First Floor: landing, large dual aspect double bedroom with freestanding bath and views over Durgan towards the Helford River, second double bedroom and shower room. DESCRIPTION Chy-an-Dour is an attractive, beautifully presented, Grade II Listed two bedroomed (formerly three) cottage. The cottage is believed to be of early 1800’s origin (or maybe earlier) and has been in our client’s ownership for the past 10 years and has been a much loved second home and successful holiday let. Chy-an-Dour is attached to two neighbouring cottages and it is understood that these three cottages were originally six and were converted in the 1950’s.

Chy-an-Dour currently comprises a dual aspect sitting room with an attractive woodburning stove set upon a stone hearth with a thick granite lintel above and a large opening to the kitchen/breakfast room with a window and door to the front. From here a staircase leads up to a small landing off which is a stunning, spacious dual aspect master bedroom with a river view (over neighbouring rooftops), a freestanding bath, an electric fire and superb open vaulted ceiling with exposed A-frame roof trusses. There is a very large and light second bedroom with skylight and a multipaned sash window with window seat under. In between the two bedrooms is a beautifully appointed shower room. A timber gate opens to a pathway (over which the two neighbouring properties have a right of way) with a door to the boiler room which houses the oil fired central heating boiler and has plumbing for the washing machine. To the side of the door to the boiler room is an outside shower. From here, to the south east of Chy-an-Dour a gravelled pathway leads down to an enchanting and beautiful rear garden which is divided into two areas, both of which have decking and are perfect for outside dining and entertaining. The lower garden, which is walled, is a larger area and has a wooden shed (in need of attention), a brick built log store. To the front of Chy-an-Dour is a paved sun terrace, large enough for a small table and chairs which has a small wooden gate opening onto the coastal footpath. The availability of such an attractive, beautifully presented Grade II Listed cottage in this immensely sought after location with a good holiday letting history is incredibly rare and an early viewing is wholeheartedly recommended by the vendor’s sole agent. LOCATION The small waterside hamlet of Durgan occupies an immensely sought after setting on the northern bank of the Helford River. A number of houses in the vicinity are in the ownership of the National Trust and ‘open market houses’ are infrequently offered for sale. The Helford River area and in particular Durgan is a remarkably sought after area for a multitude of reasons. The tiny fishing village of Durgan is located on the northern bank of the Helford River facing south and entering the village is like stepping back in time. Just above the hamlet Glendurgan Gardens and neighbouring Trebah Gardens attract many visitors boasting subtropical gems and with inspired landscaping. Perhaps its greatest attribute is the tranquillity of the location which has changed little over the years with colour washed cottages clustered around the slipway which gives access directly onto the Helford River. There are a great deal of compelling reasons why many families return to this area year after year and generation after generation, perhaps the greatest of which is to take advantage of the exceptional sheltered creeks and inlets off the Helford River, which is ideal for day sailing, whilst at the mouth of the Helford River, Falmouth Bay, the Carrick Roads (Fal Estuary) and the south Cornish coast offer further boating opportunities. There are also fantastic walks in the area. About ¾ of a mile away is the much loved village of Mawnan Smith with a post office and shop, doctor’s surgery, garage, restaurant and hairdressers and the focal point of the village, the picturesque Red Lion inn. The village offers a variety of clubs, societies and sporting activities for all ages. For the sports enthusiasts there are five golf courses within 10 miles and water sports such as windsurfing and water skiing are available on the waterfront at nearby Helford Passage. Helford Passage also boats the renowned and very popular Ferry Boat Inn which overlooks

the water’s edge and there is a passenger ferry which provides trips across the river to Helford village. The area abounds with wonderful creekside, coastal and country walks and much of the coastline is in the ownership of the National Trust and the area is designated as an ‘Area of Outstanding Natural Beauty’. It is further protected by additional planning policies which have been enforced since 1962 preventing the temporary positioning of tents, caravans or other moveable structures and to the permanent siting of agricultural buildings on any land overlooking the river, this combination of control ensures that the rare and unspoilt surroundings of Chy-an-Dour will be preserved.
