There are so many options to generate income, and being a landlord is considered to be one of them. It is an option many would wish to go for because it is considered to be an easier and less risk business. It does not require daily involvement and can be operated with less manpower and less time compared to other business options. However, the truth is that owning rental property requires a lot of hard work, patience and planning. Being a landlord isn’t as glamorous hobby as many envision.

The goodOwning rental property is a great concept for building wealth. On one end, it requires a cash down payment and will require years of cash support via repairs, upkeep, and major component replacements. At the same time, someone else is paying off a property for you. Once the property is paid off, you will have two additional income streams to add to your earnings from your 8am-to-5pm job. Even after paying for repairs, the cash flow will be significant and will (hopefully) help you reach an early retirement. You often enjoy months at a time without thinking of the prop-erty at all. Additionally, your property generates a small amount of side income, though at this point you use the additional funds to accelerate their payoff.

The badThere are times when it is smooth sailing, but that is not always the case. Owning rental property can be a ton of work. It takes patience and the ability to deal with many different personality types. Each time one of your properties becomes vacant, you have to place ads or engage Real Estate agents to find a new tenant. Sometimes searching for a new tenant can bring a lot of shenanigans. For instance, it may take longer than expected to get a new tenant at the right rent, this will result to lost income, or the tenant you get has bad personalities on maintaining your home or honoring his/her commitments including rent payments on time. This might translate to legal implications which will add legal costs on your overheads.

The profit or loss mantra Majority think that it is always a smooth road to becoming rich dad, but that is not the case there are some who end up being poor dad. Running a rental business requires same strategies as other businesses includ-ing accurate financial and expenses projections. If you get it right you will enjoy it, otherwise any mistake will lead you to a wrong direction and unpleasant experience with financiers.

√ Unrealistic rent. This in most cases results to long vacant periods hence lost income. Competitive rent will attract long term staying ten-ants.

ConclusionOwning rental property can be stressful and difficult. It can test your patience and even your faith in humanity. Yet, I think it is definitely worth time and effort. While it certainly isn’t as passive as many imagine, I believe that your properties are great investment and you will never have regrets at all. Is it worth it? I say yes.

“Having practiced Real Estate work for a quite a number of years, I have realized that women are more advantaged players in the industry. They ar e so keen, detailed and take into consideration many aspects to make sure the home seekers get the right house that offers a real home experience, for families. “As women we have a better understanding with regard to the requirements of a suitable home, forchildren, couples, large families etc.” She pointed out. During the Q & A session, Joanna had more and constructive responses.

Is the Real Estate Agency an important job?

It is indeed an important job that requires, transparency and professionalism. If done professionally not only does it create employment opportunities but, it also generates a good income for the players and government taxes. On top of that it plays a big role on the housing sector including helping property developers and landlords to de-velop the right products that attracts right clients (buyers and tenants). On the other hand, it acts as a smooth bridge to home seekers both buyers and tenants who are looking for a home to buy or to lease.

What are your secrets for success for woman in this industry?

I really enjoy my job. My success is achieved due to my passion in finding people the right property and focusing on their needs. I do my be st to learn new ways to offer the best services to both the tenants and the landlords. I believe that Comfort Zone is among the preferred service providers and has helped many people to get their dream homes. We have also helped developers and landlords to get the right clients within a short time at competitive prices.

What are your views on the industries professionalism?

At the moment, there is a huge improvements compared to years back. A lot of professionalisms practices are demonstrated by some players opening good offices, offering good advice, guidance and services to their clients. We are experiencing dedication and reli-ability from the service industry. Though, still we have some unprofessional players who are denting the profession by offering unreliable and substandard services. These include briefcase street brokers most of them having no permanent address.

They have been pretending to offer the services and in most cases ending up disappointing the clients and sometimes going to the extent of conning them. Apart from local street brokers famously known as DALALI’S, we are wit-nessing some expats (wives and husbands) offering the services, though they have no business licenses.

What is your advice for home seekers, developers and landlords in Dar es Salaam?

