Property: A 225-acre mixed use development known as "Posner Park", located approximately twenty five miles southeast of the Orlando CBD and within the Disney Corridor inunincorporated Polk County, FL, just southeast of the Osceola County line. The site, formerly the Kansas City Royals spring training facility, is in the southeastern quadrant of the US-27interchange with I-4 which connects to Tampa 50 miles to the southwest and has excellent visibility from both roadways. The vertically-built portion of the project contains the 580,000Sq Ft Posner Commons Power Center on 80 acres of land. Major anchor tenants include Target, J.C. Penney's, Best Buy, Dick's Sporting Goods, Ross Dress For Less, Books A Million,PetSmart and Staples. The center has been operating since 2008.
Market: The Center is located directly in the path of growth of the Orlando market area. It currently serves those living in the communities of Kissimmee, Reunion and Celebration, aswell as those living in the towns south of I-4, which are not served by any major highways. Traffic Count along I-4 and US-27 is currently 147,000. In October 2011, the LegolandAmusement Park opened in the Orlando area, with primary access utilizing the subject interchange. Per the county's economic impact analysis study, Legoland generates $435M ofadditional tourist related spending within the surrounding area.
The location is ideal for Orlando area commuters with its proximity to I-4 and access to the Orlando CBD, Disney, and nearby Kissimmee and Davenport.
