You’ve decided to sell your house, you’ve made a few calls to real estate agencies, and you may have mentioned your intentions to friends, neighbors and family. All of a sudden, you’re inundated with requests from numerous agents interested in helping you sell your house.

So how does a homeowner go about choosing that one agent who’s going to yield the best possible price in the shortest amount of time, when there are so many (thousands) of practicing real estate profes-sionals throughout Long Island?

It’s a daunting task, to say the least, but there are several steps that every homeowner can take to ease what is often an emotional process, according to Deirdre O’Connell, General Sales Manager and Senior Vice President at Daniel Gale Sotheby’s International Realty in Manhasset.

“When you’re looking to list your house, you want someone who’s the most knowl-edgeable about the local market,” she said. “Ask them, ‘What have you listed, what have you sold?’ Pick someone who’s the best at their game. Diff erent homeowners have diff erent needs. You have to respect each other. Pick an agent that you know you can work with.”

“You should look at fi rms that can give your property the best exposure,” O’Connell continued. “Some fi rms don’t have the ca-pacity to bring the property to many of the popular websites. Over 90 percent of today’s buyers start their search on the Internet. Avoid an agent who isn’t affi liated with a respected company that will bring your house to all websites. We live in a visual age. Photography is so very important so you want a fi rm that will also off er professional photography.”

“The market has improved lately,” she added. “We have buyers willing to come to the table. Today’s buyers have a lot of information, but it’s not always the most accurate or the most de-tailed. A good agent needs to give prospective buyers more insight so that they can better understand the facts available.”

O’Connell also cautions sellers about using an agent who tries to get your listing by promising to get a price higher than the others.

“Question it. Ask them to tell you what they base that higher price on,” she explained. That’s another reason why she strongly recom-mends using someone local. “Not only do they provide better service, but they are more knowledgeable about what houses have recently sold for in the area,” she said. “They should show you comps,” – prices of comparable properties in the neighborhood that have re-cently sold and at what the prices are for neighborhood houses that are currently on the market.

“Every house has positives and negatives,” she continued. “A house needs to be priced competitively or the house will not sell. Th e longer a house is on the market the stronger the possibility is that it will sell for

less and the more its neg-atives will be a factor,” she said, pointing out another reason for using a local agent who is well informed about the area.

She also cautions sellers about relying on websites that post information about what a house is worth, often giving homeowners a distorted sense of what their property will yield in a sale. Homeowners often turn away an excellent agent only because the agent’s judgment of what the house will yield is below what a website claims.

“Th ey’re only estimates based on all properties within Zip codes. Th ere can be a wide variation of neigh-borhoods within a Zip code. Th ere can be a wide variation of conditions in houses that appear to be similar just because they all have three bedrooms. Th ese websites never visit the property. Two houses can feature upgraded windows and renovated kitch-ens, but those improvements often vary greatly in their cost and quality.”

Every family has an idea of the perfect house, but for first-time homebuyers, this search can be a daunting task. How do you prepare? And how do you tell the difference between a home that’s a dream and one that’s a nightmare? It’s not so tough, and can even be fun, when you drop into open houses or make scheduled visits with an agent, said Emma McMahon, associate broker at Daniel Gale Sotheby’s International Realty in Port Washington. Just follow these tips to make your walk-through as productive as possible.

Know what you want. Bring a wish list of desired traits for your new home, said McMahon. Before setting foot in an open house, ask yourself what is most important to you and your family. Each family has different lifestyles, needs and wants.

If you spend considerable time working on projects in a garage, check if it’s heated. Is there space for bikes? McMahon said some buyers want smaller bedrooms so their kids don’t spend all their time alone in their rooms. Do you eat out a lot? If so, a big kitchen may not be one of your requirements.

Is the house heated by natural gas, oil or even electric? Is there central air? Make a list of these questions prior to your visit.

Allow enough time. Don’t wait until the last minute to visit an open house. Th e agent might have another appointment. “Agents might be putting their signs in their car as people are pulling up,” said McMahon.

