To ensure objectivity and reporting of the finest quality, we enlisted J.D. Power and Associates to conduct all the building audits for participating firms. Established in 1968, that well-respected third-party independent performance measurement firm conducts unbiased surveys of customer satisfaction, product quality and buyer behaviour in a number of major industries..

The Building Audit component of the CRBP helps to ensure that the property managers and owners of certified buildings are conducting their day-to-day business with good practices and processes in place. In addition it confirms they are in full compliance with the program’s requirements and Standards of Practice.

“This is a measurable way to for us to prove that we operate a well-run apartment building,” says Michael Capone, Property Manager for Hollyburn Group of Companies. “The fact that the audits are done by an independent firm should instil even more confidence in potential tenants looking to rent at CRBP-certified residences.”

J.D. Power and Associates uses four methods to verify compliance during the CRBP audit process.

• First,theirrepresentativesconductin-depth interviews with building managers and employees about how they perform their jobs looking for tangible evidence where appropriate.

• Thesecondmethodinvolvesauditorslooking at the building in person and noting physical features and characteristics.

• Third,documentsandrecordsarethoroughly examined to ensure that evidence is reviewed to ensure the policies, processes, and procedures are being followed as set out in the program’s requirements and Standards of Practice.

• Finally,managersandownersaretested on what they would do in simulated situations they might face while fulfilling their duties.

If the building(s) is not in full compliance with the programs requirements, the report will identify the areas that need

to be addressed through a Gap Analysis segment. The auditor will review the report with the owner or manager, and suggest steps to bring the building or community into compliance. Only when buildings prove to be in complete compliance with the CRBP’s Standards of Practice, the auditor recommends certificationtoFRPO’sDirectorofCertification. He prepares and forwards the appropriate documents, including a copy of the audit report, for review and final approval by the program’s Governance Committee.

Property managers or owners who enroll their buildings in the CRBP exhibit an important sign of leadership and respect for quality assurance for rental housing consumers. PRACTICAL TIPS FOR COMBINING YOUR LIVES

YOUR WEDDING IS SURE TO BE THE HAPPIEST DAY OF YOUR LIFE, but marriage stretches well beyond the big day. Merging your lives as spouses starts even before you say your “I do’s” and will require some effort and patience – which will be good practice for your future life together.

The technical side of getting married can be a little confusing, so seeking advice from friends and family is a good idea. However, there will be some questions that might need professional advice, so don’t be afraid to consult the pros when necessary. As you start your journey through life together, keep these key tasks in mind to make sure you’re well prepared.

Discuss your finances. Having an open and honest discussion with your fiancé about finances is very important, and it should include the bad with the good. Because you’re getting married, you’ll be with each other through thick and thin, so having a forthright conversation about money ahead of time is a good idea. If you have debt, discuss how much and how you’ll pay it off, but you’ll also need to talk about things like creating joint accounts, as well as how and whether you want to divide or share money. Understanding your credit portfolio and status as well as protecting against identity theft should also be part of the discussion - and credit monitoring products like the Equifax Credit Watch enables each person to see and receive notifications when changes occur to their credit files, helping to keep track of potential impacts to their credit histories while detecting potential identity fraud.

Prep for taxes. Married couples file taxes jointly. Seek the advice of a tax preparer or financial adviser who can help you understand the advantages and disadvantages and the adjustments you’ll need to make to prepare for tax time. Keep in mind that if you’re married before

December 31 of the year for which you’re filing taxes, you qualify as having been married for the entire year.

Talk about bills. As much as you can count on taxes, you can also count on bills. Whether they’re monthly, quarterly or annually issued, you need to figure out who will take care of which bills and where the money will come from. Setting up autopay can lessen the bill-paying chore list. You should also make sure that both spouses’ names are on the appropriate accounts. Even if you use autopay, it’s important to check in on your accounts to make sure that nothing is going wrong.

