About usMOTSE-LMI is a firm of Architects operating in Southern Africa The firm has serviced the architectural and development needs of its clients ranging from rural communities to corporate bodies. It is involved in Community based EPWP projects through to major projects such as office buildings, prisons and hospitals.MOTSE-LMI offices are backed by a highly advance suite of Administration and CAD computer systems and a sizeable committed staff complement.MOTSE-LMI has branches in Mpumalanga, Kwa-Zulu Natal, Eastern Cape and Gauteng; and associate offices in Mozambique, Lesotho and Swaziland. Established in 1985, the firm originally consisted of two units each concentrating on different sectors of the built environment. The two units were formally registered in April 2000 as single entity.MOTSE-LMI has through the years strived to contribute towards a functionally sound built environment through innovative architecture. MOTSE-LMI specializes in architecture, space planning and project management. The practice has also developed specialist skills in facilities management and this is fully integrated within our architectural design philosophy and project implementation strategies.

FACILITIES MANAGEMENTMOTSE-LMI has since 2002 been involved in Public Partnership [PPP] projects that entailed design, construction and operation of facilities on behalf of the Departments of Correctional Services and Basic Education. This has given us the opportunity to better align our client’s accommodation expectations with our architectural design and facilities management philosophy. Following the economic downturn most institutions are looking at ways of optimizing the usage and operations of their facilities and,MOTSE-LMI is now well positioned to provide this service.

PROJECT MANAGEMENTWe offer project management services to clients who prefers us to oversee the projects in their entirety including work done by fellow architects. This guarantees time-lines are met and that the client is handed over a building that is fit for purpose. A good example of this type of project is the Baviaanspoort Youth Development Centre in Tshwane.

COMMUNITY FACILITATIONTraditionally architects are required to facilitate liaison with communities that they design buildings for. Socio-economic factors have over time necessitated increased levels ofCommunity involvement on building projects and this in turn has made it necessary for architects to become more aware of issues affecting these communities. Understanding these issues enables us to respond to the communities’ accommodation needs appropriately. We have successfully acted as community facilitators for the Independent Development Trust on their Gauteng Education Schools Building initiative.

SPACE PLANNINGOffice spaces optimization is increasingly becoming part and parcel of cost-cutting mechanisms for many institutions. We have done several space planning projects on existing inhabited office buildings for examples Eskom’s Megawatt Office Park, Eskom’s entire office accommodation in Nelspruit and the Department Of Communications’ offices in Tshwane. We are also involved in the design and construction of new office accommodation where clients prefer that we include space planning as well.

PRINCIPAL AGENCYInherent in our professional services as architects is principal agency which ensures that buildings designed are built in accordance with the relevant building regulations thus projecting our clients’ investments and well-being. This service also entails coordination of work of other professionals like quantity surveyors and engineers.

The Alternative Construction Methods (ACM) for schools was initiated by the construction of thirteen school projects in the Eastern Cape and North West Provinces. The types of alternative technology used ranged from structurally insulated panels to Light Steel Frames and through to Expended polystyrene others. The use of these alternative technologies resulted in saving as much as 45% (on average) of the cost compared to if the conventional brick and mortar technology was used.

The initial construction phase of schools consisted of construction of mainly the school buildings and toilet facilities. The phase excluded link walkways, site works and sports fields among other things. Work for the current construction phase entails storm water reticulation systems, retaining walls to prevent soil erosion and building platforms from collapsing and link walkways.

Documentation for the third and final construction phase consists of additional classrooms, science and media facilities for all the schools. This also includes completion of the water harvesting systems, sports facilities and landscaping to enhance the storm water reticulation systems.

The Existing Middleburg Hospital is a district Hospital situated in the Steve Tshwete local municipality, Nkangala district in the province of Mpumalanga. The hospital was originally built in 1938 and various sections were added to the structure after that. The hospital currently operates an approved 252 beds whilst having 223 usable beds. The Mpumalanga Department of Health intends to revitalize hospital re sourcing in the STEVE TSHWETE municipality. The current facility infrastructure is no longer fit for purpose. The new hospital facility to be built will render a 24hrs service, seven days a week.

The nearest referral facility is the Witbank Tertiary Hospital which is 30km from the current hospital. The proposed new hospital will be more or less the same distance away but its location is meant to make access easier from all parts of the STEVE TSHWETE area and beyond.

The Mpumalanga Department of Arts, Culture, Sports and Recreation requested us design mosaic artwork around the built in external furniture elements of a library building.

A group of young aspiring artists were chosen to do the mosaic artwork. In preparing them for the implementation of the project, we got them to collectively buildup Nelson Mandela’s face using mosaic images that they had drawn themselves. The images were assembled to form the Face.

The library project for the mosaic artwork is in Umjindi municipality in Barberton. A total of 7 libraries have since been built with similar artwork.

120 young artists from different communities were involved in the projects.
