I thank each of you for your time and considerations. The Bagnell Dam Realty Board voted heavily in favor of joining the Lake of the Ozarks Board of Realtors. Your next time to vote is November 6, 2018. It’s the mid-term elections that have numbed us with all the political ads. Ads cost money, but that’s important to keep the money in circulation, right? PLEASE VOTE! As citizens of this great country it’s our responsibility to cast our ballots for the candidates of our choice and vote on the issues that are important to us. Please vote and encourage your family and friends to do the same here in Missouri and around the country. The year is coming to an end for your 2018 Board of directors. I wish to thank them for their support of me as President and the entire LOBR organization. Your newly elected board will take office in January. As I’m sure you are aware of the vote to merge the two Lake

Of the Ozarks Boards of Realtors into one organization was

soundly defeated at our specially called meeting on October

The meeting was called to order by Bill Johnson at 9:01 a.m.

Members present – Bill Johnson, Barb Stockwell, Sara Gardner, Ann Davidson, Carol Browne, Nancy

Rogers, Beth Riggins, Sue Kupfer and Linda Yelton

Approved Agenda - The minutes for the September BOD meeting were approved.

MLS Recommendations:

Sheila Palotnick asked the BOD to reconsider the original Showing Time vote. The BOD

reconsidered the addition of Showing Time (cost is $0.95 per member per month) and decided

to bring it to the membership vote on Affiliate Night.

Use an “External Link” to a closed Facebook group as a substitute for the agent

Bulletin Board was approved. The frame we have been expecting will not work.

Addition of a “Customer Full w/Sold Info” display to Matrix was approved.

No policy on square footage was recommended. Encourage everyone to use ANSI

guidelines when measuring.

The addition of a policy that if the Mutual Release of Earnest Money is not signed by all

parties, the Listing Agent can take the listing back to Active, however, they must state in the “Private Remarks” that it would be a backup contract was denied.

Denying the request from Apartments.com for RETS access was approved.

Finance Committee: -

2019 Budget will be presented for approval at the October 16 general membership meeting.

The finance committee checked at several local banks to see if we can get a better rate on

our current building loan. We are waiting to hear back from Bank of Versailles on their loan

terms. Motion was proposed, seconded and approved to change our CD at Bank of Versailles to

2.85% vs. 1.25% with all other terms remaining the same.

New Business:

Encourage EVERYONE to attend the informational open forum on October 11 regarding the

possible merger.

Core Standards have been completed for 2018 with the exception of an annual AE performance

review.

The meeting was called to order by President Bill Johnson at 6:00pm. He gave

an invocation and led the pledge.

Members visited the Affiliate display tables. Dinner was served.

Presentation by Doug Mertens about Proposition D.

Affiliates spoke and drew for door prizes.

A motion was made, seconded and passed to increase quarterly mls dues in

2019 by $3.00 to cover the cost of adding Showing Time to Matrix.

A motion was made, seconded and passed to approve the 2019 Budget that was

published to the membership with the revision to include the $3.00 quarterly dues

increase approved in the prior motion.

Meeting adjourned at 7:30 pm.

State Director’s Report September Business Conference

The Board voted to contribute $20,000 to the NAR Realtor Relief Foundation. These funds will be

used to help Realtors in North Carolina and South Carolina.

They also voted to approve some minor housekeeping changes to the Bylaws. The big news to

come out of the meetings is there will be NO DUES INCREASE.

MR donated $250,000 from the Missouri REALTORS Issues Mobilization Fund to SaferMO, the

statewide coalition campaigning in favor of Proposition D, which Missouri REALTORS supports.

You also need to be aware that there are Trolls going after Realtors who post floorplans in MLS.

MR approved up to $30,000 from the Legal Action Reserve Fund as reimbursement for legal fees

incurred by 2 brokerages in Columbia fighting a copyright infringement case. A builder is claiming

that by drawing his floorplan and putting it in the MLS where it is dispersed to the public, it is a

copyright infringement, even though his actual drawings were not published, just the agent’s hand-

drawn floorplan. These agents received threatening letters from an attorney, stating they would be

sued unless they paid his client X dollars. This issue is being taken to NAR to help support the

fight and stamp this out at a national level.