Make decisions about moving. If you’re living separately prior to getting married, you’ll need to decide which home you’ll live in. For some couples this might mean one giving up an apartment or going apartment hunting to find a new place to start your lives together. When you’re discussing homes and moving, talk about how your feelings regarding moving away from your current home city, in case you’re ever offered a job transfer opportunity.

Get insurance in order. Meet with your insurance agent or agents to go over your current plans and add your spouse to them. There may be advantages to using one insurer for all of your policies, so if you are currently with different insurers, speak to each to see where you’ll get the best deal. You should also explore your options for benefits and extended health plans – one spouse’s employer might offer a better plan than the other.

Taking care of these practical financial tasks might seem less than exciting compared to the thrill of your wedding day, but getting them done right is important. Top 10 home safeTy Tips for snowbirds Leave for the sun worry-free

When Snowbirds finally make their way down south for their annual

vacation away from our brutal Canadian winters the last thing they need to worry about is the safety of their home.

According to Patrice De Luca, vice president of marketing and business development for Reliance Protectron Security Services, there are several key steps Snowbirds should take to ensure peace of mind when away from home. The following Protectron home safety tips for snowbirds can help you plan important safety measures before your departure:

1. Suspend your newspaper and mail delivery; or have a neighbour collect them for you.

2. Make sure your home looks lived in. Try not to draw the window treatments in every window leave it looking somewhat natural.

3. Have someone routinely shovel the walk, clear your car off if it snows, or park their car in your driveway if you’re taking yours.

4. Don’t forget garbage collection day. Ask a neighbour to put a bag of garbage at your curb on garbage day so not to tip off burglars.

5. Set your lights on timers, in various rooms. With some timers, the lights go on and off at different times each day, which means a burglar can’t pick up on a pattern.

6. Look into installing motion sensor lights outside to help deter a burglar. Consider installing them in front and back.

7. Ensure that all your doors and windows are locked and secure. Don’t forget about the garage, make sure the door is secure. For

additional security, place a bar or stick of wood in the lower track of your sliding doors or windows.

8. Turn off the water-main and unplug the major appliances as an added precaution.

9. Inform a neighbor when you’re leaving and returning, and ask them to keep an eye out for anything suspicious. Leave them a phone number where you can be reached, and a spare set of your keys in case of an emergency.

10. Consider investing in a home security system. A home security system is a very effective deterrent. When looking for their targets, thieves usually select an unoccupied home with the easiest access. Why not make it difficult for them. A home protected by a monitored security system is less susceptible to a break in than one without a system. Security system decals and signs are also an effective deterrent. Make sure your security system includes a loud inside alarm, detectors at

all exterior doors, and motion sensors in the master bedroom and main living areas.

De Luca says the latest technology in security systems can now allow the monitoring of your home from a distance by wireless transmission (SkyGARD) if you have a cell phone as your primary line for example. The alarm system is linked to a remote monitoring centre that protects your home 24 hours a day against burglars, fire, carbon monoxide poisoning and floods by supervising the temperature, electrical system and point of entries of your home.

“We can even configure the system to alert you by e-mail of the duration of comings and goings in your home, (cleaning staff, neighbours, family) with the TeleGARD service,” De Luca added. More information on protecting your home while you’re away is available online at www.protectron.com. NC

PreParation time: 25 minutes Baking time: 25-30 minutes

ingredients: 1 lb (500 g) boneless, skinless chicken breasts (4)

2 tbsp (25 mL) vegetable oil, divided

2 large leeks, white part only, sliced (2cups/500 mL)

1 lb (500g) sliced Fresh Mushrooms

1 tbsp (15 mL) dried tarragon

2 tbsp (25 mL) all purpose flour

3/4 cup (175 mL) chicken stock

½ tsp (2 mL) salt

¼ tsp (1 mL) pepper

1 9”/22cm deep dish frozen pie shell, thawed

Directions: Cut chicken into 3/4-inch (2 cm) cubes. In large non-stick saucepan or deep skillet, heat 1 tbsp (15 mL) of the oil over medium-high heat. Cook chicken until lightly browned but still pink inside, about 3-4 minutes. Spoon into 6 cup (1.5 L) baking dish or deep pie plate.

