There will be propertytaxes, homeowner’s insurance,utilities and regularmaintenance. There may beemergencies, such as a leakingroof, a broken furnace or aflooded basement. There couldbe landscaping, snow removalcosts or condo fees. All thisneeds to be rolled into thebudgeting process. “You mayhave to buy a lawnmower,”Ms. Parsons says with a laugh.“A lot of people don’t thinkabout these things.”

Mary Stergiadis, principalfor Ontario businessdevelopment at CanadaMortgage and Housing Corp.,explains some guidelines fordetermining a target homeprice.

There’s total shelter costs,which include month-lypayments for principal andinterest, taxes, heating and halfof a condo fee, if there is one.(According to industrystandards, half of the fee isseen to represent true sheltercosts, while the other halfincludes things like condomaintenance.) This total isdivided by monthly grosshousehold income. As ageneral rule, the total monthlyhousing costs should be nomore than 35% of grosshousehold monthly income.

Then there is the total debt-servicing-ratio calculation,which adds other monthly debtpayments to shelter costs. Thistotal is divided by grossmonthly income. Again, as ageneral rule, servicing these

costs should be no more than42% of gross householdincome.

CMHC has a suite of onlinecalculators to help homebuyerscrunch the numbers. “If theyare over the ratios that areallowable within the industry,they would have to look atlowering the mortgage,” Ms.Stergiadis says.

At this point, you mightthink a less expensive propertymight be more reasonable. Butit sometimes happens, thoughless often, that people find theyqualify to borrow more thanthey expected. Once a targetprice has been established, it’stime to apply for a pre-approved mortgage.

A pre-approval will helpyou refine the process andknow exactly what you have towork with when you find theright place and are ready tomake an offer. A pre-approvalentails a credit check andinformation such as the ratebeing offered (usually lockedin for 120 days), as wellprepayment options. Ask fordetails about such closing costsas land transfer taxes and legalfees.

A word of caution: Apreapproval is not a finalapproval, so make sure youknow what the condi-tions ofgetting final approval are andthat you can meet them. If yougo out and lease a newMercedes before closing, youcould end up with a nastysurprise about your ability toqualify. And don’t forget tosave a little for that new lawnmower.
