“The house was built in the 18th century and retains a wealth of gorgeous original features. It has old beams and exposed timbers in practically every room, and I don’t think there’s a straight edge to be found, so although it’s spacious it has the feel of a really cosy country cottage. I’ve put my stamp on the décor, although in a very sympathetic way, and I’ve also added a very smart en suite to the master bedroom, but apart from that it wasn’t in need of any major renovation. It’s a very comfortable home and the layout of the main living areas, which all open into one another, means that it’s a great house to entertain in.”

“The conservatory is completely glazed along the outer wall and French doors open onto the garden, so the outside space almost feels like an extension of the house, particularly when the weather is warm,” continues Charles. “There’s a lovely little patio terrace just beyond the conservatory and then the rest of the garden is laid to lawn and surrounded by mature hedging, shrubs and trees, so it has a really good degree of privacy.”

“My favourite part of the house is probably the master suite,” says Charles. “It has the beautiful new en-suite bathroom and a walk-in wardrobe, so it feels like a real haven.”

“I work in Birmingham and London, so being able to get to both with relative ease has been a real bonus,” says Charles. “Southam itself has everything you could possibly want or need on a day-to-day basis, and right on the doorstep we have mile upon mile of the most beautiful open countryside. In my mind the location is almost ideal.”

“In the living room there’s a hug inglenook, which is a lovely focal point, particularly in winter when the open fire is roaring away,” says Charles.

“I’d say that it’s the character of the house that I’ll miss most when I leave,” says Charles. “All of the features combine to give it a really warm and cosy atmosphere, but at the same time it has a very open feeling throughout; it’s the perfect balance.”

round Floor The hallway brings you straight in to the warm welcoming feel of the cottage and leads you to the open kitchen and dining area. The kitchen and dining area incorporates the unique features of the property including the original beams, wooden spice rack and storage framework for drinks. The kitchen boasts a royal blue integrated Aga, dishwasher, cupboard space for washing machine and space for large fridge-free er. The good si ed sitting room through to the right of the entrance hallway doesn t lose the warm feeling of the cottage with its large open fireplace and double doors separating the room from the conservatory.

First Floor The galleried landing on the first oor leads to two of the good si ed bedrooms, both are served by the family bathroom. edroom two has fitted wardrobes on either side of the bed and looks out on to the quaint town of Southam. edroom three is currently used as a study but has plenty of room for a double bed. The family bathroom has a free standing bath that has been cleverly adapted with a fixed shower head and shower ring.

Second Floor - The si able master suite has an en-suite walk in shower-room and boasts a walk in wardrobe space. There is storage under the eaves providing plenty of extra storage space in this room.

Outside

The rear garden faces west so en oys the evening sun. There is a patio area, connected to the conservatory ideal for sitting out on those warm summer evenings. There is a side access gate to the right of the property.

Southam is a thriving market town set in the beautiful South Warwickshire countryside. With a population of around 6,500 and a designated conservation area, it has a rich heritage and interesting architecture, including a mix of Tudor and 17th century buildings. Southam also offers a selection of

shops, cafes, pubs, amenities and regular markets, as well as a lively community scene, a busy events calendar, and diverse employment and business opportunities. Situated on the

River Stowe, Southam is centrally located between the towns of Leamington Spa (approx. 7 miles) and Rugby

approx. 10 miles with good transport links to lots of ma or centres. The Southam area is full of pretty villages, attractive canal waterways and beautiful Warwickshire countryside. There are many interesting and exciting things to see and do and places to visit.

There are a variety of nearby primary schools such as St Marys, all with good reputations. Southam College would be a fantastic choice for secondary schooling having receieved

a 5 rating for the previous few years. There is also wide variety of private schools within Warwick, Stratford-upon-Avon and Leamington Spa.
