Site Inspection – 04.27.16 & 04.28.16
1. Lake Management:
a. Lake Maintenance: Water levels are starting to go down. Lower water levels are noticed in the
following order Lakes 8-15, then 1-5, and then the remainder of the lakes have somewhat higher
water levels. Lake Masters treated for grasses and algae this last month. Algae has been fairly
minimal with Lake 11 being an exception, however Lake 11 appears to be under control now.
Lake management details are provided below.

f. Landscape Vegetation Debris: Leaf debris ongoing issue.
g. Fish: As water levels go down the Tilapia beds are better seen. Waiting on Aquatic System
who is having special net created to harvest more Pleco.
h. Trash in Lakes: Minimal to none.
i. Shoreline Landscaping: No issues at time of inspection.
j. Bulkheads: No new issues.
k. Fish Barrier: Can definitely see the need for repair, now water levels are lower. Brad to look
to see, if he can repair, if not he will secure proposal.
l. Control Structures: No issues at time of inspection.
m. Fountains: No issues at time of inspection.
n. Lake Masters, Aquatic Weed Report. Lake Masters has spot treated for grasses and algae
this past month.

o. Lake Bank Erosion: Met with CPH to kickoff study. Provided tour for CPH to show areas
that are considered low, medium, and high areas of concern. Also, pointed out a typical
bulkhead, and a typical berm. Lake 19 & K’s berm—showed issue with the two small
erosion areas. Lake 37 berm issue. Typical littoral shelf.

Stonebridge Neighborhood, West Cul-de-sac area off of Bridgeview Lane-had ST staff to start cutting back Willow that
is overhanging landscape area and large branches that can fall
into the street.

AA *This is a very large preserve—using either one of the preserve
maps (CDD or newer shows this as a vast area. Residents concerned with directly behind Grand Vista and Eagle Trace.
This area, due to funding, may have to be further broken down
to start targeting exotics and fuel load.
BB * BB2-residents have asked to cut over the berm, to where their property line occurs. As long as, they stay at the toe of the berm
this should not be an issue.
*Preserve 2nd quarter work should be completed in April, May, and June with the report due in July. The July 2015 report has been submitted. This table was requested by the Environmental Committee. A place holder (*) will be included in this report monthly indicated the regular maintenance activities and
when the report is due. Any specifics will be reported for the individual preserve monthly.
3. Facilities: In addition, to the following detail. I asked Brad to take photos of the facilities for historical
knowledge, as of 04.28.2016. They will follow at the end of the report.
Pool Equipment: No new issues.
Pumps, Pool Restroom, 12 Pool Lights, and Fencing Area: No new issues.
Pavilion: No new issues.
Activity Center & Community Center: No new issues.
Caulking project around building completed. Following photos: Before and after.
Pool Pavers: No new issues.
Signage: No new issues.
4. Sports Courts:
a. Bocce Courts, Croquet Field, Basketball Court, Horseshoe Pits: No new issues.

b. Tennis Courts: No new issues.
5. Kids Playground: No new issues.
6. Dog Park & Perimeter Fence: No new issues at time of inspection. There was a large bee hive
removed this last month.
7. Roadways including Asphalt, Signage/Landscaping, Common Grounds, Sidewalks:
CDD Property:
Stonebridge Neighborhood, Bridgeview Lane, Lake 12, Land adjoining shoreline, Disease Dead Pine
tree removal complete.

Stonebridge Neighborhood, Bridgeview Lane, Lake 10, Golf Course side, the CDD owns adjoining
shore line, dead vegetation and Brazilian Pepper cut and treated. Left saw palmetto and Wax Myrtle and
other natives. Brazilian Pepper was hanging over water’s edge by 20 feet, now shoreline can be seen.
Some Wax Myrtle left hanging over water to provide Heron and other birds perching areas.
8. Gates:
New back gate lane delineators installed yesterday 4/28/16.

9. Storm Drainage System: No new issues.
10. Irrigation System: No new issues.
11. RV Parking Lot: No new issues. Black mesh has been put up to help eliminate areas that residents can
see RVs through shrubs.
12. WWTP and Golf Course Maintenance: In addition to the following, more plants have been planted by
the berm to help maintenance activities.
a. Landshore has moved all their equipment from the property.
TSI has only their storage container and a dead palm to remove.

b. Further back into the area, FPL has cut back vegetation and treated vines

This month there was a high amount of wildlife seen throughout the property.

16. Beach Club Report:
Ice machine to be serviced on 04.29.2016-Machine not generating ice.
Ceiling fans need to be replaced.
Grills still in process of being worked on. Grills have been repaired or completed and are ready for pick up.
Irrigation is not working, so work around is being considered.
Grass parking lot. Need to fertilize and then seed. Staff to do and coincide with rainy season.

Willow falling out of the preserve/wetland, but it is
actually outside of the permitted wetland/preserve
boundary in what some would call Common Area Stonebridge
Informed Will that this is an area that
is routienly kept up by landscapers.
He can have landscapers remove, but
if he can't get them to remove the
tree, then I asked Brad to put into the
landscape area by the road shoulder,
and we would remove next week.

Parking lot-still too much pine straw is being added along the front entrance walkway. Pine straw
ends up on top of the grates and cause draining issues with the overall parking lot.

Mechanical Room (Outside entrance by pool) needs to be cleaned out. Clutter is starting to build up.
Inside Mechanical Room/Storage (Enter through the gym) too much clutter and needs organization.
Activity Center 1: Storage unit has been
purchase and will go into the ladies
bathroom. Complete. However, shelves
are needed.
Issues have materialized, due to spill.
This information has been communicated
to the RCA. The RCA was hoping to wait
till summer to do a clean out, but has
started to work on some items.
Note, many of these items have been at
RW for long time, and may take time to
review, discard, and set up an
organization system.
Spill has been cleaned up, chemicals
removed, but organization needs to be
addressed.
Have suggested the user to secure offsite
storage, or a storage unit that they can
bring to the property.
Reclaim Irrigation Area:
Leak(s) need to be addressed
Erosion on the back sid of the pumps need to be addressed
Bollards need to be installed, in the front of the system, to indicate a no parking area, so equipment
can be reached when needed, and also deliverables can be received.
