PPK Architects has been serving our clients and their needs since 1951. PPK has designed completed pro-jects throughout the United States and Europe includ-ing both commercial and residential developments—large and small scale. Craig R. Pryde, AIA LEED AP and David M. Kennedy, AIA LEED AP are the current principals and have over 50 years of experience in programming, design and construction management. Both principals have a di-verse design background that benefit all of our clients and their projects. PPK has excelled in serving our clients and responding to the challenge of each project type and requirements. Their leadership skills and organization skills benefit project teams and consultants in thoroughly coordinat-ing project documents which lead to excellent bid re-sults and reduced change orders during construction. PPK has designed a variety of project types and has focused on the needs of the client rather than a par-ticular project market. This ability has contributed to better design in all of our projects. PPK and our staff have assisted our clients obtain zon-ing entitlements and planned development approvals. Craig R. Pryde, AIA, LEED AP Principal Mr. Pryde is a principal of Perkins Pryde+ Kennedy Architects and has been practicing for over 25 years. He has been a principal for over 20 years since joining Gerald Perkins in 1988. Mr. Pryde has designed and managed projects of all sizes over the years and spe-cialized in renovation and expansion projects. Mr. Pryde has excellent communication and management skills and works closely with the Owner/ Client on all projects to ensure an understanding of the project goals and objectives. Mr. Pryde has designed several project types over the years that involve new construction and the renovation and/or expansion of existing structures including histori-cal structures and single family homes. Building func-tionality and efficiency are key components to all pro-jects. Mr. Pryde is accredited as LEED Professional and has practiced sustainable design on all projects for several years. PPKS is committed to the use of sustainable materials and systems for the benefit of our clients and their clients. Mr. Pryde has many years experience in assisting cli-ents gain zoning approval and has presented several projects to public commissions and boards for approval for the benefit of our clients projects. PPKS utilizes the latest computer software and visualization tools to as-sist in this process and can produce this information in-house with PPKS staff. David M. Kennedy, AIA LEED AP Principal Mr. Kennedy has been a principal in the firm since 1992. His credentials include five years experi-ence as an Associate with Skidmore Owings & Merrill, Chicago and four years as a Design Direc-tor with Trivers Associates, St. Louis, Missouri. Mr. Kennedy received a National Honor Award from AIA for renovation of the Murray Theater at Ravinia Park in Highland Park, Illinois. Since his association with PPK he has expanded the firm’s presence in multi-family and large scale mixed use developments as well as other commercial markets including hospitality. Mr. Kennedy has worked on several in-fill mixed use projects that have involved multi– use plan-ning and urban design. Mr. Kennedy’s has a vast amount of experience in site selection, analysis and site planning . His ex-perience in Planned Unit Development and zoning entitlement process has allowed him to develop excellent methods for presenting projects for ap-proval by local governments and agencies. Harris Bank Glen Ellyn, Illinois

PROJECT DATA 4,800 sf

The two story bank building located in Glen Ellyn, offers full-service banking, located in the Downtown area. The bank site was very challenging considering the steep slope to the site and difficult geometry. The facility in-cludes on-site parking and three drive-thru/ ATM lanes. The brick and limestone building features a vaulted two story banking hall with clerestory windows.

PPK has designed several facilities for Community bank—Wheaton/ Glen Ellyn and as a result has developed a strong reputation for the local bank within the community of sound architecture and quality design—consistent with the banks financial principals. In creating a unique identity for the bank within the community, PPK has allowed Com-munity Banks facilities to become an important part of their community image and reputation. The Wheaton North Facility back facility is part of a three building campus development in northwest Wheaton that has become a local landmark. The first floor is 4,500 SF with an additional 4,000 SF of lower level support areas and three drive-through banking lanes. The bank’s stone and brick veneer and steel trellis design is consistent throughout the development, which has revi-talized the Northwest area of Wheaton, creating a strong identity within the community.

Suburban Bank & Trust Elmhurst, Illinois

This single banking facility was completely renovated (exterior and interior) utilizing contemporary materials and colors to complement the banks corporate brand. The fa-cility marks the 3rd location for SBT in this established community just west of Chicago.

