— In 1993, after the construction of the Al Maktoum Third Lift Span in Dubai, Waagner Biro Gulf got into facitilies management, operation and MEP maintenance and operation contracts for the Dubai Government. A first contract was awarded in the following year for the maintenace of the Al Maktoum Bridge. Waagner Biro Gulf has had that contract since 1994 and has it still.

In the years since, we have established ourselves as a truly reliable bridge and tunnel maintenance contractor. Last year, we entered the Abu Dhabi market as we expand our mainte-nance services throughout the GCC. We are now expanding and enhancing our construction and mechanical maintenance capabilities, as we bring our expertise to other structures.

— Preventative maintenance is carried out to prevent the deteri-oration or failure of facilities through continuous and systematic inspection and detection. A rigorous program of preventative maintenance can extend the service life of a road, bridge, under-pass or civil structure. This ensures that the maximum value is realised from the initial capital investment.

Additionally, regular maintenance proves more cost effective than occasional major repair. The concept of preventive bridge maintenance is built on the understanding that a program of multiple relatively small repairs and activities will keep the structure in good condition. Thereby the large expense of major rehabilitation or replacement is avoided.—

— WASHING OF BRIDGES, UNDERPASSES AND TUNNELS Using our state-of-the-art tunnel washing truck – the only one of its kind in the region – we undertake the essential washing of bridges, underpasses and tunnels. This can be a complex procedure as it often involves full or half road closures, advanced permits and sensible logistical planning and scheduling to mini-mise disruption. Waagner Biro Gulf has experience in all these matters.

— SWEEPING OF BRIDGES AND UNDERPASSES In order to keep surfaces clear of dirt and debris, Waagner Biro Gulf undertakes the responsibility for the sweeping of bridges and underpasses. This is done either for general upkeep or in emergency situations such as floods or sandstorms.

— CLEANING OF UNDERPASSES AND BRIDGE DRAINAGE SYSTEMS Less of an issue in the Middle East due to the climate, the cleaning of underpasses and bridge drainage systems remains important to ensure that blockages do not occur when there is rain or flooding. And this is a task that Waagner Biro Gulf is equipped to carry out with our unique tunnel-washing truck.

— PREVENTIVE MAINTENANCE —

— CLEANING AND INSPECTION OF BRIDGE EXPANSION JOINTSignificant for safety, as well as avoiding general wear and tear, our engineers are skilled in cleaning and inspecting bridge expansion joints which allow for shrinkage, movement and – significantly in this region – temperature variations in concrete structures. Regular preventative maintenance includes exami-ning and tightening joints. .

— MAINTENANCE OF UNDERPASS PUMP STATION All underpasses have a pump station to remove water in the case of flooding. Regular maintenance of these underpass pump stations is essential to ensure that they are in full working order if and when required. This keeps roads and underpasses in service without interruptions.

— LIGHTING MAINTENANCE WORKS FOR BRIDGES, UN-DERPASSES AND TUNNELSWaagner Biro Gulf has the expertise to conduct lighting main-tenance works for bridges, underpasses and tunnels. This entails visual inspection, the cleaning of external parts, and monitoring the electrical parameters and connections.

— CLEANING, MAINTENANCE AND INSPECTION OF ROAD CULVERTSPipe culverts and box culverts are the reinforced concrete drains that allow shallow water (and other things) to pass beneath roads without interruption. The cleaning, maintenance and inspection of road culverts is important to avoid blockages and flooding.

— ROUTINE INSPECTIONS OF BRIDGES AND TUNNELSThe routine inspection of bridges and tunnels is the first tool in our box. It simply involves one of our skilled and experienced engineers double-checking the overall structure and work to ensure that there are no cracks in the concrete and that all tiles are in place.


— FULL FACILITIES MANAGEMENT SERVICES FOR HIGH LEVEL TOWERSWaagner Biro Gulf is now providing full facility management services for high level towers. The service includes full service of MEP, HVAC and security systems, as well as facilities such as luminaries, elevators, escalators and air-conditioning units. — MAINTENANCE OF STEEL STRUCTURES AND HANGERS AT AIRPORTAnother new addition to Waagner Biro Gulf ‘s maintenance portfolio is the maintenance of steel structures and hangars at airports. Of particular interest to airport and civil aviation authorities, conducting maintenance work of this kind requires sensitivity and a team of highly-qualified MEP engineers with experience of operating in confidential areas.

These very attributes carry over into the maintenance of military offices and accommodations, which also requires a skilled team capable of performing in a way that causes minimal interrup-tions.

