MaintenanceMaintenance defined as that function ofproduction management concerned with the

day to day problem of keeping the physicalplant in good operating condition

Maintenance management concerned withthe direction and organisation of resources in

order to control (improve) the availabilityand performance of the industrial plants tosome specified level.

    Plant Maintenance concerned with actions

taken by the plant user to maintain anexisting system and facilities or to restore it

Maintainability is concerned with thoseactions taken by a system and facilities

during development so that the system offacilities when installed and operation can bemaintained with easily.

Maintainability also means design for ease ofmaintenance. It is the characteristic of

system design which determines the ability ofsystem to be retained in or restored to aneffective operational condition. It isconcerned with the systems down time,

include aspects such as: Incor oration of fail safe features

Reliability defined as the probability of aplant to give satisfactory performance in aparticular period of time under specifiedconditions. The time between failures is

    called MTBF

Availability the percentage of time themachine will be available for operation

    Availability = Mean Time Between

    Failures(MTBF)

MTBF + Mean Time forRepairs (MTR)

    PersonnelPersonnel

Planner plan all the maintenancework, scale them with all of thepriority (must be experience with

execution methods) Executor run all the work

instruction given to them with a

specific task and time frame Engineer deal with engineering

modification to enhance theprocess or increase theequipment/system reliability.
