Ref: LCAA5364 2 SUMMARY OF ACCOMMODATION CREEK VIEW First Floor: kitchen, sitting room, hall, double bedroom, bathroom, wc. Second Floor: landing, bedroom, externally accessed store room. HELFORD STORES Shop, store room, kitchenette, wc. Currently leased. Outside: elevated river facing terrace. DESCRIPTION Rarely does the opportunity rise to acquire such an unusual freehold investment opportunity with two income streams from a holiday letting apartment and also from a commercial lease. It is all the more remarkable that the property enjoys some of the very finest views available in Helford Village over the entrance of the Creek and down the Helford River. Always regarded as one of Cornwall’s prettiest and most sheltered waterside communities, Helford Village is undergoing a revival led by the improvements to the quayside Shipwrights Arms and also by the village store which is part of this property, both of which are proving a draw to local residents in the surrounding areas as well as to those who holiday and permanently live within the village. The view looks straight across to the pontoons from the sailing club and there is constant activity throughout the summer and even in the off season. The shop is currently about midway through a seven year lease returning about £4,000 per annum and supplies delicatessen food as well as general stores. Above the shop is a two storey lettings apartment known as Creek View and this is let through Helford River Cottages with a gross income of approximately £10,000-£12,000 per annum. The apartment enjoys fantastic views both down the Helford River and

LOCATION The Helford River and in particular Helford Village, is a remarkably sought after area for a multitude of reasons. Perhaps its greatest asset is the tranquillity of the location which has changed little over the years with colour washed thatched and slate roofed cottages clustered around the tidal creek leading south from the main river. There are a great deal of compelling reasons why many families return to Helford year after year and generation after generation, perhaps the greatest of which is to take advantage of the exceptional sheltered creeks and inlets off the Helford River, which is ideal for day sailing. The river also caters for larger yachts who enjoy its sheltered anchorages and moorings with several beaches near the mouth. The river opens into Falmouth Bay from where the Carrick Roads with Falmouth and St Mawes at its mouth, and the River Fowey are both within easy sailing distance, as are many beaches and coves along the coastline. Parts of the surrounding area are owned by the National Trust and the South West Coast Path continues along the edge of the Helford River to St Anthony-in-Meneage and Gillan Harbour as well as on around the end of the Lizard Peninsula which transforms from soft undulating countryside to towering cliffs and above the seas.

The popular and very active local sailing club organises regular racing during the season along with many other activities. A passenger ferry links Helford village to Helford Passage on the other side of the river where there is an inn and walks lead to the gardens of Glendurgan and Trebah. The Shipwright’s Arms inn sits beside the water’s edge in Helford and there are further facilities at Manaccan which is only about a mile away, including a church, primary school, snooker club, restaurant and tennis courts. The market town of Helston is about 10 miles away and offers a full range of shopping and commercial facilities including schooling, a local hospital, supermarkets and a sports centre. This is one of Cornwall’s best loved and most sought after villages, totally unspoilt, with activities for all ages along the sheltered, south Cornish coast.