The single story bank building located in Elmhurst, of-fers full-service banking, located in the Downtown area. The bank shares the site with a senior housing facility, retail space, and a restaurant. The facility includes on-site parking and three drive-thru/ ATM lanes/ The brick and limestone building features a vaulted two story banking hall with clerestory windows. The building was modified to fit in the three story mixed use facility to the East. PPK Architects was the Architect of Record on the Sen-ior Living facility. PPK Architects was challenged to design a new bank facil-ity on this County Farm Road location were a large portion of the site contained active wetlands and elevation changes on the adjoining roadways. Underground storm water detention and elevated parking areas in conjunction with a retaining wall protected the wetlands from the development area and the site design used the elevation change and landscaping to visually hide the parking area in front of the facility. The building consists of a single story 4,800 gsf first floor and 3,500 sf lower level with employee support areas and community room. The traditional interior finishes also feature a coffered ceil-ing with elegant wood detail. The building materials and design have created an enhanced image of the bank and facility within the community which has resulted in in-creased deposits.

PPK designed this 36 story condominium building to overlook the south loop of Chicago and Lake Michigan/ Grant Park. The poured in place concrete structure steps inward on the top floors to create dramatic two story units with Roof terraces and balconies and dramatic views. The base of the high rise building features ground floor retail and a six level parking garage. Located above the parking garage is a swimming pool and sun deck.

Chestnut Tower Apts. Chicago, Illinois

The 36-story residential tower features masonry details and a variegated brick pattern. Set-backs on the residen-tial tower take full advantage of the spectacular views making all of the apartment units desirable. Articulation of the base, middle and top is clearly distinguishable. The scale of the stone, brick, and glass base respects the ad-jacent low-rise and townhouse buildings. Award: 2001 Excellence in Masonry best high-rise award given by Illinois Masonry Institute

Seven Bridges Condominiums Woodridge, Illinois

The 12 story condominium building is part of the Seven Bridges Development between Route 53 and Seven Bridges Golf Course. The building has a gentle curve on the west façade for golf course views. The base of the building provides a two story parking ga-rage and above provides the residences with a private pool and terrace. The building elevations relate to the surrounding materials of adjoining developments. The base is masonry to com-pliment the three story retail property to the east. The up-per levels are a combination of glass and metal panel to reflect the green in the surrounding golf course and wooded residential neighborhoods.

Cooper Square Mixed Use Orland Park, IL

This mixed use development included retail space below some of the residential units. The solution incorporated 5 townhome buildings surrounding a central green space. The live/work units are unique in this area. The architectural design compliments the Orland Park downtown district. The building materials and massing are respective of the context which includes the Village Hall and new commercial buildings on the adjacent site to the east. The solution is pedestrian friendly and is a sustainable development since it allows owners to have the opportunity to live above their residence.

Main Street Station Roselle, IL

This redevelopment called for a new focus for downtown Roselle, Illinois. This brown field site was redeveloped with the extension of Main Street and three or four new mixed-use structures. The final plan includes a five story mixed use building, a two story retail/office building and one sin-gle story commercial building. The site design called for an active streetscape that con-nects Park Avenue on the east and Roselle Road on the west. The retail focus is clearly on Main Street with a small amount of storefront on Park Ave. and Roselle Rd. The development is a successful T.O.D. with several new streetscape additions to enhance sustainable living such as plantings, bike racks and street furniture.

PPK Architects was selected to design this mixed use re-tail/ residential project in downtown Downers Grove, IL. The site is across from the Metra Train Station. The pro-ject was the first mixed use development for Downers Grove in several years and has been the anchor develop-ment in the revitalization of the surrounding area. The project includes ground floor retail space facing the train station and a six story residential building entered on the north side of this full block redevelopment. The resi-dential units at grade have separate “townhouse” style entrances. All units have exterior balconies to view the surrounding wooded residential areas and downtown Commercial District. The retail component has experienced full occupancy and features a curved storefront behind the screen wall/arcade.

