Prime Timberlands is composed of seven individually available tracts located in Hickman County, Tennessee. Approximately one hour southwest of Nashville, Tennessee, the seven tracts are situated on the western Highland Rim of Tennessee’s central basin. Noncontiguous yet well consolidated, these tracts range in size from 108 to 3,800 acres ± and feature gently rolling terrain and a mixed-wood resource of both natural Appalachian hardwoods and converted loblolly pine plantations. Each tract offers slightly different timber characteristics, but all enjoy species diversity and cash flow opportunities from timber management. Each of these tracts are accessible with public road frontage and interior road systems. Soils are generally well-drained and consist of gravelly silt loams. Importantly, Prime offers the flexibility for additional pine conversion or continuation of natural hardwood management.

The timber resource is a well-distributed age-class distribution of both hardwood and pine forest types. Hardwood stands account for 67% of the cover types with plantation pine occupying 31% of the area. Hardwood sawtimber is dominated by white oak, red oak, and yellow poplar, while the softwood resource is almost exclusively loblolly pine. In total, Prime Timberlands carry 30.5 MMBF (Doyle) (262,834 total tons), of which 81% is hardwood and 19% is softwood. The hardwood is generally mature or maturing oaks and poplar while the softwood is largely pre-merchantable pine with many stands on the cusp of merchantability and first thinnings.