Reduce heat to medium and add remaining oil to same pan. Sauté leeks, mushroom and tarragon for two to three minutes; cover and cook about three minutes or until vegetables are softened. Sprinkle in flour and stir to blend. Gradually stir in chicken stock, salt and pepper. Bring to boil and stir until thickened, about three minutes. Spoon mixture over chicken. Invert thawed pie shell over casserole pressing pastry edge to baking dish and crimp or flute the edges. Cut three or four slits in pastry. Bake in 425°F (220°C) oven for 20 to 25 minutes or until bubbly and pastry is brown.

Makes 4 servings.

Tip: To thaw pie shell, leave at room temperature for 10 to 15 minutes. If desired, brush pastry with beaten egg before baking to give a browner top.

Variation: Substitute 3 cups (750 mL) cubed cooked turkey or chicken for 1 lb ( 500g ) chicken breasts; decrease oil to 1 tbsp(15 mL) and omit browning. Place cooked meat in casserole and continue as directed above.

Moving your worldly possessions involves a lot of organization, and if there’s one thing professional movers understand, it’s to expect the unexpected. In fact, that’s a major reason why many people choose to hand over the task of moving to companies that do this every day.

Some do-it-yourself moves go well; others end up unnecessarily stressful because those completing the work don’t anticipate potential glitches. Checklists are great, but every single move is different – and nothing beats experience for transferring household goods quickly, safely and efficiently.

For example, if you move in the winter and it’s a snowy, slushy day, how do you protect the floors from water/salt damage at both ends? What about getting large items around hard-to-maneuver corners without marking walls? What if someone gets hurt? Do you know how to pack delicate items like lamp shades and glassware to eliminate shifting and potential breakage during a long haul? What if the truck breaks down or gets into an accident halfway to your new home?

Professional movers have resources to draw upon to anticipate and handle any number of unexpected happenings. Training is a great preventative measure – when you shop for a mover, find out if and how the drivers and moving people are trained. Ask whether they have a “Plan B” in case of vehicle problems, and what you can do to be as prepared as possible when the packing/moving begins.

As tempting as a DIY move may be, think through the consequences. Are you prepared to deal with the possibility of friends or family members not showing up on moving day due to illness or hurting themselves trying to move heavy items? Do you have a back-up plan for extra items in case you misjudge the size of moving vehicle you need? What about plants? Hazardous liquids?

Of course, there are specialty items that require an unusual level of care – pianos, pool tables, grandfather clocks, artwork, antiques and the like. The money you think you’ll save by not hiring a professional mover may end up being spent on repairs if these large and valuable pieces are not handled correctly. Worse yet, irreplaceable items may be lost forever.

And have you thought through unpacking at the other end? On your first night there, you will need bedding, toiletries, towels and some kitchen items. Do you have a plan that includes being able to find those things easily and quickly?

Finding the perfect apartment is no easy task. It’s more diffi cult than even purchasing a

car because it’s not one-stop shopping. Studies show that in Canada the average female between 25 and 40 earning $50,000 or more per year looks at seven properties before she makes a decision where to live. Alternatively, men in the same age category look at three. Here are a few things you should consider when trying to fi nd that perfect apartment:

First, sunlight (or the lack thereof) is important, but most people don’t think about it until after they’ve moved in. Typically, we fi nd that shift workers like to face north. The less sun the better and north is the direction to have your bedroom windows if you want the least amount of sunlight. In turn, if you’re an early riser you most likely want your bedroom and living room windows facing east so you get that “hit” of sunshine every morning. If you have lots of plants or if you need lots of sun in your day, you should be facing south. And fi nally, facing west is often popular for people who get home from work in the early afternoon.

Cooking and lounging while basking in sunshine is a plus for a lot of people. Sun is a huge consideration that most people don’t think about until it’s missing at those times when they want or need it. Lack of sun has been known to cause depression, yet we rarely think about it when renting apartments. It seems to be one of those things we take for granted.

