner, their visitor(s) or renter(s). This specifically refers to, but is not limited to, the storage· of flammable liqUids in any unit or in or on the common <;Irea.

Vehicular Parking, Storage and Repairs

33. Residents' vehicles must have current and valid license tags. In accordance with Colorado State law, out-of-state vehicles must be properly plated within 30 days. Vehicles which are not legally plated may be tagged and towed.

34. As required by the City of Aurora and County of Arapahoe, ticketing and/or towing and impoundment will occur for any vehicle parked partially or completely in a fire lane or within 5' of a fire hydrant. FIRE LANES ARE REQUIRED BY THE CITY OF AURORA AND COUNTY OF ARAPAHOE. Fire lanes and signage are specified by the Aurora Fire Department. Fire lanes are defined by said department as any street where vehicles travel other than sidewalks.

35. No inoperative, unused, unregistered, wrecked or abandoned vehicles shall be stored, parked or kept upon any part of the complex, other than inside the attached garage. "Inoperative, unused or abandoned vehicle" shall mean any automobile, truck, motorcycle or motorbike which has not been driven under its own propulsion or has not been moved outside of the complex for a period of fourteen (14) days or longer.

36. No commercial or recreational vehicle, including but not limited to, trucks, trailers, mobile homes, detached camper units, utility and boat trailers, snowmobiles, race cars, water craft or house trailers shall be parked, kept, or maintained upon any part of the complex, other than Inside the attached garage. Restrictions do not apply to pick-up trucks (3/4 ton or less) used for non-commercial purposes.

37. Residents are provided with two parking stalls in their garage and are not allowed to utilize visitor parking for second cars.

38. Parking in front of garages is permitted as plotted in the Park Avenue site plan. Vehicles parked in front of a garage or within the complex in violation of the site plan will be towed. Said site plan is on file with the Managing Agent.

39. Vehicles left unattended or unmoved in a driveway for a period of fourteen (14) consecutive days or more will be considered as abandoned and will be tagged for towing. Residents who plan on being absent for a period of time in excess of fourteen (14) consecutive days must notify the Managing Agent of their plans. Upon proper notification, the two week proscription may be waived.

40. Vehicles owned by a visitor (an individual who has legal reSidence outside of Park Avenue) and parked in visitor parking fOf a period of seven (7) consecutive days or longer will be considered as abandoned and will be tagged for towing. Visitors who plan on staying in excess of seven (7) consecutive days must notify the Managing Agent of their plans. Upon proper notification, the seven day proscription may be waived.

41. All vehicles under the control of an owner, their visitor(s), or their renter(s) shall be parked in such a manner as not to impede or prevent ready access to others in or on the common area."

42. Certain areas of the complex may be deSignated as "No Parking" zones. All may be marked with either painted curbing and/or painted 'hash marking'. There may be occasions when certain areas of the complex will be temporarily deSignated as "No Parking" zones using traffic cones or barricades. Vehicles parked in areas designated as "No Parking" zones may be tagged for towing. Either the removing or moving of traffic cones or barricades, however temporary, is prohibited.

43. In the event the streets within the complex are to be repaired, swept or striped, notices will be mailed or posted at least twenty-four (24) hours in advance of such maintenance. Residents and their visitor(s) will be required to have their vehicles off the streets and parking areas prior to the time such work commences. Vehicles that are not moved will be towed.

44. Residents who move from Park Avenue must remove all vehicles from the complex at the time they move.

45. Only non-resident vehicles with state deSignated handicapped license plates or tags may park In deSignated handicapped parking. Vehicles parked in handicapped parking without the appropriate markings will be ticketed and towed.

46. Tagging and Towing a. Vehicles which are tagged for towing will have 24 hours within which to

'cure' the infraction, after which they will be towed. b. Fire lane or handicapped parking violators will be ticketed and towed

immediately without prior notice. c. Neither tagging nor towing will require prior approval by the Board. Both

tagging and towing will be enforced by the Managing Agent. d. The towing of any vehicle will be done at the expense of the owner of

the vehicle. The name and phone number of the towing company will be posted within the complex and may also be obtained from the Managing Agent.

47. No vehicle repair, (mechanical, body or engine work), shall be performed in or on any common area. Engine repairs, ° the draining of anti-freeze, and oil changes are strictly prohibited. .