Whether it is the first time or second time for home seekers in Dar es Salaam, I strongly advise that they use trusted Realtors who offer the right guidance in the industry including areas and homes that will suit well with-in their budgets. To know the right, professional and trusted Estate Agent, they should ask to meet at the Agents office and check out their website etc.

On the topic of developers and landlords, there is so much to learn from Estate Agents who know the market. While majority developers and landlords have the tendency to develop and decorate homes based on their own preference, it is more advisable that they seek input from Estate Agents because we have a better understanding of what the market is. This will help them to develop and deliver...

The contribution of Arusha region in the country’s tourism sector can’t be overlooked.

Undoubtedly, the region is a home to some of the world heritage sites which include The Ngorongoro crater.

That aside, Arusha is the only place in the world with the rare Tanzanite gemstones.

The region also houses some regional and continental organizations like the headquarters of the East African Community, the International Court Tribunal for Rwanda (ICTR), the East African Court of Justice (EACJ) and the famous African Court on Human and Peoples’ Rights (ACHPR).

The cool climate in the region and the tranquility which prevails throughout the year makes foreign diplomats opt for the city as their new home.

Such a reality has resulted to a high demand of housing, punctuated by the ever ballooning prices of properties.

Getting a house in Arusha is never an easy task. Some of prospective home

owners have either fallen prey to unscrupulous real estate agents or being conned by people masquerading as real agents.

According to Joshua Lyimo, a real estate agent with Skylink Real Estate Agency in Arusha, the concept of real estate in the region was still a new thing to most residents in the town.

This has made them toil while looking for good places to call home, or have found themselves living in places that don’t meet their expectations.

“Unlike in a city like Dar es Salaam, real estate is still a new thing in our town, people have not made the most of this profession,” he says.

Joshua adds that cases of prospective home owners getting conned havebecome too common in the town, sadly because people fail to see the importance of using real estate agents in getting houses.

However, this is not the case with diplomats who happen to know what real estate is all about. “It is never a problem when dealing with

diplomats, they know where to find us and we give them value for their money,” adds Joshua.

Catherine Mvungi, a real estate agent with Hornbill Real Estate says much as they have tried to promote real estate in the region, the concept was not being fully embraced by Arusha residents, much to the disappoint-ment of players in the real estate industry.

Catherine argues that real state was the only remedy for people looking for homes, and it was prudent for them to optimally utilize the sector.

“They need to realize the importance of real estate agents in the region, finding a good place to call home will not be that difficult in our presence,” she says.

Catherine is however optimistic that it was just a matter of time before Arusha residents realize the impor-tance of real estate industry.

T he take-off of Mapinga Satellite City in Bagamoyo seems to be gaining pace in style with a number of individuals and companies lining to take up space and own their dream homes in a spectacular 800 acre planned modern city. This was said by Nilesh Ladwa, the Apex Housing

Many people not only here in Tanzania but in most of African countries think that, they don’t need a lawyer when buying or selling the property believing that they can accomplish everything on themselves, and there others who believe that they need a Lawyer but are not sure what their lawyer does in the transaction. Although using the services of an attorney can easily add several thousand shillings/ dollars to the cost of a real estate transaction, it's often money well spent. I hope to clarify this and help you make an informed decision when time comes.

Negotiations-Because real estate law-yers have sophisticated experience with many types of real estate transactions, clients often ask their attorneys to negotiate the terms and conditions of real estate deals. This involves working with other attorneys, developers, brokers andinvestors.

Contracts-This is one of the key roles, attorneys prepare deeds for conveyance transactions, leases and rental agree-ments, purchase contracts and financing agreements, only licensed lawyers can actually draft and revise the documents. And while most individuals have the ability to negotiate face-to-face with another party, the terms of the deal must be properly memorialized in a contract in order for them to be legally binding. Advocates can do that by not only negotiating on your behalf, but also making sure that the contract adheres to the state laws as well as addresses any specific issues that might affect the future use of the property.

