For the last five years an unusual change in the intensity patterns has developed in Denver’s real estate markets. Here’s what it looks like - January thru May is like “springtime on steroids” and then for the remainder of the year it abruptly changes to a market that simply favors the seller. Like night and day - two very different markets. This may appear like a nuance unless you’re a buyer or seller during the transition. The artwork below reflects the historically different seller-favored bell shaped curve we’ve experienced for each of the last 5 years. What’s the root of it? WHY THE ABRUPT CHANGE? In any given year, supply vs. demand tends to organically balance out. Without this rebalancing there would always be high-priced months and low-priced months - we know that’s not the case. Throughout the year the buyer-to-seller ratio remains somewhat constant but skewed consistent with who’s being favored and the age of the particular cycle. In a normal early year pattern, supply builds first followed by increasing demand but in this cycle that early-year ebb and flow has reversed itself! Since 2013 springtime demand built first - followed by supply. This resulted in buyers chasing inventory, sometimes manically, which naturally pushes up values. Then, after the market rebalanced in late spring the seller-favored vibrancy continued - absent the steroids. Simple actually. Why does June enjoy the highest average sales price for the entire year? Anecdotally, it’s likely because highly elective in-town / high-end moves tend to be done in the springtime. In the macro mix, a couple hundred extra high-end spring sales can easily push up monthly averages. HOW SHOULD THIS EFFECT STRATEGY? None of this is bad - it’s just different! W e’ve talked about this before but it warrants further analysis. For the last fiveyears an unusual change in the intensity patterns has developed in Denver’sreal estate markets. Here’s what it looks like - January thru May is like

“springtime on steroids” and then for the remainder of the year it abruptly changesto a market that simply favors the seller. Like night and day - two very differentmarkets. This may appear like a nuance unless you’re a buyer or seller during thetransition. The artwork below reflects the historically different seller-favored bellshaped curve we’ve experienced for each of the last 5 years. What’s the root of it?

SENIORSare very special to us - our relationships enjoy mutual trust andrespect. They know that we care deeply and provide honest, sensible, candidand thoughtful council. Importantly, they appreciate it that we recommend

staying in their homes for as long as reasonable. We lovehelping them with this important life style change. Here aresome thoughts on moving to independent living.Moving to independent living is not a spur-of-the-moment

decision - it’s pondered and thoroughly considered for years.What are the affordable options? What will my apartmentlook like? Can we take our pet? What are my finances? Can Iafford the move? Can I afford not to move? What about myhome and my stuff? And, who’ll take responsibility for makingit a stress reduced event?They say “growing old is not for sissies” - and it’s not!

Seniors are generally hesitant but over time the inertia anduncertainty are upstaged by basic instinct. They’re verysharp and commonly know when easier living, health, safety,loneliness or moving closer to family become the trumpcards. Sometimes, it becomes a mandate! Our belovedGrandma Reynebeau fortunately moved to independent livingwith early alzheimers and lived independently much longer thanotherwise possible.We love these guys - they are truly the greatest generation!”

MOVING TO INDEPENDENT LIVINGEvery move is taxing on the emotions - this one is no

different. But, because the entire family is typically involvedthere are more moving parts. Family situations vary - so it’simportant to make it as easy as possible for everyone involved.Here are some additional thoughts.

ALLOW IT TO BE EASY:We suggest: Everyone - write the word EASY very large on a piece of paper and tape it in a prominent location.Then filter everything through the optic of “how do I make this easier!”

HAVE A PLAN LAID OUT IN ADVANCE:We suggest: There’s always a trigger point - often it’s when the perfect apartment becomes available. Under theoptic of easy - have a plan laid out in advance as what sequentially needs to be done.

DIVIDE UP THE RESPONSIBILITIES AND ABDICATE:We suggest: Envision a division-of-labor whereby the family does the things that only the family can do. Outsourceor abdicate the rest to trusted vendors. Think of it this way:

CHAIRMAN OF THE BOARD - Mom and dad need to review the options and make the decisions that only they canmake - things like what, where and when.

CHIEFS OF STAFF - The family needs to do what only the family can do! Based on family availability and chemistrymake a list of things to do - divide up those responsibilities and establish timelines.

The list of things to do include: A. Narrowing down location options.B. Finances and value of the existing home.C. Stuff - what are the family treasures - what is being moved, given away, sold or tossed. D. Family history - pull out all important paperwork and photos.E. Coordination of the move and setting up the new home.F. Selecting the staff to do the heavy lifting.

THE ABDICATION STAFF - Remember the word EASY! Again, there are things that only the family can do butlet the abdication staff take the heavy lifting off your shoulders.

Movers: The family needs to be there during the move but let movers take care of the move. Local movesare very inexpensive. We only recommend Norm Ihme with Bailey’s.

Real Estate Agent: An excellent and trusted agent can take the entire house off your shoulders. In additionto providing a realistic market analysis they can make recommendations as to how to maximize value,manage the timeline and reduce the work load. Any good and involved agent can facilitate and coordinatethe following: (See side bar)

FINAL CLEAN OUTuDETAILING THE HOMEu FINAL CLEANINGuBUYER INSPECTION REQUESTSenior Move Managers: Some seniors use move managers - they can be very helpful and are often excellent.Only use one recommended by the apartment facility.

SPECIAL NOTE TO SENIORS:Sometimes, family is not available to you or is in a difficult position to help. In that case we would recommend

employing a Senior Move Manager to manage the move and we can take care of all of the rest. However, if that’s notan affordable option - we will step up to the task for you.

ADDITIONALLY, WE SUGGEST:QUESTION THE DECISION:Is moving the correct solution? Perhaps hiring services for

lawn, cleaning and handymen or doing a reverse mortgagewill provide independent living right where you’re at!

MONEY VS. EASY:At a certain point in life EASY is more important than

MONEY. Bump money up against easy - you’ll know whichis most important at this time.

MAKE THE MOVE FIRST:Move first then deal with the real estate. Get to “normal”

quickly by arranging a comfortable home setting with furniturearranged, pictures hung and any medical arrangements, TV,phone and computer up and running. Additionally, helpestablish a daily routine - enjoy meals with them and introducethem to activities they would enjoy.

REAL ESTATE CONSIDERATIONS:*Most decisions in life are somewhat dependent upon the

value of the existing home. Bring in a trusted real estateperson very early in the process to help establish the financialbaseline. Trust is the operative word here - if you can’t bankon what the agent is telling you - get a new one quickly.Here are things you should expect from your agent:

\A. A candid, sensible honest and fact-based assessment ofthe property for all family members.

B. Exceptional communications - you always need toknow what is going on in a timely manner.

C. If the family wants, (and most do) to facilitate / coor-dinate these efforts with trusted vendors as needed: 1. Handle the final cleanout and in a dignified waydeal with the remaining stuff.

2. Getting the home detailed as required - things likerepairs, painting and new carpet.

3. Arrange for the final and perfect cleaning.4. Handle or deal with buyer inspection requests in amanner that’s fair/sensible to both parties.

Additionally, a service that we can provide if needed:5. In the interest of easy and if sensible, necessary orconvenient, we’ll pay the vendors and be refundedat the closing. On some occasions we can advanceequity positions to help facilitate the move.
