Hello, my name is Stephen To. Welcome and thank you for this opportunity. I have
been in real estate since 2006 and have been fortunate enough to work with
wonderful clients all over the country buying and selling homes as well as
investment and/or commercial properties in the Calgary area.
I offer a modern and tech-savvy real estate service by delivering the latest
information you need, the way you want it. Without ever leaving your computer and
with no obligation, you can keep updated on the Calgary real estate market until
you’re ready to formally begin the buying or selling process.
When you buy and sell with me, you will be giving back to your community as well
because I donate a percentage of every real estate transaction to the Children’s
Miracle Network. This great organization helps by donating to local hospitals such
as the Alberta Children's Hospital right here in Calgary. I love and live-in Calgary

• Figuring Out Your Finances
• The first item on your home seller’s checklist should be related to planning your finances.
• It’s important to calculate all the costs related to the selling process. Consider costs such as legal fees, early mortgage termination fees, etc.
• Pricing Your Home
• Many factors influence price. Listing too high or too low can exclude buyers interested in a certain price range.
• A good selling agent can help set an appropriate price which considers the property’s condition, the neighbourhood trends and recent prices of comparable properties sold in your area.
• Review Listing Agreements with the Realtor
• Cut and give a set of keys to the Realtor for the lockbox
• Remove or hide items of value from the home
• Provide the Realtor with a copy of your current tax bill

• Provide the Realtor a copy of the current Real Property Report (RPR)
• Get the Real Property Report updated (if required)
• Provide the Realtor with all of the Condo Documents that you have
• Pick up and pay for any new Condo Documents that are required and give to the Realtor
• Provide a copy of your Operator’s license to the Realtor
• Provide the Realtor with a copy of your current bill for any neighbourhood or HOA fees
• Provide the Realtor with a copy of any building plan you may have for your home
• Clean and de-clutter the home as per the Staging Consultant
• Move personal items into storage if required
• Confirm payout penalty with mortgage company
• Email all leases for tenants to the Realtor as PDF forms, if applicable
