What is Refill?

Refill is a network of prominent, large, innovative and smaller companies supplying vacant offices in knowledge cities with a sustainable and

multifunctional purpose. Refill looks at the potential of a building in its direct environment. The Refill network brings together all the needed

multidisciplinary knowledge, creating value for its stakeholders and investors within a short amount of time.

The Refill approach is driven by pragmatic solutions springing from innovative sustainability. Every step of the process, from ideation to the

financing and execution can take place within the network of Refill. The best professionals work together in a networking manner to meet

market demand and to respond to real estate vacancy.

Who is part of the Refill network?

Refill is growing. At this moment, more than 20 highly respected companies are part of the network. The bundling of knowledge is unique,

especially the way in which the teams collaborate. Part of the network are KondorWessels Vastgoed, MAB Development, FGH Bank, ABN

AMRO, ABC Management Group, APPM, Colliers International, DTZ Zadelhoff, Bureau M.E.S.T., Heyligers Design & Projects, OeverZaaijer,

Zwarts & Jansma Architects, Ballieux Organic Architects, MeetingMoreMinds, Deerns, The Waste Transformers, StartGreen Venture Capital,

Cool Endeavour, World Smart Capital, DUWO student housing, VSNU and EREC-European Real Estate Circles. This network has the legal status

of an association. New members can be nominated. The Refill network has access to a large variety of users who, in a multifunctional setting,

reinforce each other.

Refill stands for multifunctional transformation and sustainable value creation

Refill makes the move from mono-functional vacancy to multifunctional buildings. Many things happen in a multifunctional building. People

work there, meet each other in lounges, do project work in flexible spaces, combine working with living, do shopping, stay in one of the short

stay residences or a care–hotel, play sports and spend their free time relaxing in tailored catering facilities. Multifunctional buildings have a

high amenity. The internal dynamics acts as a magnet and creates greater future value.

Refill focuses on office buildings that are in good technical condition to allow for fast sustainable development of the building. There is

maximum use of phasing and flexibility to allow for a discoloration of different functions over time. This creates diverse living and working

environments in a beautiful building, which is flexible in its functions.

Refill mediates with local authorities, which play an important role in the sector by reviewing zoning plans to facilitate multifunctional use.

Investors will have to take depreciations, but Refill offers much in return. Flexibility, a mix of functions and alternative uses deliver

diversification benefits for the investor. This leads to risk reduction. Due to the reduction of risk more can be investment, which makes quality

and sustainable innovations accessible and profitable. By including the direct environment into the planning process right from the start, value

creation is secured and new opportunities are generated.

Refill stands for cost-effective, innovative sustainability

Refill connects depreciation with value creation both on the inside and on the outside of the building. Where possible, buildings are made self-

sufficient in attending to their energy needs by applying innovative concepts in the field of installation technology, energy efficiency, green

walls and roofs, food production, smart lighting management with LEDs, water storage and waste and recycling chains. The pragmatic approach

of Refill provides cost-effective solutions, lower fixed costs and sustainable return merits.

How does the Refill-network work?

Flexibility is one of the features of working in a networking manner. The Refill coalition is well attuned and all coalition members know each

other’s strengths. The composition and the chosen approach of Refill varies and is project specific. Large projects are made manageable by

creating sub-teams in which other cooperating parties can join in. The network approach, the openness to each other and the informal method

give new energy to the collaboration. This applies not only to the Refill participants, but also to the clients, local governments and stakeholders.

The Refill approach

Refill works with the buildings direct environment. Refill maps out local stakeholders, enthuses interested parties, mediates with local

governments, and assists owners and property asset managers actively towards new concepts and programming for vacant urban objects.

Local government, developers, investors, property asset managers and owners provide the knowledge, finance and socio-political embedding

for the new activities at the vacant site. Through targeted research on the demand and the opportunities, the network members quickly reveal

the potential of a building in its environment and which potential users are interesting for collaboration. The approach chosen by Refill quickly

provides an overview on the possibilities, the necessities and the demand. These frameworks offer a starting point leading to surprising

concepts that transform vacancy into an opportunity.

To whom does Refill provide its services?

Vacancy is a problem for many parties. Besides investors, housing corporations and banks that have vacant offices in their portfolio or on their

balance sheets, we also have investors as part of our target audience. Especially now that the market for office space is going through difficult

times, there are plenty profitable opportunities in the Dutch real estate sector. Refill does not limit itself to Dutch parties. The signals of an

attractive entry point in the Dutch office market have reached real estate private equity firms. The recent acquisitions of property portfolios

that have been sharply depreciated have attracted new investors. Refill can assist those parties that are dealing with vacancy problems.

What makes Refill different?

Refill operates from redevelopment, multi-functionality, sustainability and innovative area development. In time, this formula provides added

value for all parties concerned.

Refill takes a fundamentally different perspective on the organization of real estate projects. Where the construction sector is characterized by

a plurality of separate entities and a few big players, Refill is a functioning network of professionals working at leading companies that

represent innovation and business.

Refill uses a bundling of up to date knowledge and information from inside and outside of the network. This assures speed and quality.

Refill speaks the multiple languages necessary for a project to be successful. All the knowledge and skills are bundled together within Refill.

Everything is within the network and can be used in a parallel manner: from ideation to financing, from construction management to

innovative installation technology, from social interaction with the environment to mediation with local governments. In the real estate sector,

Refill is the example of working in a networking style.

Refill is the intelligent response to real estate vacancy.