— ANNUAL MAINTENANCE —

—This is the large-scale maintenance carried out to restore equipment, machines or systems to a normal operational condition. Carried out yearly or as per the manufacturer‘s notes, it includes partial or complete disassembly of facilities and assets, inspection to detect the damaged, defective or worn parts and the repair or replacement of defective or damaged parts. Equipment and systems are then reassembled, tested and trial run prior to recommencing the full operating level.—

— HYDRAULIC SYSTEMSComplex structures like moveable bridges require elaborate hy-draulic systems. With years of experience working on important bridge structures, such as the Al Maktoum Bridge (vertical lift) and the Floating Bridge (swing) in Dubai, our multi-disciplined team of engineers has expertise skills maintaining and overhau-ling hydraulic systems.

— VEHICULAR AND SERVICE TUNNELSOnce again, our team of engineers and project managers are seasoned and capable in carrying out annual maintenance or overhauls of vehicular and service tunnels, having been respon-sible for the upkeep of the Shindagha Tunnel for more than 15 years. We complete thorough inspections and implement both civil and MEP maintenance, as well as compiling extensive annual reports. Substantial maintenance on roads, bridges and tunnels requires comprehensive logistical know-how as permits must be applied for, roads fully or partly closed and diversions organised and demarcated. Waagner Biro Gulf takes responsibi-lity for all these challenges.

— DRAINAGE PUMPSIn the case of an emergency, drainage pumps pump out water from tunnels and underpasses. It is important that all pumps, and their sealing, are checked. Our engineers conduct a visual inspection of the pump and valve chambers, clean the valve chambers and panels, grease the valve controls and run operatio-nal tests of float switches.

— HIGH PRESSURE WATER JETTING MACHINESWaagner Biro Gulf utilises six-pipe high-pressure water jetting machines which are unique in the region for cleaning. It is

important that these remain in full working order to provide an efficient and thorough cleaning service that reduces the time constrains involved in the cleaning of roads, bridges, tunnels and civil structures.

— JET FANSUsed to circulate air in large tunnels, such as those that run un-der The Palm Jumeirah to connect the trunk with the crescent. On an annual basis, the large jet fans are removed and all moving parts, seals and electrical wiring is checked. The fans are then tested before being reinstalled.

— DIESEL GENERATORSAll major bridge, tunnel and civil structures have diesel genera-tors. In the case of power cuts or emergencies, these ensure that all systems continue. Waagner Biro Gulf ensures that diesel gene-rators have not become blocked or jammed and tests to ensure that they are fully operative should they be called into use.

— Corrective maintenance is, widely speaking, the repair of damaged and defective facilities, such as accident repair works, the replacement of damaged light fittings, the replacement of defected expansion joints, pothole repair on asphalt layer, block paving works and the repair of steel structures. Performed at the time of the defect or during a predetermined period, corrective maintenance is carried out to identify, isolate and rectify a fault, so that the failed equipment, machine or system can be restored to an operational condition within the tolerance or limits estab-lished for service operations.—

— CIVIL WORKS AND REPAIR OF CIVIL STRUCTURESWaagner Biro Gulf executes the corrective maintenance of civil works and the repair of civil structures, which is something of an umbrella term for a huge range of maintenance services carried out to effectively prevent worsening and later replacement. — BRIDGE EXPANSION JOINT REPLACEMENTS AND RE-PAIRExpansion joints are important in the building of bridges, allowing for the natural movement that occurs due to shrinkage and temperature variations. Waagner Biro Gulf ‘s annual and pre-ventive maintenance checklists ensure that expansion joints are checked regularly and, when necessary, corrective maintenance is employed to replace or repair bridge expansion joints.

— ASPHALT REPAIR WORKSAs road surfaces degenerate, cracks and indicators of general wear can appear. In these circumstances, Waagner Biro Gulf provides asphalt repair works to repair and seal the surfaces. This includes pothole repair, as well as the repair of overlays and edges, manhole surrounds and utility cuts. Our infrastructure maintenance stretches far beyond the road surface and into the maintenance, repair and replacement of special road structures, like crash barriers.

— INJECTION OF CONCRETE CRACKSWhen cracks appear in precast concrete, there are two options: digging out and replacing the cracked section or injecting the concrete with an epoxy resin. We provide high quality injections of concrete cracks, as this is the fastest and most economic option.

— INJECTION FOR WATER LEAKAGE IN TUNNELS AND SUBWAYSDue to wear and tear, over time small cracks and leaks can open up in tunnels too. We can detect cracks and leaks and administer resin injections for water leakage in tunnels and subways to seal the cracks and provide corrective repair for the structure.

