Greetings from Al Bandar Community Management

Welcome to the 8th Edition of Our Newsletter!

On behalf of the Al Bandar Owners Union, we would like to extend our gratitude and thanks to all the residents for their assistance and support in making Al Bandar one of the best communities in Abu Dhabi. We are very excited about this year’s plans and projects to make Al Bandar even better, and we urge everyone to assist us in achieving this goal.

At the end of November 2017, the Al Bandar community said farewell to one of the longest-serving members, Imelda Nallana, who accepted a position as manager at the new Al Hadeel development across the road. We would like to wish her the best of luck in her new position and thank her for all her hard work and commitment to Al Bandar. Her position was filled by April Pandaraoan, who is familiar with Al Bandar as she was part of the Community & Lifestyle team in the Al Bandar Clubhouse.

As most of the residents would have noticed, during the last couple of months a high number of improvements and upgrades were completed in and

around Al Bandar. The improvements and upgrades will continue for the remainder of 2018 to ensure the community is kept in good condition.

The Al Bandar Financial Audit Report for 2017 has been completed, and the results of the audit will soon be posted on the community portal for all owners to review. The Annual General Assembly is also scheduled to take place on 10 April 2018, and we request all owners to attend the meeting.

Lastly, with summer just around the corner we would like to remind all residents to have their AC checked and serviced with the appointed maintenance provider for the unit. For a list of approved maintenance providers in Al Bandar, please visit the Community Office.

Ramadan 2018

The first day of Ramadan is expected to start on Wednesday, 16 May, and will continue for 30 days. We would like to wish all our Muslim residents Ramadan Kareem during this Holy month. Official notification on the start date will be announced in due course.

Eid 2018

Eid al-Fitr is expected to start on Friday, 15 June, and we wish all residents a well-deserved break and safe travels over this period.

Community EventsLuau Party7 December 2017

The Al Bandar family pool area was transformed into a Hawaiian theme as the Clubhouse presented a Luau Party to all residents. Children were entertained with a live bubble show, as well as various other pool games. Cotton candy, popcorn and Slush Puppies were also available for all to enjoy during the event.

Juli’s Music Institute Annual Winter Concert7 December 2017

Each year all residents are entertained with live performances by children attending the Juli’s Music Institute, and this year was no different. Performances included ballet dancing and piano performances, as well as other musical instruments being played by very talented children.

UEMedical Centre Coffee Morning25 January 2018

The UEMedical Centre in Abu Dhabi had a coffee morning to raise awareness about cervical cancer and the importance of prevention, early detection and the HPV vaccine. A specialist in obstetrics and gynecology was invited to speak and present to all woman attending the event and to raise awareness of this important topic.

Art Marine Fifth Carton Regatta2 February 2018

The Al Bandar Marina hosted the annual Carton Regatta with children from a number of Aldar Academies schools participating. Various teams of children from 9 years and above took part in the event where each boat was made from either milk, juice or water cartons (plastic or paper). There were various prizes up for grabs, ranging from the fastest boat to the best dressed. Entertainment was enjoyed by spectators not competing in the race.

Al Bandar NewsService Charges 2018The Al Bandar Community Office would like to thank the owners who have already paid the 2018 Service Charges. We are pleased to announce that as of the end of March 2018, over 50% of Service Charges have been collected. We encourage the rest of the owners to pay the first installment to avoid any penalties or interest being charged to their statements. The Service Charges are a vital part of the effective management and running of the community.

Home Content InsuranceAfter a recent incident in the storeroom of one of the Al Bandar buildings, the issue of personal items insurance was raised. Al Bandar Community Insurance Policy coverage includes accidental damages to the building and common areas, including that from natural disasters, fire, floods, storms, etc. Personal belongings inside the unit, as well as

fittings and non-fixed privately owned assets, are not covered under the policy. This includes any items and furniture stored in the storage cages. It is highly recommended that residents obtain home content insurance to ensure personal items are covered in case of any incident. Most of the reputable insurance brokers offer customized packages depending on the requirements of the client.

PetsWe would like to remind all residents to register their pets with the Al Bandar Community Office. The office has received a number of complaints from fellow residents regarding irresponsible pet owners not cleaning up after their pets. In the interest and safety of all residents in the community, we urge all pet owners to clean up after their pets. More info on the pet registration process can be found in the Check-In section of this newsletter.

ImprovementsProtective covers for external fire hydrants

To extend the lifespan of the external fire hydrants, red metal boxes were procured to cover them to provide protection to the fire hydrant as well as to improve the appearance and overall look of the community.

Installation of LED motion sensor lights inside garbage rooms

All refuse room lights inside the Al Bandar buildings were replaced with LED sensor lights. This is one of the many cost-saving initiatives currently being implemented in an attempt to reduce the monthly utility cost. We also urge residents to give their feedback and ideas in helping us reduce our carbon footprint.

