Why do I pay rates?Anyone who owns residential, vacant, industrial, commercial or rural property in the Shire of Augusta Margaret River is required to pay rates.

The revenue raised by rates funds community facilities including; libraries, sporting grounds and parks, together with services including; health and sanitation, waste management, beach lifeguards and ranger operations.

Rate revenue is used to carry out works on parks, reserves, beaches, foreshores and all other land owned and managed by the Shire, which has an impact on the environment. There is continued demand for these activities.

Rates also helps to fund community-oriented activities, which impact on the social fabric of the community.

Rates inclusionsThe total sum of your rates reflects a number of charges:

Standard charges

• Property rates• Waste facilities maintenance rate• Rubbish and/or recycling collection fee

State government charge

• Emergency Services Levy

Additional charges that may apply include; swimming pool fees, cost of recovery of rates, penalty interest and instalment fees.

Waste chargesThe waste facility maintenance rate will remain at $200 per ratable property. The 2017-18 annual kerbside collection charge is $220 for rubbish and $65 for recycling.

Additional bin (receptacle) charges apply.

What is this year’s rates increase? To ensure owners of all types of properties make a proportionate contribution to the Shire’s operations the Shire uses a differential rates system to calculate rates.

Council approved a rate model that increases the revenue raised by rates by 3% after considering the 2017-18 Differential Rates Objectives and Reasons, and the 2017-18 to 2026-27 Long Term Financial Plan. These documents together with the Council meeting minutes are available on the website or by contacting the Shire. Please note individual property owners may note variations outside of the 3% increase.

The 2017-18 rates increase is reflected as:

A 3% increase on the minimum payment for each differential rating category.

A 3% increase in the rate in the dollar for Gross Rental Value (GRV) categories.

A 1.94% decrease in the rate in the dollar for Unimproved Value (UV) rural categories to offset the 4.1% average increase in rural property valuations set by Landgate.

The UV tiered rating scale will continue to apply to properties with non-rural uses of more than one (UV1, UV2, UV3).

The following tables provides a comparison between the 2017-18 and 2016-17 differential rates and minimum payment amounts.