48. Vehicles which leak fuel, oil[ grease, ariti-freezeor other hazardous lubricants are prohibited from parking In or on any common area. Cost of cleanup will be charged to the owner.

Traffic. Speed Limit and Stop Signs

49. The speed limit throughout the complex is lOmph; The traffic in the roundabout has the right of way. In addition to whatever recourse the Association may have by way of legal remedies, exceeding the speed limit, failure to stop or yield, reckless driving, etc., will subject the violator to a fine of up to $50.00.

50. Any violation of Declaration Article IX or the Rules and Regulations concerning Restrictions shall result in a penalty/fine assessment as set forth in Article VII(C).

VII Notification, Penalties and Responsibility for Payment

A. Notification

1. Notification regarding infractions may be given in two forms: Issuances of Warning and Notification of Penalty/Fine. a. Issuance of Warning' - Except in those instances in which an Infraction

of the Rules and RegUlatibiis Wbuld Warrant otherWise, residehtsWillbe warned first, in writing, of an infraction prior to the Imposition of a fine, suspension of privileges or other form of penalty. Such warnings will Include, at a minimum, the specific alleged infraction and the factual basis of the infraction. Warnings may take the form of either mailing or posting.

b. Notification of Penalty/Fine - In those instances in which a fine has been levied, a repair/replacement assessment has peen imposed, a court ordered injunction decreed, etc., notification and reason for such fine, court decree, etc., will be sent by mail to the owner.

2. Rented Units - In those cases in which an owner has rented a unit, a letter will be sent to both the owner and the reOnter(s).

B. Curing Non·Compliance

1. As appropriate, violators of the Rules and Regulations will be provided with reasonable time for curing non-compliance. Inasmuch as the time required to cure non-compliance may vary with the situatlonl reasonable time will be determined at the sole discretion of the Board. If at th~ end of such time compliance Is not undertakenl or jf a similar Infraction occurs before such tlmel the Board, as it deems appropriatel may impose a penalty.

C. Penalties

1. The imposition of any fine l forfeiture, or any other form of penalty will require the approval of the Board. The abrogation or 'forgiveness' of penalties requires the majority approval of the Board.

2. Voting by the Board vis·a-vis the imposition and abrogation of penalties will be done in accordance with the By-Laws of the Association.

3. Penalties imposed by the Board may include but not be limited to: a. Imposition of assessment to reimburse the Association for costs of clean

up! repair, or replacement of damages caused by violations and Infractions;

b. Court ordered injunctionsj c. Imposition of fines; and d. Suspension of voting rights.

4. Schedule of Fines a. The imposition and amount of any fine will be at the sole discretion of

the Board or its designated agent(s). In general, the schedule of fines will be as follows: 1. Warning letter. 2. $50.00 fine the first infraction thereafter. 3. $100.00 fine each infraction thereafter.

Note: Assessments levied to cover the cost to repair and/or the replacement of any damaged property belonging to the Association will not be limited by the Schedule of Fines.

b. Fines will be due and payable as of the next following due date of the monthly mairitenance fee .

... c; . Fihes may be· paid by separatemeansr (separate -check· or money order).

d. In those instances where the fine is not paid, liens may be plated upon the property and remain in effect until such time as all monies (fines, legal costs l etc.) are collected.

e. Collection agencies may also be employed to collect any monies owed to the Association, Including any and all costs incurred through the use of a collection agency.

f. Any and all additional costs associated with the collection of fines or imposition of other penalties will be passed on to the responsible owner.

g. Neither members of the Association, its Board, nor its Managing Agent will be held responsible for any unfavorable credit rating that may result from any action undertaken to collect monies owed to the Association.

S. Voting Rights a. The voting rights of owners at any official meeting of the Association will

be suspended until such time as al.1 monies owed to the Association have been paid in full.

b. Owners in arrears regarding any monies owed to the Association may not serve on the BOClrd.

D. Responsibility for Payment of Fines and Other Costs

.1. Owners will be held responsible for the payment of fines and attendant costs which are assessed because of a rule infraction or violation by themselves or their visitor(s).

2. In the case of rented units, the owner will be held responsible for the payment of fines and attendant costs which are assessed because of a rule infraction by . their renter(s) or their guest(s).

