The security deposit will be refundable, subject to the thirty-day notice and the other conditioas outlined in section B. In all scenarios, tenant must return keys to the manager by no later than 5:00 pm on the last day of the agreed upon rental period. H' The Resident hereby agrees not to sublet, sign, rent or lease said premises covered by the period of this agreement.Nor should any other one besides the persons signing the agreementlive at the premises.

r' Resident shall keep and maintain the premises in a clean and sanitary condition at all times" To help protect theproperty from unreasonable wear and tear, the Resident agrees to vacuum the carpet regularly, ,eplace tle filter for the airconditioning unit at least once a month and provide otherioutine service activities to maintain the proper condition of theproperty' Resident agrees to abide by any rules and regulations set forth by any Home Owners Association and CC&Rs.Resident is encouraged to obtain a copy of the appropriate documents and review them.

J'Resident shall not painq paper or otherwise redecorate or make alterations to the premises without the prior writtenconsent of the ov"ners- All alterations, additions, or improvements made to the prernises with the consent of the ownersshall become the property of the owners and shall remain upon and be surrendered with the premises.

K' No person(s) may reside on the premises except for those listed in this agreement. Guests are allowed to visit but notstay the night at the property.

L' The Resident shall be responsible for damages caused by negligence and that of family or invitees and guests. In allcases, broken windows are the responsibility of the Tenanl The Resident agrees to hold Owners harmless-against alldamages, accidents and injuries to any fu*ily member, guest, invitee, ,"*uo=t of the Resident,s or Building, the premisesor things in and about the premises and building duringihe terrns of this agreement or while the Resident i-s occupying thesame. we strongly recommend that the Resident obtain renter,s insurance.

M' If Resident defaults in performance of any provision of the agreemen! or violates or fails to observe any of the rulesand regulations governing fhe premises, or if the Resident disturls or aflnoys other residents of the premise's or thebuilding of which the premises are a par! or if the Resident violates any obligation imposed upon him by law, the ownersshall be entitled to all remedies provided by all law including, but not limited to, termination of this agreement, recoveryof possessions, damages and injunctive relief.

N' The prevailing party in an action brought for the recovery of rent or other moneys due or to become due under thislease or by reason of a breach of any covenant herein contained or for the .""olr*ry of the possession of said premises, orto cornpel the performance of anything agreed to be done herein, or to recover for damages to said property, or to enjoinany act contrary to the provision hereot shall be awarded all of the costs in connection thorewith, ;nctuaing but no Lyway of limitation, reasonable attorney,s fees.

O. Tenant is responsible for changing the AC filter at their expense at least once per month. Any ACmaintenance/repairs required due to a result of this not taking placed shall be charged to the tenant.

P. This lease does not include any storage space/privileges on or attached to the properf. If Resident declaresbankruptcy, this agreement will automatically terminataat will of owner. a copy of th" Arirona Residential Landlordand Tenant Act may be obtained from the Arizona Secretary of state,s office.

Resident is encouraged to obtain renters insurance for loss of household goods during a fire or other disastEr. Renters,insurance policies can be obtained from most insurance companies.

ADDENDUM TO LEASE AGREEMENT

Tenant shall be responsible for all broken windows.

& Tenant acknowledges any un authorized pets inhabiting premises will resultterminate lease

fu Tenant is responsible for the elimination/avoidance of ants, insects and rodents.

U< Tenant shall be responsible for sewage, toliet and disposal backups unless foundto be the fault of the property.

(k Tenant is responsible for minor repairs. Major repairs are to be reported in writingto the Owner's agent before taking any action. Failure to do this puts ttre tlaUitity ofpayment on the Tenant.

W Tenant understands that maintaining all smoke detectors in proper working orderat all times is their responsibility and for their own safety. Further, Tenant agrees, shouldthis be a hardship, to contact Blato Management, LLC immediately and assistancewill be provided.

*Tenant to be responsible for the deductible of 100.00 trade call fee in the event thatthey caused any of the following: plumbing stoppages, misuse of stove, AC/Heater due tolack of tenant maintenance

at all times. A11 Guests must pa.rk on the street.
