A big - yet common - dilemma when buying a house near a major

metropolitan area is commute times. In the Lexington-Fayette Metro area, traffic and congestion tend to be a reoccuring headache. For such a large, condensed metro, congestion is a major problem because the city was planned on a spoke-and-wheel design, and grew quicker than anticipated.Thankfully, construction and updates are constantly happening to help alleviate traffic strains for this bustling town - but if you wanna show up to the big blue nation on game day...? You better be ready to sit in line.Despite the headache of moving through the city for leisure or events, average work commute times are not that terrible! For local Lexingtonians, and even for out-of-town commuters - the

average drive time is just over 20 minutes. The US National Average sits at 25 minutes of commute time - so Lexington is doing pretty good!In 2012, The BBC (British Broadcasting Company) published a list of 10 Monster Commutes around the world, with Lexington, KY leading the pack. While humorous that this horse-town could have worse traffic than places like Jakarta, Mumbai, or Bangkok - BBC must have been looking at drivetimes on gameday during the NCAA!INRIX, a data projections company, actually shows that, “about 150 out of more than 180 rated US, European and Canadian metropolitan areas have worse traffic congestion than Lexington.”Lexington also has a fairly encompassing Public Transit system (LexTran). The routes benefit students at the Universities and Colleges in the

area the most, but run frequent routes on all major spokes of the city. Then, a 360-slingshot of a bypass circles the heart of the city. Labeled as Highway 4, its more common moniker is New Circle Road. And, as the name implies, is a large circle connecting the spokes of Lexington Metro to help alleviate cross-town traffic. Local Lexingtonians either love it or hate it - but it does help lower drive-time for commuters coming into and out of the city. The lower commute times also contribute to Lexington being one of Forbes Top 20 cities for Business/Economic Growth. We have a low unemployment rate, and increaasing job growth year over year.

Q: What does this mean for Homebuyers in the Lexington-Fayette Metro Area?A: Well, you may want to keep travel time in mind when looking to buy! Some areas may be faster than you think!Q: How would I know what the commute times are for a home?A: Simple. Use the Rector Hayden Home Search App!

FIND THE DREAM HOME THAT MEETS

YOUR COMMUTE TIME NEEDSThe Rector Hayden Home Search App is available now on your app store! Or, by visiting the link at app.rhr.com

Just ONE of the cool new features of our updated application is the ability to search for homes based on commuting times.

Take the guess work out of finding a home “close to both work and school” and just use this FREE tool!

Start by opening the app on your phone or tablet. Click on the button that looks like a roadway.

Type in an address that you’d like to be within commuting distance to - ex: Your Work, Other’s work, school, favorite gym. Then label that address and click the mark.

The display then shows you the option to choose length of drive time, walk time, transit time, etc. AND, when you plan on leaving from your home. You can also add in a second (and up to a third) commute location. The address in this box has been labeled school.

The map is now highlighted in the areas that meet your commute time needs. Wherever the colors overlap, both needs are met. Just click on a pin in that location to see your dream home!

And remember, you can easily save properties to review, share, or compare just by clicking on the heart icon when looking at property details!