Cadence Health Medical Office Building

PPK Architects has designed a 40,000 sf Medical Office Building located in Aurora, IL. It is the first of 3 buildings to be located on a 12 acre site. The project will seek LEED Certification and will be the first LEED MOB for Cadence Health. The project includes 30,000 sf of medical tenant suites in the first phase of construction; Convenient Care, Occupational Therapy, Business Health and Cadence Physicians Group. The large atrium entrance allows natural light to penetrate the building interior and accentuate the natural wood interiors and artwork that is located throughout the project. LED lighting is used throughout the interior spaces to reduce electrical loads and power consumption for the owner. PPK Architects used computer modeling in the design process to ensure the completed project reflects the vision of the client as shown in the two images at the right.

Wheaton North Commons Medical Office Building - Wheaton, Illinois

PPK Architects designed this Medical Office Building as apart of the three building campus development in North Wheaton and contains six tenant suites. Tenant improvements include an Imaging Center with MRI and CAT Scan as well as five clinical offices. The quality of the architecture enhanced the leasing efforts of the de-veloper and has contributed to the success of the tenants by recognition of the Wheaton North Commons campus within the surrounding community. PPK created a cohesive design theme of architectural fea-tures and materials for the entire campus and this devel-opment has become a landmark location in North Whea-ton. A central landscape plaza allows for occupants to enjoy outdoor space as a site amenity. On-site storm water de-tention utilizes naturally vegetated basins to improve water quality. Parking areas are screened by landscape berms and planted materials to reduce the visual impact of pavement areas.

PPK provided feasibility studies for the development of a Medical Office building adjacent to the Edwards Hospital Campus. PPK provided programming, typical tenant layouts and building massing/ modeling in studying the development potential of this site. PPK’s use of Sketch-up provided a higher level of analysis by the client in reviewing the concept design potential and preliminary project budgeting. Four design schemes were proposed with different build-ing massing.

PPK designed this two story 30,000 SF medical office building and interior tenant improvements including the Martin Avenue Pharmacy, located on the ground floor. The building was constructed on time and under budget. This structure uses a steel frame and composite floor sys-tem. The combination of modular and square face brick enhance the façade. The building includes the following tenants with PPK de-signed spaces: ABC Pediatrics Midwest Ear, Nose & Throat Edward Health Ventures

Hawthorn Hotel & Suites Rosemount, Illinois

This 11– story hotel near O’Hare International Airport, Chi-cago, replaced an obsolete hotel that no longer met the needs of the modern business traveler. The hotel includes meeting rooms for fly-in conferences, a fitness center and spa, and a Harry Caray Restaurant.

Seven Bridges Planning/ Feasibility Study Woodridge, IL

PPK prepared this planning study to identify re-development opportunities for multi-family, hotel and mixed use projects in the Northwest quadrant of the Seven Bridges Development in Woodridge, Illinois. The design concepts proposed a new hotel, high rise resi-dential and retail/ office structures. Opportunities for affordable retail were studied and pro-posed within the development area to maintain the diver-sity of the surrounding areas and provide greater opportu-nities for this planned commercial community. The proposed plan identified key areas for open space and public amenities and focus on sustainable design ele-ments.

North American Building (36 S. State St.) Chicago, Illinois

PPK architects was commissioned to re-design the North American Building to hotel / conference center and retail use. The white terra cotta building was built 1911 and de-signed by Holabird & Roche. PPK coordinated an exterior façade inspection/ report and evaluation of the exterior windows during the concept de-sign phase. Complete upgrade of vertical circulation systems, me-chanical, electrical, plumbing life safety systems were also proposed. The 4 level basement of the building was re-designed as an underground parking garage with twin vehicle elevators to eliminate the space of a ramp and provide more usable space at the ground floor.

