President’s Report

I would like to start off this month’s message by thanking the Board of Directors, Committees, and Membership for all their volunteer work in helping making Lake Emerald the jewel that it is. Whenever we have issues or problems the Community always comes together and reunites to correct any situation.

This month should see much progress on our grounds and in our buildings. I have to thank our employees for all their work on and off the property. We are looking at our finances to see where we can utilize our 2014 budget and make some much needed decisions on the management of our contractors and vendors, and start preparing for next year. We have now completed the poly-pipes in 92 of the 160 units in Buildings 115 thru 118 and are moving along. The seal coating is complete except for a few touch ups and we just received the quote on completing the parking areas also. We will be finishing the seal coating in the next month.

We have had an issue with some cars that were broken into recently and are in the process of pricing some HD cameras to install in certain areas around our property and at the front and back gates to make our community completely secure. Some of this will be done this fiscal year and after we put the 2015 budget together we should complete this security initiative early next year.

We had a miracle occur last week. A few of our members feed our 6 to 8 cats that reside under our clubhouse. These cats take care of the other pesky critters that roam our property. I have to thank Ms. Pat Connolly and her committee for their hard and continuous work taking care of these cats. We had a resident move out of the community recently that left a non-feral cat on the grounds. Pat, Richard Stanley and other committee members found this cat and were taking care of it, but as life works it was adopted and lost in another development. The Wildlife Committee went to the development to find the cat and low and behold after many hours of searching received a call from a friend of Ms. Connolly who had seen the cat 6 miles away. Thankfully we found the cat. He is a friendly male and would make a lovely addition to a home. Reach into your hearts and find the time to add a new member to your family. Call me if there is any interest.

Dear Lake Emerald Community,

First of all, to the fathers in our community, wishing you all a wonderful Father’s Day with your family and friends.

Please note at this time we are working diligently in regards to our Lake Emerald Security. It is very important that we all take an active role and report anything suspicious to our property manager and or security company. With that being said Mr. Basta and I have been working very hard in regards to security cameras and pricing.

This security project is a top priority for all of us board members. We do not take this lightly and we will develop and implement a solution which will make our community a safe place.

Lastly, if you have not experienced the cuisine of our new professional chef at the clubhouse I encourage you to drop by on a Thursday or Friday evening, Saturday afternoon, and or Sunday morning for brunch.

Gym Committee Report

Our landscaper had a death in the family and couldn’t attend our last landscaping meeting. Gene and I went over various issues that need to be done. These will be reported on in next month’s Reflections after Carl is back.

Once again, I am asking for volunteers for the Landscaping committee.

You don’t have to be an expert, just interested in improving the appearance of our property, and not have a personal agenda.

The committee needs volunteers, who will just show up on the first and third Wednesday morning of the month at 11 am in the conference room. I seek people with open minds who will be consistent in attending. I only request that you be respectful.

Clubhouse rooms are available to rent for private functions.

The Lake Emerald Clubhouse is available for rent to the residents and the community, and only so long as they are in attendance at the function. Reservations will be CONFIRMED only upon receipt of the rental fee and the deposit, which must be received by the Management Office at least one (1) week prior to the reservation date. Verbal or written requests will be tentatively placed on the calendar pending payment of the fee and deposit. The rental of the Clubhouse is strictly on a first come first payment basis. The property manager reserves the right to cancel a reservation or accept another reservation upon payment of fees. The rental of the Clubhouse entitles the renter to the use of the rest rooms. Abuse of this policy will result in immediate termination of the contract, loss of deposit and/or other justified fines determined by the manager.