As you go through, take your time. If the open house is crowded and you’re rushing, you don’t have time to appreciate the unique aspects of the house.

“Absorb the moldings,” said McMahon. Make sure to take note of the smaller details. If there are hardwood fl oors, note their condition. Ask if the hardwood fl oors are also under carpeting.

Use an agent. “If you’re serious, work with a good agent,” said McMahon. “Agents give guidance about the area.” An agent can tell you what gives the town its personality and value. Tour the libraries, shopping areas, golf courses, train stations, beaches.

Prepare for the next step. What happens if you fall in love with the house? “Many people don’t know what comes next,” McMahon said. Make an appointment to visit again, and take your time exploring. Th en make a bid.

Don’t assume. If the seller is eager to work with you, it’s now time to

examine beyond what you can see with the naked eye. “A house may look beautiful, but think for worse,” said McMahon. Th at is, don’t let love blind you to quality and systems that are not up to snuff . For example, you can’t tell anything about the home’s wiring by an electrical outlet’s exterior appearance. A professional engineer should inspect the house after you make a verbal price agreement.

Anticipate unforeseen expenses. Th ink of the open house as a “road-map for what you may want to do in the future,” said McMahon. Even if the location is great and the house suits your needs, don’t ignore the fact that there may be more repairs in the future, like fi xing a leaky roof, or a sealing a basement that fl oods often.

Check some more. Know if there’s a sprinkler system in the yard. Does it work? Is the heating system toward the end of its useable life? How old—or new—are the kitchen appliances? Take a moment to appreciate high-end appliances and high-quality materials, especially in the kitchen and baths. Is there a cesspool? Don’t overlook a professional evaluation of this potential money pit.

While you will be signing on the dotted line for the house, McMahon underscores that you also will be buy-ing “a community.” After all, some of the best things about your new home are beyond your property lines.

When buying a home, there are many points to be negotiated. Of course, the price is one large factor. But there are other things that need to be hammered out, such as terms and the move-in/move-out date.

When it comes to your mortgage, are the banker buzzwords flying over your head? Don’t let the jargon throw you. Here’s help — or at least definitions — from by the U.S. Department of Housing and Urban Development.

Adjustable-rate loans, also known as variable-rate loans, usu-ally offer a lower initial interest rate than fixed-rate loans. The interest rate fluctuates over the life of the loan based on market conditions, but the loan agreement generally sets maximum and minimum rates. When interest rates rise, generally so do your loan payments; and when interest rates fall, your monthly payments may be lowered.

Escrow is the holding of money or documents by a neutral third party prior to closing. It can also be an account held by the lender (or servicer) into which a home-owner pays money for taxes and insurance.

Fixed-rate loans generally have repayment terms of 15, 20 or 30 years. Both the interest rate and the monthly payments (for principal and interest) stay the same during the life of the loan.

Loan origination fees are charges by the lender for processing the loan and are often expressed as a percentage of the loan amount.

Lock-in refers to a written agreement guaranteeing a home-buyer a specific interest rate on a home loan provided that the loan is closed within a certain period of time, such as 60 or 90 days. Often the agreement also specifies the number of points to be paid at closing.

Points are fees paid to the lender for the loan. One point equals one percent of the loan amount. Points are usually paid in cash at closing. In some cases, the money needed to pay points can be borrowed, but doing so will increase the loan amount and the total costs.

Private mortgage insurance (PMI) protects the lender against a loss if a borrower defaults on the loan. It is usually required for loans in which the down payment is less than 20 percent of the sales price or, in a refinancing, when the amount financed is greater than 80 percent of the appraised value.

But where can this information be obtained so that intelligent, sensible decisions can be made? One source is a Seniors Real Estate Specialist, a licensed agent who has been specially trained.

“Unless you can cut your total expenses by 25 percent, it may not be worth it to move,” added Quinn. “Our job is to help seniors nav-igate their way through the process. We give people the tools they need to make informed decisions.”

“Most people aren’t aware of what’s out there for them,” Stone said.

