‘Protector’

Have you ever had one of those days when you think it’s

best to just crawl back in bed and start the day over?

I was at Starbucks getting my favorite drink, Tea, yeah you heard me, I go to Starbucks and get tea. A mom needs her caffeine to keep up with the kiddos and my business, but I have never been a coffee drinker.

You know me, I go a million miles an hour and try to do too much in my day as I’m flying from one appointment to the next and making sure that I have time in the evenings to spend with my family. I get my tea and go to the coffee station to put in my usual sugar and cream, I go to stir the tea and proceed to SPILL it all over the station. I start to clean it up and then the wonderful Starbucks employees, Sarah who sees me almost every day, brings me another tea and helps me clean up my mess.

I’m the type of person, that if I make a mess or mistake, I take care of fixing it myself. But today, I had to run to an appointment that I was already 5min late for so I begrudgingly let Sarah finish cleaning my spill.

But get this, still in a hurry I get in my Honda Pilot, go to put my purse on the passenger seat and as I do this I proceed to knock over my second cup of tea. Spilling it all over the cup holder, down the side of my console and onto my pants making it appear like I pee’d myself (ha-ha).

At this point, all I can do is laugh, but I still haven’t gotten my caffeine for the day, so I walk back into Starbucks to get napkins. Sarah sees me walk back in shaking my head and laughing with wet pants, getting napkins and she starts cracking up. Sarah comes out from behind the counter, they are slammed at this time, but Sarah goes above and beyond to help me out. She poured my 3rd cup of tea within a 5min span and actually came out to my car to help me clean up my 2nd spill of the day.

Talking about going above and beyond, Sarah didn’t have to do any of this, but this showed me that there really are good people left in this world.

Recently, I was driving through Hagerstown and came upon a traffic jam, cars honking, people upset. Then I found the reason, a family had run out of gas no one stopped to help them. Me, I couldn’t stand to see this family stuck without help. So I pulled up to ask what was wrong. The woman was nearly in tears at the situation and choked out that they had run out of gas.

I told them I’d be back in 15min. I went to the closest gas station and ended up purchasing a gas can and 5 gallons of gas. My boyfriend, he gets on me for helping strangers (when he’s not with me), but it’s just my nature. I see someone that needs help and I feel a sense of responsibility to help.

Going above and beyond separates having a loyal following to having people jump ship at the first sign of a challenge.

I remember first learning this lesson in 2000 when I became a lender, having just had Kendall 2 years prior, I was looking for a profession that wasn’t 9-5 and allowed me to spend time with my son while also making money.

My family was in real estate, so it was a natural fit for me. I fell in love with it and, looking back, I can honestly say it was one of the best things that could have happened at that time, in my life.

As a single mom running my own business, I was using my financial knowledge to help other families like mine, make their dreams come true.

I relished the challenge of learning the ins and outs of finance and lending. However, as we all know now, this was both an interesting and a dangerous time to be in lending, it was the Wild West of lending in those days. The lending “cowboys” in

the industry used the “mirror check” to qualify a new home buyer. If they were breathing, they got a loan.

Wild West or not, that was not how I was going to operate my business. I started feeling like we were giving out loans to families we had no business lending. My motto was simple: “No matter what, I'm going to tell you what I think and treat you like family. You can listen to me or not to listen to me, but I’m going to tell you the truth.”

If someone came to me who qualified for a $500,000 loan with an income of $30,000 a year, I would ask them to think twice. “If you all you can do is sit at home in your underwear and not go anywhere because you have to pay your mortgage, that’s not a life.” Thankfully, many people listened, but not everyone did. You know what they say, you can lead a horse to water, but you can’t make them drink. I refused to do what ‘those cowboys’ did, if I thought my clients were getting in over their head I would tell them. Yes, I lost a little business, but I was able to sleep at night.

For better or worse, that family mindset has never let me down.

When the crash occurred and I saw so many of my friends and clients lose their homes I felt somewhat responsible. Not in my actions, but in the overall industry itself. I could no longer be part of an industry that knowingly took advantage of families just to fatten their pockets. I got out of lending in 2007 as I could see the writing on the wall. My intuition was correct as all those big bank government bailouts occurred a few years later.