Transaction Review -Some advo-cates are involved only in reviewing and providing advice on real estate transactions. Clients will negotiate their own deals, sign a contract and then ask the lawyer to perform the "due diligence" on the deal. This means that, the lawyer will examine legal title issues, environ-ment issues and reports and any of the contracts or other documents involved in the transaction. The good thing about lawyers is, they have training that allows

them to spot issues that their clients do not recognize. In this role, they play as guardians to make sure their clients don't fall into any unseen legal traps.

Title Assurance-One of the most comprehensive methods your lawyer can use to obtain an Assurance of Title here in Tanzania is through official search. A full and proper search should always be conducted. It provides protection against any fraud or forgery that has occurred on title and sometimes may contain a “No-tice of Deposit” which prohibit anyone with intention of buying or selling the property will not be able to do so without the notice defects being removed, and these are one of those defects which cannot be noticed until you pass through this search process..

Closing CostsBuying-Many people are concerned about their closing costs as they often hear of unwelcome surprises when they are asked to deliver funds to their lawyer’s office. Again, I hope to clarify this. Your closing costs generally consist of Value Added Tax, Registration fees, Legal Fees/Costs, Disbursements and Title Assurance. Value Added Tax is pay-able by all purchasers of homes unless they are (a) first time buyers and (b) buying the property for their own personal use. If not, VAT is payable at a rate of 18% in Tanzania. Registrations fee is 1% and stamp duty is 1%.

Legal Fees/Costs – Many lawyers will charge a fee for their services, on top of which they will charge for disbursements (these are the costs incurred in

obtaining the assurance of title such as title searches, execution searches, certificate, couriers etc.) Unfortunately Fees, Disbursements and Title as-surance costs can vary significantly, which leaves purchasers uncertain about their closing costs but this should be clear at the beginning and client must sign the contract with their attorneys to make sure that these fees are certain and known in order for both to have pure concentration on the deal.

Selling-The sale of a home is much the same except that there is no Value Added Tax to be paid and the disburse-ments are lower, but the seller has to pay the capital gain tax which for Tan-zania is 10% of the value of the property.

Adjustments-You should also be aware that there may be adjustments on closing for items such as property taxes, house maintenance fees. Bottom line is, you aren’t necessarily doing yourself any favors by choosing the lawyer with the lowest fees. A race to the bottom, when it’s a complicated transaction, when the purchaser is buying, may not be in the purchaser’s interests. Having a legal counsel makes good business sense because of the complexities that come with real estate. An experienced, competent real estate attorney can help to protect your interests and ensure that your real estate transaction adheres to the applicable rules of the country.

All of these have resulted in a demand for both commercial and residential houses hence attracting more investors in the industry. Looking at the Msasani Peninsula (Oysterbay and Masaki) we are continuing to witness fast changes in the diplomatic residential area and business areas. The same is happening in other parts of Dar es Salaam city.

What are the challenges in your work?

I have devised a smooth way of carrying out my work, however when people do not give me a true picture of what they are looking for, it poses to be quite a challenge to assist them. I like to deal with people on a one to one basis so that I may get to

know their real needs and understand what their constraints are. This job needs some psychology when dealing with people.

What is your call to other Real Estate agents?

The industry is very big and still growing; only professionals will enjoy the cake. There is no need to create unnecessary competition, instead we should join hands to set operating standards and protect professionals from non professionals. Learn the best practice from other markets and always focus on making sure one’s client is satisfied. Furthermore, one should consider changing with the market trend and invest in the profession including designing and driving sales and marketing activities that will create and build one’s business name and reputation. Use the available and immerging property advertising platforms including websites and property magazines such as this one to reach more potential clients.

What is you call to the government to support the professional growth?

The government should recognize this profession and offer the required guidance, protection and regulations to grow it. The profession has a lot of potential to contribute including job creation, huge contribution of taxes. It provides an extended arm for the government to collect property taxes. Being regulated not only will attract more serious players but also control non professional and players who are not paying their taxes and therefore dent the profession.