The second thing people need to focus on when looking for an apartment is the neighbourhood. It doesn’t matter if you have the greatest space in the world when you have to walk 10 blocks to get a litre of milk and you don’t drive. Let’s face it, the living room space in most apartments comes in one of two shapes, rectangular or L-shaped; therefore, it’s not the apartment that makes the difference, it’s the neighbourhood. Make sure that if you like to run you’re near jogging trails. If you don’t have a car, make sure that your new apartment is close to a bus stop. You get the idea.

The last thing we notice when people are looking for apartments is that they often make their decision based on a short-term mindset. We recognize that people move a lot more often than they did in the past, but we can also tell you that it’s next to impossible to save if

you move every year. If at all possible, we strongly recommend you choose a rental where you plan to stay for at least three years. Pick a place that gives you some room to grow. Did you know that the average resident accumulates about 10 per cent in possessions annually? If that’s the case, you need somewhere to store this accumulation – hopefully without having to move. As Canadians we want to be able to save something. Staying put is one of the ways to do it.

Generally, it’s the building owner and management who are responsible for

the security of your building. The Residential Tenancies Act notes that the building’s windows, doors, locks and lighting must be in a good state of repair. The safety of your neighbourhood can also have a significant impact on your building’s security. However, residents can also help to ensure that the building is safe and secure. Be alert and help to prevent dangerous situations before they occur.

Residents have a right to expect reasonable protection, both inside their apartments as well as in common areas such as parking garages and elevators. This includes proper lighting in lobbies, corridors

and laundry facilities, and deadbolt locks on doors and window locks. Responsible landlords maintain and fix security problems, such as burned-out lights, and deal with complaints about suspicious activities or broken security items. Check out the condition of security features when apartment hunting and after you move in. If you notice that any of your building’s safety features are broken or malfunctioning, report them immediately to the management.

One of the most important ways to help keep your building safe is to restrict and prevent access to the building by persons who are not authorized to be there. This can create serious potential security risks. Do not be afraid to question someone who is waiting for you to buzz them in.

Burglars have been known to pose as delivery people to gain entry.

Though the convenience may make it tempting, you should never make a key for friends or family members, or give out your building access code or card to anyone who does not lawfully reside in the building. Relationships change, friends come and go – there’s no need for someone with whom you are no longer involved with to have access to your home, raising safety concerns for both you and other residents in the building.

If you have any concerns or notice anything suspicious, be sure to contact the appropriate person as soon as possible, be it the superintendent, building management, or even the police.

To help keep your building safe and secure, Canada Mortgage and Housing Corporation recommends that you:

Report any security concerns or »problems to the building manager

Do not disable security features. »Safety latches on windows keep

intruders out – and children in.

Do not prop exit doors open. »These are designed to stay closed for security and fire safety.

Do not hold the door for a »stranger to enter. Be wary of strangers who linger around the front door and dash to hold the door open after it has been unlocked.

Do not give your apartment keys »or passcards to strangers or tell strangers the access codes to the building or amenities like the pool, gym, underground garage or other entrance.

Do not let anyone in to do work »in your apartment unless you, the landlord or building manager has

previously arranged for the work. Likewise, beware of tradespeople or security personnel who knock on your door unannounced.

If you live near the ground and you »like to open your windows, make sure they do not open wide enough to let someone through.

Keep your door locked at all times, »even when you are in your apartment. Remember to lock you apartment when you step out to do something in the building, like transfer your laundry, get the mail or take out the recycling.

Keep your balcony doors locked at »all times. If they are not equipped with a good deadbolt lock, make sure to keep a sturdy bar in the door’s track to prevent it from opening.

Do not leave bicycles or other »personal items on your balcony, especially if you are on a ground or

low floor – thieves can easily climb a ladder to steal them. Conceal and store items you cannot store inside.