It was at that time, that I decided to change professions. I still wanted fulfillment in helping others and have always been a protector at heart, so I decided to pursue a career in nursing. I LOVED it, but what I didn’t love were the 14 hour days and being away from my family.

This is Emma, Kendall and I last fall as we went to get pumpkins for Halloween.

Fast forward to 2015, I was offered a job at Mackintosh Realtors, managing Fannie Mae foreclosures, and I loved being back in the industry. I was back in the industry that I loved, but being an REO agent meant that I was dealing with banks and not actually helping families buy and sell homes. I knew I was back in the right industry, just not where I ultimately wanted to be.

Then I was lucky enough to have a transaction with Eric Verdi, his client’s bought one of our listings. I could tell that Eric and his company were different. Most agents just care about getting paid. With Eric, it was different, that was the farthest thing from his mind, he would call me all hours of the night making sure his clients best interest was protected.

See, having been a lender, and now an agent again, I am sorry to say this is a rare trait in real estate. No wonder the public distrust in real estate, from a recent Inman survey, is on the level of used car salesmen.

That transaction was eye-opening. It was then that I KNEW the “Eric Verdi” way, the Impact Maryland Real Estate way, of real estate was the way I needed to go. Eric was more than an agent; he was a Protector. I knew if I was going to fully commit to real estate, it would be with Eric.

A year and half later, I did what anyone else would do. I began to seek him out until he decided to partner with me. I am happy to say, I am back where I belong and have found a way to protect people and create a business that I love working in every day.

And my kids are happier too! They don’t have to wait until Mommy finishes a 14-hour shift to come home. They also get a mom who is less-stressed, a mom who is fulfilled.

I get to protect every buyer or seller I meet. It’s a great model, and it’s a model that no one else in the business follows. I have a job that I am proud of, and thanks to Impact Maryland Real Estate, I am excited to get up and come to work every day.

Like Sarah at Starbucks going above and beyond, we do the same thing at Impact, we Protect our clients at all cost.

Just as protecting and caring for patients in nursing was my number one priority, the same is true of “my new home” with Impact Maryland Real Estate. My family couldn’t be happier with my new career move as ‘Mom’ doesn’t miss out on all the little things anymore.

You did IT!!! Without You, Impact Club would have Failed…

(We have now surpassed 200 members. Our Goal is 300 for our next Event)

On February 28, at our first ever Impact Club event in Frederick my co-founder, Ryan Fletcher, and I were blown away by the support of the Frederick community. On late Sunday night we surpassed our goal of 150 founding members.

Then the next 48 hours our phones kept dinging as the emails came in of new members that registered… Going into the event we were sitting at 168 members. And as we were registering and checking everyone in the membership grew to 181 members by the time we kicked off the event.

This left us tied with Temecula California. 181 members… Meaning our check to one of 3 charities was going to be $18,100.

What an impressive feat for our 28 day ‘Kick-off’.

But something happened at the Blue Side that night. One of our members, Beth Eccard, found someone they knew that were having dinner at the Blue Side and went down to tell Impact Club’s story. And while the 3 charities were presenting our phones dinged with member 182. Meaning our donation just increased by $100 to a WHOPPING $18,100.

I was asked many times that night. “Why?”

Why we started Impact Club?

Why you worked so hard to get this started for Frederick Community?

Why are you doing ‘this?’

Most everyone saw the photos throughout the month of us putting together the first event and the amount of work that was put into the planning and promotions leading up February 28th I was routinely working 18 hour days starting at 5a and ending at 11p.

The reason. There were actually 2 reasons. Anthony and Alex.

I co-founded Impact Club as a way to yes, start a vehicle to give back to local charities, but to also develop a Legacy Platform that my boyz would be proud of.

They don’t care how many homes I sell in a year, but they should be proud of how much Impact Club donates to local charities each year. If we didn’t get another member (which we already have) we

would be donating $72,800 to local charities this year. (Update… Our Goal is NOW $100,000 donated this year!!!)

WOW.