— ALL KINDS OF SEALANT WORKSIn addition to repairing concrete cracks and tunnel leakage, our expert engineers are skilled in all manner of other sealant works, such as joint sealing, shrink sealing for tiles, and sealing for ther-mal and moisture protection.

— BLOCK PAVING WORKSBlock (or brick) paving is used for a variety of reasons. Someti-mes aesthetic, it is, however, also an excellent option if remedial work is required below the surface. Bricks can be lifted and repla-ced quickly and easily, without impacting upon aesthetics.

— ASSET MANAGEMENTA key component of the maintenance services offered by Waagner Biro Gulf is asset management. These assets include crash barriers, steel barriers and pedestrian fencing for roads and signage and, as a full turnkey contractor, we are able to fabricate new and replacement assets in our in-house workshop and fabrication yard. Assets are tracked using bar coding and asset management software.

— FABRICATION OF SIGN BOARDSAnother assignment that is carried out by our own in-house workshop is the fabrication of sign boards, such as road closure and diversion signs. Having a dedicated workshop means that we can quickly and easily manufacture signage according to the situation and site measurements.

— FENCING REPAIRS AND PAINTING WORKSGates and grilles are systematically and regularly checked and, where necessary, fencing repairs are conducted. Replacements can be prepared quickly and easily thanks to our in-house workshop and fabrication yard. Waagner Biro Gulf ‘s skilled team also undertakes painting works for grilles and gates, as well as barriers, bridges and tunnels.

— GLASS REPLACEMENTOur professional and practised engineers regularly check and as-sess materials, such as glass which is used for covered pedestrian bridges, kiosks and facades. Glass maintenance and replacement takes place where necessary.

systems and guards against unexpected failure. Regular and sys-tematic inspections can uncover leaks, rust, rot frayed wires and corroded electrical contacts before they cause further problems or system failure.In building structures, our MEP (Mechanical, Electrical and Plumbing) works include the scheduled replacement of failed


lamps, the maintenance of electrical panels and the service of fire fighting system, as well as maintaining break-glass systems in underpasses, air-conditioning systems and lighting distribution panels. We also maintain and overhaul of backup generators and UPS systems.—

— A/C MAINTENANCEFor preventative maintenance of A/C systems, our experienced HVAC engineers conduct a visual inspection of the whole sys-tem, before cleaning external parts. They then monitor and re-cord the electrical and mechanical parameters to ensure that the system is operating according to the manufacturer‘s guidelines.

— ELECTRICAL MAINTENANCEWaagner Biro Gulf ‘s skilled electrical engineers have broad expe-rience across a huge range of systems, such as main distribution boards (MDB), sub main distribution boards (SMDB), motor control centre (MCC) and light distribution boards (LDB). The engineers carry out a visual inspection, clean both external and internal parts and filters, and they trip test the circuit breakers. The tightness of cable terminations is verified, and both elec-trical and mechanical parameters are monitored and recorded. Of course, where necessary any defective or damaged parts are repaired or replaced before an operation check is conducted.

— PLUMBING MAINTENANCEThis involves the repair and maintenance of all HVP (heating, ventilation and plumbing) systems according to the highest industry standards, as well as the repair and rehabilitation of submersible pumps and drainage pumps.

— DRAINAGE PUMPSThe preventative maintenance of drainage pumps, used for draining excess water, dirty water and sewage, includes the visual inspection of the pump and the valve chambers, cleaning of the valve chambers or panels, greasing of valve controls and an operational test of float valves.

— ELEVATOR AND EXCALATOR MAINTENANCEHighly trained MEP engineers visually inspect both elevators and escalators, cleaning all parts and monitoring and recording electrical and mechanical parameters. Where necessary, eleva-tors‘ hydraulic pumps or cooler units, car guide shoes and push buttons are repaired or replaced, as are door motors, belts and sensors. For escalators, drive motors, limit switches, sensors, guide rails, guide rollers, hand rails and steps are all repaired or replaced when necessary.

Our maintenance clients can rest assured in the knowledge that a team of highly-skilled and experienced engineers is available to them around the clock.At Waagner Biro Gulf, we divide our 24/7 emergency service into two types of call-outs. Ordinary call-outs are responses to

everyday happenings like site clearings, small traffic accidents and the breakdown of elevators. Special call-outs cover large road accidents with considerable infrastructural damage, as well as natural calamities, such as sand storms which can make roads extremely dangerous, and flooding which can block access. Deep sand gathering on roads is a particular problem in the Middle East region but, as we maintain a large percentage of Dubai‘s roads on behalf of the RTA, it‘s a task that our teams face regularly.
