P&Z Commission instructed staff to make further contact with the Pinal County Air Quality Department regarding dust concern/issues for Stagecoach Pass Avenue (south along project area) raised by surrounding neighbors at the hearing.

Staff recommendation to add new stipulation #34: “Applicant/Owner/Developer shall apply a dust palliative

on the north 40’ of the right-of-way of Stagecoach Pass Avenue from the access onto Stagecoach Pass Avenue east to Ghost Rider Street as approved by the County Engineer.” (PZ-PD-016-17)

Staff recommendation to amend stipulation #21: “residential lots immediately adjacent to Ghost Rider Street

and those lots numbered 471 thru 474 along Stagecoach Pass Avenue as indicated in the Archer Meadows Development Plan dated January 10, 2018, shall be limited to single-story in height;” (following improvements to Stagecoach Pass, and proposed open space buffers in the development plan)