Village Links Clubhouse Renovation Glen Ellyn, IL

PROJECT DATA 7,400 SF Addition and Site Devel-

opment work

This project includes a substantial (7,400 SF) addition to the existing Clubhouse and includes a Bar, Restaurant and Banquet Room seating 160 people. The project also in-cluded an expanded driving range, relocation of two put-ting greens and new parking lots. PPK Architects created and enhanced outdoor dining area with landscape lighting and translucent canopy overlook-ing the 18th green. Wood trellis structures surround the Clubhouse and offer a welcoming feeling to all who arrive at the facility whether from the parking area or the golf course. The project utilized LED lighting for all interior spaces and parking lots and is controlled from a central system to re-duce power consumption without significant reduction in lumen output.

PPK Architects has completed the Concept Design phase that includes the renovation and expansion of the existing Clubhouse Facility for this 1400 unit residential commu-nity. The project consists of a complete interior renovation of all spaces and expansion studies for increased areas and programs. The exterior materials have been evaluated for replace-ment and alternatives provided to enhance and upgrade the appearance of the facility. Interior finishes and lighting are proposed to be replaced and upgraded. An elevator has been included for better accessibility to all levels and all areas of the facility will be ADA compliant.

Market Street West Clubhouse and Pool Willow Springs, IL

This mixed use development included retail space below a multi-level condominium building. The project included underground parking and a new in ground swimming pool and a Clubhouse. This is a two phase project that incorpo-rates sustainable design with a green roof over the parking deck. It is a transit oriented development, directly across from a commuter train station. The architectural design compliments the Willow Springs downtown and Master Plan. The building materials and massing respective of the context which includes the Vil-lage Hall and new mixed use buildings on the adjacent site to the east. The solution is pedestrian friendly and is a sustainable development since it allows owners to have the opportunity to use public transportation and bicycles for local trips. The Clubhouse featured a Work Out Room, Party Room and Toilet Rooms for residents.

Indoor Climbing Facility Glendale Heights, IL

PPK Architects is currently completing design of a new indoor climbing facility that features technical climbing walls up to a height of 30 ft. The Owner designs all types of climbing walls for self op-erated facilities and privately developed facilities through-out the United States. This project is a complete renovation of an existing indus-trial warehouse building into the climbing facility. The pro-ject is expected to be complete in mid 2014.

Wheaton North Commons—Retail Building Wheaton, IL

PPK Architects designed this single story retail building as a part of a 3 building 5 acre campus including a medical office building and bank facility. The building has 15 ft clear interior tenant space ceiling height. The building facade provides for 3 major tenants and up to 10 smaller tenant spaces. The campus architectural elements and materials are con-sistent in all buildings and has become a landmark in the north Wheaton area. The use of tumbled stone, cut stone and brick combined with steel trellis and landscape plaza enhance the pedestrian experience and provide for an enhanced work and shopping environment. The landscape design also utilizes green technology to improve water quality and provides for on site detention in basins planted with natural vegetation and low mainte-nance materials.

PPK Architects was selected to design this mixed use re-tail/ residential project in downtown Downers Grove, IL. The site is across from the Metra Train Station. The pro-ject was the first mixed use development for Downers Grove in several years and has been the anchor develop-ment in the revitalization of the surrounding area. The project includes ground floor retail space facing the train station and a six story residential building entered on the north side of this full block redevelopment. The resi-dential units at grade have separate “townhouse” style entrances. All units have exterior balconies to view the surrounding wooded residential areas and downtown Commercial District. The retail component has experienced full occupancy and features a curved storefront behind the screen wall/arcade.

Village Commons Glen Ellyn, IL

This project included a complete façade renovation as a means to update the building in the Chicago West Subur-ban market. Project improvements include new façade/signage, stone piers, fabric awnings, and lighting. The building owner added a new parking lot on the north side of the building and security lighting as well as other building improvements.

Private Residence Duneland Beach, Indiana

PPK Architects designed this new three story vacation home in a sloping site in northeastern Indiana. The site elevation change of about forty feet called for a creative architectural and structural solution. The garage roof is used as a screen porch, with a green roof on the top of the porch. Many sustainable design features were incorpo-rated into the home, including the use of recycled materi-als, woods, and an energy efficient HVA/C system. The upper level takes advantage of distant views of Lake Michigan to the West.