Thanks to modern technology, security systems are becoming increasingly sophisticated. Security pass cards and innovative key fob passes are issued to residents in many buildings. These can be

enabled and disabled remotely by the administration, thus limiting building access to tenants who presently reside in the building. Security cameras are commonplace, but in many buildings residents can see who they are buzzing in on a designated channel in their own apartment. But sometimes just old-fashioned precautions, awareness of one’s surroundings, and consideration for others in the community can also help to be effective in creating a safe and secure living environment.

budget. It doesn’t matter how many articles they read, how many worksheets they download off the web, how many times they try, they just can’t do it.

Once I started doing the show Til Debt Do Us Part and

introduced the magic jars, people headed out to buy their

own. But they still couldn’t figure out how much money to

put in the bloody things.

So I’ve created a step-by-step plan for all those who

wish it to follow. Using this plan and “Gail’s Interactive

Budget Worksheet”, (found on gailvazoxlade.com: http://

gailvazoxlade.com/resources/interactive_budget_worksheet.

html) you can build a budget that will not only tell you how

you’re doing, but also how much to stick in the jars if you’ve

decided to live on cash.

Okay, here we go.

1 On the budget worksheet, fill in all the amounts under

income. You’ll need your “gross” income and your “net”

income.

If you make $60,000 a year gross, you would enter

60,000/12 (which is $60,000 divided by 12.)

Ditto your monthly net income.

Careful now, if you’re paid on any other schedule you

have to use your lowest monthly income as your base,

and use any extra money you receive to boost your

planned spending (for things like furniture acquisitions,

vacations, and the like).

2 Enter any other sources of income you may have. You

must use “monthly” amounts. So if you average $6,000

in annual child support received, you would enter $500

for your monthly amount. If you receive income that is

irregular – think annual bonus – do not enter it under

income. Why? Well, if you bank on getting it and you

don’t you’ll be SOL. Better to use that money for things

like gifts, vacations, and other extras, things you don’t

have to pay for if the bonus doesn’t materialize.

3 Now it’s time for the fixed expenses. Get out your last

bank statement(s). Based on what you spent last month,

fill in the fixed expenses. Don’t worry if the numbers

seem high at first, just put in what you spent last month,

based on what went out of your bank account.

4 We’re going to skip down to Saving now. Yep, you have

to save. Don’t bother arguing, you have to save. I want

you to divide your monthly income by 100 and multiply

five per cent and is the minimum

you should be saving. Ultimately,

you need to save 10 per cent,

but let’s start with five per cent

and work from there. Under

“emergency” enter $100.

5 Next we’ll do debt repayment. Add

up your monthly debt repayment

amounts. Include what you’re

spending to repay everything

except your mortgage and your

car loan/lease. Put it under “debt

repayment.”

6 You’re doing great. Now look at the

bottom line on the budget – the

line that says, “income – expenses.”

What do you have left? Whatever

it is that’s what you have to work

with to budget for your variable

expenses. Yup. That’s it. Go ahead

and divvy up the money in the

various categories under Variable

Expenses. If you find you’re left

with $20 a month for groceries and

you know that just won’t do, then

you have two choices:

1 You can go back and cut expenses.

Yup, even up in fixed expenses

you can find places to cut like cell

phone or cable.

2 You can make more money. Work

harder, work smarter. Get a second

job, a third job, a better job.

That’s your budget.

Two more things:

1 You’ll see that the budget

automatically calculated how much

must go into each of your jars each

week/month if you plan to live on

cash.

2 You’ll also see your percentages

automatically calculated. The

financial rule of thumb says you

shouldn’t spend more than 35

per cent of your net income on

housing. (That includes mortgage/

rent, condo fees/maintenance,

property tax and utilities.) If you’re

spending more than 35 per cent,

either you can look for ways to cut

back on your housing costs, you can

make more money, or you can trim

in other areas (like transportation)

so you end up balancing at the

bottom line.

It’s your money. You can do anything

you want with it except spend more

than you make.

Okay, now that you have a budget,

you have no excuses. Get out of debt.

Live within your means. Make me

proud.

If you really can’t stand the neutral wall colour, try asking your landlord if you can paint, even if it’s only one feature wall, if you promise paint it back when you leave. If they say no, there are still plenty of options when it comes to adding personality into your space.

