On the Road Again!

I want to share the amazing experiences I had while in Washington, DC at the REALTOR® Party Conference.

First off, if you have never attended a national conference, you must put it on your bucket list! This was my first year attending as a NAR Delegate, representing you, my GMAR members!

On Thursday, May 12, I was lucky enough to attend a White House Press Briefing. The group was shuttled to the White House where we went through tight security to enter. We were led to the room you see on television where we sat in theatre style seats until we were moved. Then the group was led through what seemed to be passageways going outside and back inside several times. Finally, we reached a board room of sorts with a large front table and surrounding tables, plus a gallery. I was fortunate to have been with my friend, Furhad Waquad, who sat us in great

seats. Our panel consisted of Rob Diamond, White House Office of Public Engagement;

Adrienne Harris, White House National Economic Council; Zaid Hassan, White House Office

of Public Engagement; and David Nemtzow,

U.S. Department of Energy. Each panel

member gave great information we could really use. My favorite take away is the work

that is being done on student loan debt. They are looking at a payment plan structured on the graduate’s earnings, not a straight scale. Each panelist gave a short presentation and then opened the floor for questions. It was an amazing experience to be talking with leaders who were shaping policy and listening to our concerns.

Thursday also included two trips to Capitol Hill. I was able to meet with Gary Peters and Debbie Stabenow. Both gave us great insight on the work they are doing and allowed us to share the issues important to us. They each listened and understood our concerns. They both work hard on REALTOR® issues, representing their constituents!

I have been part of many executive board meetings and the NAR board meeting was over the top! Talk about Roberts Rules! The voting process was very high tech…we were given “blackberry like” devices and when a voting item came up, we pressed either “1” or “2” and the results were almost instant. The voting for President-Elect was super exciting. Both candidates, JoAnne Poole of Maryland, and John Smaby from Minnesota were given a chance to speak, and then we voted. The votes were counted quickly and accurately; much different than voting on paper ballots (which I’ve counted for the WCR many times). If you weren’t aware, John Smaby will be NAR President Elect for 2017, serving under Bill Brown from California.

These are exciting times. Be sure to make time to get involved. Attend our Michigan REALTORS® Convention, October 5-7 at Mt. Pleasant. College Debt and the Home Buyer

At this year’s NAR Legislative Meetings & Trade Expo (midyear), student loan debt and its impact on housing was a major theme. During our congressional visits we discussed this situation and asked for our legislators support for legislation that will alleviate some of these problems.

American Student Assistance, in a report entitled Life Delayed: The Impact of Student Debt on the Daily Lives of Young Americans, examination was made about the life style impact debt has on college graduates.

• 27 percent of recent graduates had difficulty buying the basic necessities

• 63 percent said debt load impacted their decision to make larger purchases

• 75 percent said that loan payments made it difficult to purchase a home.

According to the Federal Reserve Bank of New York, “30 percent of student loan borrowers are delinquent on their loans and have likely taken a credit hit that would make a mortgage approval more difficult.” The report authors added, “But even when a borrower is diligently paying their loans, a large amount of outstanding debt will affect a borrower’s debt – to- income ratio, and the DTI is something that mortgage companies look at closely when determining eligibility for a home mortgage.”

All REALTORS® are certainly aware of the impact college debt has on home buying and in the next several months will be asked to support legislation that will positively affect this condition. Legislation should include some of the following:

• Control escalating tuition and fees

• Expand grant aid through public and private entities

• Lower student loan interest rates

• Expand payment options

• Prepare students to become more informed borrowers

Today, almost 40 million borrowers owe over $1 trillion in borrowed student loans. Two-thirds of students attending a four-year institution graduate with an average debt of over $27,000.

The report summarizes its’ findings this way:

“As the federal student loan system was established for the collective good of the nation as well as to assist individual borrowers, so too the nation at large has a collective responsibility to get the program back on track and ensure that borrowers can not only survive the student loan pay back process, but thrive as consumers in the process. If student loan borrowers continue to sit on the sidelines and delay diving into economic commitments, the perilous position of the U.S. economy will continue to plod cautiously along rather than prosper with the help of a new generation of well-educated consumers.”