Th e percentage of seniors in this coun-try’s population is increasing dramatically. Stone, referring to what’s called “Th e Silver Tsunami,” stated that there were more than 36 million seniors in the U.S. in 2004. “By 2050, this fi gure will increase by almost 150 percent to above 86 million,” he said.

Popular today is the reverse mortgage, a program which provides seniors, 62 and over, with cash from their homes and allows them to remain in their homes, or “age in place.” “My own mother wanted to ‘age in place’,” Stone explained in how he fi rst became

involved in senior housing issues. “Over 90 percent of seniors want to ‘age in place.’ My

mother didn’t have the funds to do this, so we helped her obtain a reverse mortgage.”

But reverse mortgages aren’t always a prac-tical option. “If you only want to ‘age in place’ for two or three years, it doesn’t make much sense,” added Stone. “Th ere are too many

upfront costs and there are other options to choose from.”

One alternative is to sell your home and rent. “Renting may lower your costs, and seniors are looking at ranches, co-ops and condos also,” he explained. Buying a new home is another option. Mortgage rates are extremely low. “A 30-year fi xed mortgage is very possible,” Quinn pointed out. “It will keep your costs down, and there is no such thing as age discrimination.”

Quinn’s fi rst experience with senior specializa-tion also involved an aging parent. “My father had just passed away,” she said, “and my sister and I were concerned about my mother. She would not move.”

Quinn consulted with a universal design special-ist who suggested modifi cations to the house so that her mother could live there as she wished. “We talked her into getting a motorized stair chair,” she explained. “We had the bathrooms and doorways modifi ed.”

Stone says that it’s important for seniors who live in houses with bedrooms on the second fl oor to look at ways to live on their fi rst fl oor. Stone advises them to consult with a universal design specialist.

Th e Quinn/Stone team is also affi liated with “Project Independence Radio and You,” a radio program for seniors and their caregivers, that’s sponsored by LIU/ Post and the Town of North Hempstead. It’s broadcast each Friday (88.1 FM) from 10 a.m. to noon.

If a buyer has all cash or is in a rental, the seller doesn’t have to worry about the sale of another home and these things can be worth money.

When negotiating, everyone has to give a little. It’s very helpful to have a third party involved. After all, this could be a very emotional experi-ence, and you don’t want feelings to get in the way. Th e sellers may be attached to their house and possibly have an enhanced vision of what it’s worth. A buyer is looking for the best deal. You need a facilitator to put everything together.

“Th ere’s a saying that when the seller feels he isn’t getting enough and they buyer feels he is paying too much, then you have a deal,” Morrison said. “Th at’s not neces-sarily true. When the seller puts a realistic price on the house, a buyer must step up when he really likes it.”

“My advice to the buyer is you should bid what you are comfortable bidding,” Morrison added. “Off er as much as you can. If house goes for a few thousand more, you know you off ered your best.”

A seller should pay attention to the comparables in the area and listen to the terms the buyer is presenting.

Move-in/move-out dates are very important because a buyer gets a

mortgage commitment and the rate locks in usually at 60 days. Th e rate won’t be guaranteed beyond that. Sometimes you will get a seller who puts a house on the market in early spring and doesn’t want to move out until the school year is over. Th is has to be dis-cussed prior to signing a contract.

Repairs on the house also must be discussed before signing. When you’re interested in the home hire an engineer who points out things that need to be done to the house. Th is becomes part of your negotia-tion. You may say I want to buy the house , but I need you to fi x A, B and C. Or you may say you’re willing to fi x A, B and C yourself, but it will take a specifi c amount of money off the price. Repairs are taken care of at the beginning of negotiations.

Some buyers are told never to pay asking price, always deduct 20 percent. Th ese days, homes are going quickly, Morrison continued. If the house is priced correctly, you can’t automatically deduct a percentage off the price and still get the house. If it’s a fair price, it could go for asking price and there won’t be any negotiating.

Th e only person who can answer if the house is priced too high is the buyer. If someone steps up to the asking price, then that’s the price of the house.