I thank each and every one of you for joining Impact Club and making a huge Impact within our community.

Who’s Your Competition? – ‘Best Fruit Theory’

This is something that I have been thinking about for a while,

but haven’t found the right ‘story’ to wrap into our ‘Best Fruit

Theory’. Have you ever noticed the meticulous effort that

people take when picking out fruit at the grocery store?

They look with their eyes, they evaluate ever angle of the fruit

to make sure it is just right. Some people, they smell fruit.

Some, I see knocking on fruit to listen to determine which is the

best. Others, they like to feel and squeeze the fruit. It is

amazing the meticulous effort by which people take in picking

out fruit at the grocery store.

I do the same thing at the store, but then each morning when

making breakfast for the boyz they almost always have

strawberries. Each morning I look at the strawberries and pick

out the best 3-4. Then the next morning,

same thing. Pick out the best 3-4. I repeat

this process until there are no good

strawberries left.

Think about this… The strawberries that

are not good enough one day to get chosen

as ‘the ones’ are good enough the next day

to get chosen.

Why? Because of their competition.

This makes me think of our recent clients Rob and Becca. They

were referred to us from one of our business partners, Shari.

Rob and Becca sought Shari out to help them stage their home

in preparation in the summer of 2016. (They were smart

enough to know that they had to make their fruit… I mean their

house… look appealing to others on the market). When Shari

met with them, they already had another Realtor that they were

going to work with. Meeting with Shari was their idea, Not

their Realtor’s. The Realtor didn’t see the value, she didn’t have

a documented Approach, she didn’t have a game-plan for

success.

Rob and Becca they listed their house at $199k. Had a bunch of

showings. The agent was not proactive in getting feedback and

keeping in contact with Rob and Becca. That is the NUMBER 1

issue that I hear from client and potential clients is lack of

communication. They didn’t get an offer after a month or so on

the market, so they suggested to the agent a reduction to $194k.

The agent agreed. More showings. No communication. They

became frustrated and asked around about getting a new agent.

Shari recommended our services.

I met with Rob and Becca. There was immediate bond and

affection towards one another. They are GREAT people. They

were open to ideas… to our Documented Approach… I gave

them a copy of our book before meeting with them, they

LOVED our Approach.

However, their agent wouldn’t let them out of their contract

even though they were extremely unhappy. This is what ‘other’

agents do. They get their claws in you and won’t strap you

down, hold you hostage. Agents don’t care about their clients

best interest…ONLY theirs. Finally they received an offer

SIGNIFICANTLY lower than their list price of $194k

So Rob and Becca let their listing expire and took it off for the

winter. When we meet in February with them to discuss selling

I’m thinking about our ‘Best Fruit Theory’. At $199k and then

$194k their buyer are one’s that probably only

have a budget of $200k and their house is at the

top of the market, so yes, they are being

compared to lower priced homes, but at the

TOP of someone’s budget they go through the

house and nitpick everything.

After looking at their entire picture. We bring

Shari back in to Scientifically Stage. We give

Rob and Becca a checklist to properly prepare their home (each

client gets a customized gameplan). Then we start thinking

about pricing. We suggest starting above $200k. The reason

‘Best Fruit Theory.’ If we get them over $200k, then their

buyer is probably looking $200-$250k. And being at the lower

end of that market, they will stand out as GOOD VALUE.

They will be the best fruit in their new price range.

Guess what? It worked. We secured a GREAT contract.

$35,000 higher than they were previously offered… and in just

11 days!

So… Option A- No gameplan. No Documented Approach. No

Communication. 154 days on the market and 1 low ball offer

Option B- Documented Approach. Customized Gameplan.

Constant Communication. Unique – ‘Best Fruit Available

Theory.’ 11 days on the market. GREAT Offer.

Choosing a Company to work with YOU could also use the Best

Fruit Theory. Do your research. Touch. Feel. Smell. Do they

have a ‘Documented Approach’ ie: a book like Impact Maryland

Real Estate does, ‘The Psychological Approach to Sell Real

Estate’ to which they live by? If not, you get Option A. Choose

wisely my friend