REALTOR® Community Awards Scholarships to Local Students

Southfield, MI: The Greater Metropolitan Association of REALTORS® (GMAR), the premier board of REALTORS® in Southeast Michigan, assisted the REALTOR® Scholarship Fund in awarding 39 Scholarships to local high school graduates. Nearly 100 students and guests attended the awards ceremony held on Tuesday, May 10, where students received certificates and warm handshakes from the REALTOR® Scholarship Fund Trustees as their supporters applauded.

Founded in 1973, the REALTOR® Scholarship Fund provides scholarships to Michigan students based on scholastic record, character, community service, work record, and financial need. Awards are made from the annual contributions of the REALTOR® community. Since 1983, the volunteer-based Board of Trustees has interviewed and awarded over 1,000 scholarships to students entering college.

The Women’s Council of REALTORS® and the National Association of REALTORS® Legislative Meetings wrapped up mid-May. The meetings are designed for REALTOR® members to take an active role to advance the real estate industry and public policy.

In addition to the special issues forums, committee meetings, and legislative activities, education was top of mind. The Game Changer sessions included insights on balancing business strategies and managing your social media with other communications; as well as providing an unbeatable value proposition, and a hands-on goal setting exercise, breaking down the barriers that are getting in the way of our ultimate success. Next up, the Ignite Learning series, where I was fortunate to have been asked to present on developing a leadership pipeline. I was joined by fellow Council instructors covering recruiting, programing, budgets and supercharging our local chapter websites.

Reflecting on the conference, I would be remiss if I did not mention the power and the strength of the Council leadership in attendance; demonstrating a clear and comprehensive picture of how we impact our industry and who we are as an organization. If you are interested in finding out more about the power of the Council network, let me know. I would love to have you as my guest at a local chapter business resource luncheon. There are five local chapters within GMAR’s jurisdiction: 275 Corridor, Birmingham/Bloomfield, Greater Rochester, Lake Pointe, and Livingston. Assume that a friend of yours calls and asks you to assist him on the sale of his cabin to his neighbor. Since he already has a buyer, he does not need to list the property, but he does need help putting the transaction together and getting the sale closed. For many Realtors®, the difficult question here is not how to put the deal together, but rather in what capacity the Realtor® should serve.

Obviously, the friend does not need a traditional listing agent, but should the Realtor® set up some type of agency relationship with the seller? Or should the Realtor® act as a transaction coordinator? Can the Realtor® charge for his/her services? As will be discussed below, while in this scenario it is certainly possible for the Realtor® to help his friend (and get paid for his work), because of its limitations, a transaction coordinator role may not be the best choice.

Southfield, MI: Over 40 REALTORS®, affiliate and staff members, along with family members, of the Greater Metropolitan Association of REALTORS® (GMAR), the premier board of REALTORS® for Southeast Michigan, joined together to begin the restoration process of REALTORS® Park in Royal Oak, located at Main & Sunnybrook, this past Saturday, May 21. Starting at 8 in the morning, the group removed trash, debris, dead and overgrown vegetation, made minor repairs to equipment, and put a fresh coat of paint on the equipment.

James Cristbrook, Member of the GMAR Member Engagement Committee who planned the event, said that “this is just the first phase of the restoration process. Next we’ll upgrade the playground equipment, and then begin soliciting organizations to ‘adopt’ the park – meaning they’ll take over maintenance of the park.” The event was made possible by grants from the National Association of REALTORS®, Michigan REALTORS®, and GMAR. First American Title provided breakfast, and Shain Park REALTORS® provided lunch for the volunteers.

GMAR President Debbie Z said “we love the communities we serve, and you can expect to see more of our REALTORS® going above and beyond through this sort of activity.”