3. In all cases., the Association will turn to the owner for the payment of fines and any other costs attendant upon an assessed penalty. The Association, its Board, or its Managing Agent will not be responsible for the 'pass through' collection of fines, (the direct collection of monies from a non-owner).

VIII Appeal Procedure

A. Upon notification of a penalty, owners or their deSignated representative may appeal such pe!la tty .

B. . All appeals must be in writing and Include a brief statement as to the basis of the appeal. Appeals may be mailed, faxed or hand delivered to a Board member or its Managing Agent. Appeals must be made available to the Board prior to its next regularly scheduled Board meeting. '

C. The deadline for. filing an appeal will be fourteen (14) days from the date of the penalty notice. Should an owner fail to file an appeal as prescribed above, the facts surrounding the issue will be taken to be true as presented and any penalty imposed will remain in effect.

IX Amendment

A. The Rules and Regulations may be amended from time to time by the Board. Proposed amendments shall be provided to owners at the. next regularly scheduled Board meeting. At such meeting, there will be a reading of the proposed amendment. Owners may then submit written cbrT'lments regarding the proposed amendments to its Managing Agent for consideration by the Board. Comments regarding the proposed amendmemt(s) must be received within fourteen (14) after the reading of the proposed change. Amendments may be incorporated into the Rules and Regulations at the next regularly scheduled Board meeting. Copies of any amendment(s) to the Rules and Regulations will be distributed promptly to all members'of the Assodation.

Park Avenue Parking Policy Effective October 1, 20m~;

Due to the increase in parking complaints and the recent events at Park Avenue / Aspen Creek involving the need for emergency response vehicles to access streets and driveways, the following parking policy is effective October 1, 2008. This policy is based on the Park Avenue site plan prepared by certified engineers and surveyors.

• All surface areas, including driveways, are common and owners do not "'own" driveways or parking spaces.

• Each unit is provided with parking for two vehicles in the attached garage. • A maximum of two vehicles are allowed to park in front of a garage, unless otherwise

indicated. Cars must be parked as close as possible to the garage door. • See the reverse side for a listing of units that allow for parking in front of a garage. • The listing may be revised at any time if future parking problems arise. • If "1 car RIGHT" or "1 car LEFT" is indicated, only one vehicle is allowed to park close to

the right or left in front of a garage. • An independent parking company has been hired to patrol and monitor Park Avenue and

is authorized to ticket and tow vehicles when infractions occur.

NOTES: The removal or defacing of FIRE LANE or HANDICAPPED parking signs is expressly prohibited and violators will be fined to the full extent of the law.

Vehicles parked in designated fire lanes or handicapped spaces will be ticketed and/or towed. NO EXCEPTIONS.

Any resident may call the Aurora Police Department's non-emergency phone number at 303-627-3100 to report a vehicle parked in a fire lane or handicapped space. Provide the location, license plate number and the model/color of the vehicle to the dispatcher.

Resident vehicles parked in visitor parking will receive a warning for the first infraction. SUQsequent infractions will be fined and towed. If you have previously received a warning for parking in visitor parking, the vehicle will be towed.

Residents should report vehicles parked in visitor parking to McKinney Management Co., 303-783-0394. Digital photos with time/date may be [email protected].

Snow plows will plow around vehicles parked in front of garages during the winter months. It wit! be the responsibility of the vehicle's owner to shovel the snow if necessary.

Contact A Dynamite Towing @ 303-780-7754 if your vehicle is towed. The minimum charge to retrieve an impounded vehicle is $175.

The parking policy will be enforced to keep streets and driveways accessible to all vehicles. Your cooperation is appreciated.

Policy Statement Regarding "Use of Visitor Parking"

BE IT RESOL YED:

Visitor parking spaces are not to be used by OwnerslResidents of Park Avenue H.O.A. at any time. The parking spaces must remain available for visitor parking at all times. A visitor of any resident at Park Avenue H.O.A. is allowed to park their vehicle in one of the designated visitor parking spaces for up to three (3) consecutive days without a parking permit. If the visitor is planning on extending their visit, they will be allowed to continue to utilize visitor parking for up to two (2) weeks by requesting a parking permit from the Management Company. If their stay goes beyond two weeks, the vehicle will have to be removed from the Park Avenue H.O.A. visitor parking. Vehicles in violation of this policy will be subject to being ticketed and towed at the vehicle owner's expense.