Installation of new security barrier leading to the loading area

To increase safety and security for all residents, a barrier was installed at the top of the ramp leading down to the loading bay area. The purpose of the barrier is to prevent any unauthorized vehicles from parking in the loading area, as well as to control and manage the traffic flow of delivery vehicles to Al Bandar.

Modification of external signage (ongoing)

All podium level signage across Al Bandar is being replaced with new modern signage posts. These signs will be connected to a power supply to assist all residents and visitors for easy navigation around Al Bandar. Work on the signs is in progress.

Installation of free-standing disabled parking signs

To comply with local authority guidelines, free-standing signposts have been installed at all the disabled parking bays. Please note disabled parking bays are only to be used by residents with a valid permit, which should be clearly visible inside the vehicle.

Crack repair and painting of planter box walls (ongoing)

After a number of complaints were received regarding the overall look and appearance of the planter boxes, a contractor was appointed to repair and repaint them. The contractor has almost completed the first phase of the work and will continue until all planter boxes and walls around Al Bandar are completed.

Check-In Reminders About Community Rules

Pet Registration

We introduced pet registration in Al Bandar at the end of 2016 and wish to remind you about the process:

Step 1 – Fill in a Pet Registration Form and submit the original to our office or send a scanned copy to [email protected] along with a picture of your pet and an updated copy of the vaccination card (form can be obtained from concierge desks or found on the community portal)

Step 2 –Receive Al Bandar Pet Owners’ Guide containing Al Bandar Pet Regulations and other useful information

Step 3 – Collect a pet tag from Al Bandar Community Management office

Such information is essential and will help us to easily identify your pets as residents of our community.

Caged Storerooms – Lease Renewal 2018

We would like to thank all residents who renewed their storage cage lease agreements and encourage all residents who have not renewed their leases to visit the Al Bandar Community Management office and renew your caged storeroom lease for 2018 as per below rates.

Post Boxes in Al Bandar

Not receiving your letters in the post from family and friends? We have the solution for all your postal services. Emirates Post Boxes are available for rent in Al Bandar. For more information, please visit the Community Office.

Basic Community Swimming Pool Rules

With summer just around the corner, we would like to remind all residents about the basic swimming pool rules.

• No running, diving or jumping from the pool deck.

• No public display of affection.

• Wear appropriate swimwear.

• Please shower before entering the pool.

• No smoking at the pool areas.

• Consumption of food is not allowed. Drinks should be in plastic bottles.

• Consumption of alcohol is strictly prohibited.

• Pets are not allowed to enter the pool areas.

• Children under the age of 8 and non-swimmers should be accompanied by adults.

• Babies should wear swim diapers.

• Underwater cameras (e.g. GoPro cameras) are not allowed inside the water.

• Swimming pools are open and lifeguards are on duty daily from 0600–2200. Refrain from swimming during non-operational hours.

Summer WellbeingWarm days are here, summer is approaching and perhaps those New Year’s resolutions feel like a distant memory. For many of us, summer brings the temptations of ice cream, overdoing the tan and forgetting the summer diet and exercise. Nevertheless, this halfway point in the year is the perfect time to reassess goals and find balance again. So when we talk about summer wellbeing, we would like to focus on a happy body and mind.

For this, we have come up with some healthy summer tips:

Drink plenty of water Yes, we will never get tired of pointing out the importance of this tip. During the hot summer months, heat and sweat can leave your body dehydrated. A lack of water is harmful to your body. It is incredibly important to keep yourself hydrated by drinking at least eight to nine glasses of water a day. Healthy alternatives: green tea or coconut water!

Always apply suncream It is important to use a suncream lotion of at least SPF 30 in order to protect your skin from harmful UV rays. Don’t sit in the sun during peak hours between 10 am and 4 pm in order to minimize UV radiation.

Keep up the exercise regime Before you hide those running shoes in the wardrobe, remember summer exercise doesn’t have to stop because of the rising temperatures. Instead of working out outside, change your exercise plan and take it indoors. Join a gym, take up a step class, or swap the sneakers for a bathing suit and go for a summer swim at your local pool or gym.

Eat healthy by the pool When the sun is beating down, the idea of seeking out the nearest ice cream stand is seriously tempting. Stay strong by being prepared. Pack a cooler full of healthy snacks and juices, yoghurts and fruit. Core Cafe has great options for all-natural ice creams and sorbets!

Beware of ‘healthy’ smoothies Fruit smoothies are a great way to get your five-a-day and keep refreshed throughout the summer, but watch out for smoothies made with frozen yoghurts, ice cream, added sugar and artificial flavors as they can be extremely calorific. A healthy smoothie should be made with all natural ingredients. Just how we do it at Core!

Get better rest Long, sunny days may mean you stay up later than usual, and hot, sticky weather can also prevent you from falling into a deep slumber. Make your bedroom summer-friendly by keeping it cool, and try to relax before bed by putting away your phone and reading a few pages of a new book.
