DESCRIPTION A fine country gentleman’s residence of impressive proportions with the original part believed to date from circa 1720 and later Georgian addition from the early 1800’s. This dignified Grade II Listed house occupies a glorious setting with the south and west facing elevation overlooking an unspoilt valley and its gardens, lake and paddock. Available for the first time in 27 years, such opportunities arise very seldom, to purchase a very attractive and dignified Grade II Listed country house of sizeable proportions in a beautiful, peaceful rural setting, amidst its own grounds approaching 5 acres. This fine Grade II Listed country house has in part been sympathetically modernised with useful additions such as a biomass boiler, seamlessly worked into the structure of the building. There is still room for a purchaser to modernise other areas to their own requirements within the eight bedroomed, four reception roomed accommodation, which is arranged over four floors with an interconnecting/self-contained 2/3 bedroomed annexe. Approached over a long private driveway which serves four properties, Haye House is situated at the end of that driveway. The property enjoys privacy and peace with an elevated position affording lovely views to the south over its own lawned front garden and to the west, down across a meadow, its own lake, a paddock and a rural valley beyond. The original part of this beautiful old house is believed to date back to circa 1720 with later additions circa 1830’s in a Georgian style. The two sections of the house reflect these periods admirably with high ceilings and huge shuttered sash windows and impressive fireplaces to the Georgian sections and granite inglenook fireplace, slate flagged flooring and more modest ceiling heights to the older sections. There is a main hall in the Georgian side and a side hall in the older section, both providing access from the front garden to ground floor accommodation and the ground floor accommodation comprises an impressive drawing room and dining room in the Georgian part with a sitting room and inglenook fireplace in the older section together with a library/study, kitchen/breakfast room, utility room and a shower room. There is an impressive turning staircase at the back of the main hall ascending to a half landing where there is a shower room then the stairs continue up to a part galleried landing where there are three double bedrooms and a family bathroom. Further stairs lead up to the attic where there are two further bedrooms (five in total). Above the main stairs is an extremely impressive high small paned arch topped window flooding the stairwell and hall below with light. The annexe accommodation interconnects at first floor level, via a door from the first floor landing in the main house and also via a door and secondary staircase from the rear lobby at ground floor level. Bell Cottage (the annexe) can be accessed independently from the rear courtyard via turning granite stairs. The annexe has a hallway with doors off to a kitchen/dining room, two bedrooms (one en-suite), a sitting room and a separate bathroom. There are three large cellar rooms beneath the property which are at ground level on the western side of the house, two of the rooms have large sash windows looking out over the gardens and valley, one of these currently houses the biomass boiler and the rest are used for storage but appear quite dry and may offer conversion potential if required at a later date, subject to any necessary consents and relocation of the biomass boiler. At the front of the house is a large swathe of lawn with a small stone barn at the far end providing room for garden implements storage and ride on mowers etc. A strip of lawn and

porticoed entrance into the cellar areas, is bounded by ancient metal fencing and a gate which opens onto a meadow planted with a variety of specimen trees and bushes facing west and dropping down the hillside to a lake at the bottom with footpath surrounds and wildlife margins. To one side of the gardens is a large paddock with a separate vehicular entrance, a field shelter, a small barn and animal holding area and a small copse of woodland. In all the grounds are approaching 5 acres.
