From the Position Property team, welcome to a new year, with new horizons and new opportunities. This is a time for us to reflect on the learnings and successes of the year that was, and to tackle the new challenges and opportunities that face us, head on.

In 2014, Position Property celebrated 15 years of success in real estate. From the company’s inception in 1999, it has been our vision to build an agency with a reputation for reliability and success. Work out your borrowing capacity, or enlist the services of a professional to do this for you. With interest rates at a record low, now is the time to start comparing loan rates, loan types, and policies. When investing, a range of additional options are open to you, including buying property in super, depreciation allowances, and negative gearing arrangements. Establishing your financial outlook will help you to narrow down your property search to a realistic scope.

We can recommend an adviser to give you the most up to date advice on property and tax issues, ensuring you maximize your tax benefits from your purchase.

2. WHAT’S YOUR LOCATION? Decide on what types of suburbs and locations will suit your requirements. A range of preferences might become obvious to you if you are an owner occupier.

Consider these in relation to your borrowing capacity and future requirements, but also give consideration to your possible situation should your needs change. Buying in a location that is prime for capital growth, or attracting healthy rental income ensures an exit strategy should you come to resell or lease the property.