Mix and match your furniture pieces, don’t purchase everything at once. My general rule of thumb is to shop at a minimum of three different stores when furnishing your home. You don’t have to buy everything at the same time, shop around and turn your place into a story.

If your landlord doesn’t want holes in the walls, you’ve got a few options when it comes to artwork and wall-hung accessories. You can purchase pieces that are free standing, such as my personal favourite, large floor-standing mirrors. Mirrors are a great way to make a room look larger and feel more upscale. Your second option is using stick-on hooks (you can find these at any home improvement store) that are guaranteed not to create surface damage and can hold quite a lot of weight. There is a wide range of sizes and styles available that will suit your undressed-wall’s needs!

Create some visual interest in your rental unit by placing a large, floor-to-ceiling, free standing book shelf to cover one of your empty walls and to make use of your vertical space. This can easily be a feature wall, and a great way to show off your belongings. Make sure whatever you place on the shelves are at varying heights. Book shelves aren’t only for books anymore- you can dedicate a shelf for your glassware including vases of different colours and sizes, and you can also purchase baskets to place on a couple shelves that serve as great storage and a great place to hide clutter.

Liven up the space with different colours, patterns and textures. When mixing patterns, make sure the scales differ, for example, match a large-scale floral with a small-scale stripe. You can bring in these elements in varying ways. Throw cushions, area rugs, bedding and upholstery are just a few options. Be creative and let your style shine through.

You may feel frustrated at first when it comes to decorating your rental unit. No paint, no holes and no major changes doesn’t mean no style. Weather you are staying for the short-term or the long-run; you can still make your rental an inviting, warm and cozy place to call home.

hugh’s Pear and aLmond cake

› 10 tbsp unsalted butter, softened

› ½ cup caster sugar

› 2 medium eggs

› 5 tbsp wholemeal self raising flour (or all purpose with 1 tsp baking powder plus a pinch of salt)

› 5 tbsp ground almonds

› ¼ tsp cinnamon

For the caramelised pears:

› 3 bosc pears, reasonably firm, but not rock hard

› 2 tbsp unsalted butter

› 1 tbsp granulated sugar

ingredients serves 8

directions Preheat oven to 325°F. Grease a springform cake tin and line the base with baking parchment. Peel, core and quarter the pears.

Melt the butter in a frying pan large enough to take all the pear pieces, over a medium high heat. When it’s bubbling, add the sugar and stir gently until it has dissolved into the butter. Add the pears and cook gently, turning once or twice, until they have softened and are starting to get a lovely golden colour, about 10 to 15 minutes. Set aside to cool.

Now for the cakey bit. In a mixing bowl, beat the softened butter with the caster sugar until pale and fluffy. Beat in one egg at a time, adding a spoonful of the flour with each to stop the mix curdling.

Combine the remaining flour, the ground almonds and the cinnamon, and fold into the mixture. Scrape into the prepared tin. Arrange the pears on top and pour on any buttery juices left in the pan.

Bake for about 40 to 50 minutes or until a skewer inserted into the centre of the cake comes out clean.

Stand the cake in its tin on a wire rack to cool for a few minutes, then release the tin. Serve the cake warm with clotted or whipped cream – or cold. This recipe is cakewalk. Lovely sticky and exciting. Pear-fect!

there is something very warm and inviting about the sweet buttery aroma of a home-made cakey confection as it comes out from the oven. It’s a seductive smell that is pretty hard to resist, so why bother? As Oscar Wilde said, “The

only way to get rid of temptation is to yield to it!” And so I did, and made this delicious pear and almond cake for guests this past weekend, inspired by Hugh Fearnley-Whittingstall’s recipe from his River Cottage Everyday Cookbook. The pears are gently sautéed in butter and sugar then added to a eggy batter of ground almonds and wholemeal flour, poured into a buttered springform tin, then baked for about 40 minutes. The combination of pears and almonds bring a luscious texture to this moist and sticky, but not too sweet, pear-fect pud!
